Current Projects

Imagine! – Smart Home Boulder, Colorado. This project includes deconstruction of a one story residence, than build a new 5,300 SF one story group home for people of all ages by implementing smart technologies for people with developmental challenges and cognitive disabilities. Pearl Parkway Centre Boulder, Colorado. This project involves the build out of a three-story mixed-use industrial service center. 16,000 SF floorplate below two stories of 39,000 SF of commercial offices. Conceptualized and designed first floor retail / restaurant suites for new leases. All sweets are maximizing natural lighting, high ceilings and efficient adjacencies to parking spaces. Professional Development Center Boulder, Colorado. This project includes a 4,500 SF renovation of storage and offices into a modular conference center. Integrating public lobby and catering facilities with flexible meeting spaces for groups from 10-200 people. Provided programming, space planning, and construction documents. Baseline Commons Lafayette, Colorado. This project involves planning and approval for an 8 acre planned unit development in Lafayette. Mack Brewery Central City, Colorado. This project involves reviewing historic photos and city records to reconstruct an 8,729 SF historic brewery, site work, and parking lot. Local materials are used to match historic vernacular. The owner’s project manager is

• Adaptive reuse of an existing 27,750 SF dormitory into an office/conference building. • Planning for future additions as the building occupancy expands. • Update for ADA accessibility, create outdoor plaza for large events and create large

• Restoration of a 6,000 SF historic milling facility. This mill was used in the ore processing sequence during the gold rush days of the 1800’s.

DESIGN TEAM QUALIFICATIONS [Firm Overview]

PEH ARCHITECTS was founded in 1985 as a sole proprietorship by Peter E. Heinz, AIA. Since co-founding his professional corporation in 1981 and creating his sole-proprietorship in 1985, Peter has been responsible for the complete coordination of his projects from programming/design to construction administration. His personal excitement in meeting the challenges presented by each new project is demonstrated in his degree of repeat and satisfied clients. In 2004 PEH ARCHITECTS grew to become a corporation.

Three main areas of interest in which PEH ARCHITECTS has continued to develop a strong expertise are those of Sustainable/Green design, institutional facility design and historic remodel/renovation. More often today’s projects are calling for alternative methods of construction as well as using sustainable building products. No project is more evident than the Crestone Retreat and Conference Center, where the use of strawbale wall construction, active and passive solar power and “green” or recycled interior finishes lead the way in sustainable design. “Green” design is making its way into our projects for the City of Boulder, which requires a certain number of “green points” or amount of recycled products used in the construction.

PEH ARCHITECTS has been commissioned for institutional facility design work such as the greenhouse complex for the University of Colorado in the research park adjacent to the Boulder campus, the Meadows Branch Library and the Reynolds Branch Library Addition for the City of Boulder, a Fellowship Hall and Classroom addition for the Arvada United Methodist Church, and additions and renovations to educational and transportation facilities for the Boulder Valley School District.

The firm’s historic renovation experience includes the

Recycled Audio Store and Art Source International store on the historic Pearl Street mall, numerous residential renovations in the Mapleton Hill Historic District, as well as the 11 structure Mountain City Historic Park, which involves restoring and renovating historic structures in Black Hawk, Colorado.

The firm organizes and conducts pre-design meetings with all the stakeholders.

This helps to insure that everyone’s expectations are identified before the project is underway and keeps misunderstandings to a minimum. Part of this process is to review and validate the building program if one exists. If there is no program, PEH ARCHITECTS will assist in creating one that fits the needs of the users and client. Historically, non-owner initiated Change Orders comprise 5% or less of the total project construction costs.

DESIGN TEAM QUALIFICATIONS [Key Personnel]

Peter E. Heinz, AIA, Principal

Peter E. Heinz, AIA, specializes in attention to detail for all phases of each project he undertakes. Because of Peter's excellent ability to convey the design process, his clients not only come away with a better understanding of the project, but are also able to make aesthetic, financial and scheduling decisions based on this knowledge.

Holding a Bachelor of Environmental Design and a Master of Architecture from the University of Colorado at Boulder, Peter has practiced in both large and small architectural firms since 1976. He has participated in a wide range of private sector projects including office buildings, historic renovation/preservation, shopping malls, churches and housing. Additionally, his participation in public sector projects includes research/computer labs, telecommunications facilities, libraries, accessibility analysis/code upgrades, feasibility studies and program plan development. Peter feels that once an architect understands a client's particular problem, the ability to communicate a solution in three dimensional form and character is an essential responsibility of the design professional. His communication skills encompass illustration, model making, photography, technical drafting/CADD and the development of proposals, project proforma, cost estimates and marketing literature.

Fritz Harris-Glade, AIA, Principal. Fritz has received his Bachelor of Environmental Studies in Architecture from the University of Detroit, Master of Architecture from the University of Colorado at Boulder and AMDP in Real Estate from Harvard University Graduate School of Design. He has started and partnered several firms in Colorado and California. He holds architectural licenses in the states of California, Colorado, Hawaii and Oregon as well as being NCARB certified. Fritz has acted as a project architect for the firm since its inception in 1985. He has exceptional experience in our larger institutional projects. He brings years of experience in schematic/programming through construction administration, contract accountability and budget/cost analysis. Christopher M. Mirto, Associate AIA, Project Manager. Chris received his Bachelor of Environmental Design from the University of Colorado at Boulder in 1999. During his time at CU, he volunteered at the campus chapter of Habitat for Humanity, and was involved in both field work and staffing the on-campus office. Chris has been employed at PEH since the summer of 1998, when he assumed the lead role in model production in the office. Since joining the team full-time, he has taken on numerous other responsibilities, including construction document drafting, shop drawing coordination and record keeping. Additionally, he has successfully managed projects through the City of Boulder’s extensive design review/entitlement process. Nathan P. Pillatzke, Associate AIA, Project Manager. Nathan Graduated with a Bachelor’s of Architecture from North Dakota State University in Fargo in 2001. While attending his last year at NDSU, Nathan worked for Bruce Hella Architectural Studio (BHAS). It was at this firm that Nathan began to further develop his architectural skills into a more efficient and professional output of schematic design though construction documents. His efficiency in standardized AutoCAD drafting and knowledge of wood-frame construction made for a successful addition to the team in the development of several construction documents. To add to his technical base of knowledge, Nathan is also very skilled in the production of visual representation. He is involved in managing a variety of residential, commercial, and institutional projects particularly at the University of Colorado at Boulder.

Brian D. Juge, Associate AIA, Project Manager. Brian received his 5 year Bachelor’s of Architecture from California Polytechnic University, Pomona in 2001. During and after his time in school, Brian has worked with various firms specializing in production and high-end custom homes and related hospitality projects such as club houses and resort spas. A majority of these project construction budgets ranged from one half million to $10 million, and were located along the Southern California coast. Since relocating to Colorado, Brian has been expanding his knowledge to include more commercial and retail design. His recent work with Colorado firms consisted of several small retail centers, an animal kennel, a boys’ camp classroom and gym, and an assisted living center. He enjoys developing a close relationship with his client and construction team throughout the design and construction process. Brian has completed all nine NCARB tests, and is pursuing licensure in both California and Colorado. Justin P. Price, LEED AP, Project Manager. Justin graduated from the University of Colorado - Boulder with his Bachelors of Environmental Design in 2002. Upon completion he furthered his studies by obtaining his Masters Degree in Architecture from the University of Colorado at Denver in 2004. Since graduating Justin has worked with a few of Colorado firms gaining experience in creating Construction Documents for Multifamily Projects in Arizona, California, and Colorado. Justin is utilizing his knowledge about green/sustainable design in many projects such as multifamily, smart home and mixed-use construction. Kate S Martin, Project Manager, Kate graduated in Environmental Design with Special Honors from the University of Colorado at Boulder. While in school, she had three final projects selected for the graduation exhibition. Prior to graduation, Kate was a buyer’s representative for Splashlight Lighting Studio, and architectural and high-end interior lighting design firm. Since joining PEH Architects in 2006, she has participated in the residential studio, focusing on aspects of light wood frame residential and commercial projects, as well as historic restorations. Kate is interested in investigating the relationship between architecture and the environment, while obtaining additional experience with the practical and technical side. As a Boulder native, Kate enjoys being able to give back to the community she was raised in through environmentally conscious design. Sara E Dixon, Draftsperson, Sara graduated in Environmental Design with Honors from the University of Colorado at Boulder. During her time in school she focused on model building, renderings and technical photography. Sara brings a depth of computer graphics and photo enhancing experience to PEH team. She is intrigued by the array of architectural diversity here in Boulder and loves to integrate intellectual, esthetical, and technical design into each residential and commercial project. She is dedicated to client service in maintaining flexibility to new solutions and changing ideas. She is involved with Boulder Green Building Guild to help promote sustainable design and building green.

DESIGN TEAM QUALIFICATIONS [Office Systems + Connectivity]

PEH ARCHITECTS’ working drawing production is fully automated by computer-aided drafting. We have eight Pentium computer-aided design (CAD) stations, which are linked through a local area network (LAN). We utilize a Hewlett Packard LaserJet 5000 printer, a Design Jet 1050C plotter, and a Hewlett Packard DeskJet 9300, allowing

us to create in-house check plots and color rendering printouts.

The firm’s CAD system utilizes AutoCAD 2004. This version of AutoCAD is fully compatible with all other versions of AutoCAD. Standard practice with our facility management clients, such as the University of Colorado and the City of Boulder, is to furnish complete CAD files of the projects, layered to their specifications or to acceptable industry standards. All consultants utilize our CAD files and furnish their portion of the projects to us accordingly.

The firm has extensive rendering and photo

editing capabilities through the use of Adobe Photoshop 7.0, Form Z, 20/20 Design, digital cameras and our HP Scanjet 5300C flatbed scanner. We frequently provide full-color renderings, typically of site plans or building elevations, to our clients during the design development process.

PEH ARCHITECTS maintains weekly scheduling meetings to review progress on

projects and update project deliverable deadlines. When a conflict in schedule arises, or an update causes a client to need a project sooner than expected, these weekly scheduling meetings allow us to reallocate our in-house resources to meet the change. The PEH studio is an open environment allowing easy communication among the staff. Impromptu meetings are not uncommon when someone has a point that they feel a group approach might be beneficial. In addition to flexible staffing, if the demands on a project exceed our staff resources, we have a group of outsource CAD draftspersons, illustrators, engineers and architects available on a short-term contract basis to supplement our capabilities.

Cost Control Methods The firm utilizes the latest versions of Microsoft Word, Excel, Quick Books and

PrimaVera Suretrak to help track the progress of projects from start to finish. A project file is kept with a record of all transmittals and faxes related to the project. This gives us a paper trail aid in resolution of any conflicts. We continue to prepare our in-house estimates utilizing the Means Construction Cost Data publications and our experience/data base regarding similar projects. Architectural Resource Consultants, Inc. is then retained to verify and authenticate our predictions and projections. Architectural Resource Consultants Inc. is an independent cost estimating and project control firm located in Boulder. Depending on the phase of the design, several other iterations are accomplished in order to insure in-budget projects.

Throughout the project, PEH ARCHITECTS is active in reviewing budgetary concerns. Initial budgets are reviewed and analyzed. Any concerns we might have about expectations will be brought forward after they are carefully researched. Throughout the project PEH ARCHITECTS keeps a close eye on cost implications of the design and any changes that might arise. All pay requests get a thorough review, as they pass through the office before they are passed along to the client.

PEH ARCHITECTS deals with many different consultants and many different projects. We continually compare and contrast the cost of service of our consultant as well as the quality of their service. In this way we are assured we are getting the best service for the price we are paying.

Quality Control Methods

We continue to modify and improve our quality control procedures to ensure the clarity and accuracy of our contract documents before they are issued for bidding and construction. Accurate documents help insure timely completion of project as well as projects that come in on budget. The completed plans and specifications must be reviewed by three separate and independent entities before PEH ARCHITECTS releases them for bid.

The sequence for the review has been developed in conjunction with the firm’s Professional Liability Insurance carrier. Essentially, the sequence is as follows: after the Project Manager completes the CDs, the Project Control Consultant and the Principal in Charge perform a plan/specification review. Concurrently, a third party architect/engineer, usually from our suite of offices, reviews the plans for errors and omissions, and completeness for bidding and construction. It is this type of checking that has resulted in a zero claim rating for PEH ARCHITECTS.

At PEH ARCHITECTS, we utilize Code Consultants International to cross check our initial assumptions with another source of information. Code Consultants, Inc. (CCI) is a nationally recognized life safety consulting firm with expertise in fire suppression design, code consultation, hazardous materials analysis, and ADA/accessibility. Professional Liability Insurance

The firm has maintained Professional Liability since its founding in 1985. There has never been a claim against the policy, which presently has a liability limit of $500,000 each claim and $1,000,000 aggregate. The carrier is Continental Casualty Co. (CNA) represented by the PUI Agency of Colorado Inc. In addition, the firm maintains general insurance coverage for the office space and unemployment insurance.
