Since 1978 Real Estate Weekly has been synonymous with outstanding coverage of the Greater Vancouver residential real estate market. Today, published with recycled newsprint from its own high-speed presses in Vancouver, Real Estate Weekly is delivered by British Columbia's largest courier force to over 450,000 homes across the Lower Mainland. A total of 11 separate editions comprise the Real Estate Weekly, each featuring homes for sale, new developments and quality editorial coverage of the housing industry and the communities. Real Estate Weekly, quite simply, lists more homes for sale from more Realtors than any other publication in British Columbia. Real Estate Weekly is the number one source for Lower Mainland residential real estate and the first choice of both homebuyers and Realtors for more than three decades.

Top Things to Consider Before Buying a Condo

BC Home Sales See Strongest January

in Five Years

Ask the Expert: Problems with

Polybutylene Piping

After years of saving, Filipino-

born Maria Reyes and her hus-

band are ready to purchase

their fi rst home. Since immigrating

to Canada four years ago, Reyes, her

husband and three young children

have lived with family members.

Her dream has always been to own

her own home but she was unsure

about all the ins and outs of the

home buying process. Recently she

attended the free Greater Vancouver

Home Builders’ Association (GVHBA)

seminar for new home buyers to get

answers to her most pressing ques-

tions.

“With my brother, we have been

able to save enough money to put

a 25 per cent down payment on a

$400,000 town home in Langley,”

says Reyes. “I want to

know exactly what all

the costs involved

are and why I need

to use a Realtor.”

For Graham

and Anna, a

young Vancouver couple in their early

thirties, they came to the seminar

in hopes of getting educated about

the process of home inspections and

off ers. The couple, who have started

to save for their fi rst home, say their

parents are helping them out with a

down payment.

“We’ve done research online and

calculated roughly what we can

aff ord,” says Graham.

More than 150 people came out to

Surrey City Hall to listen to a panel

of industry experts during the fi rst of

two free events that made up the 21st

Annual GVHBA New Home Buyers’

Seminar – the second being held

two days later at SFU’s downtown

Vancouver campus.

Prior to the two-hour

seminar, attend-

ees could ask

questions

from a number of GVHBA members

who hosted booths – everyone from

mortgage specialists to Fortis BC, to

the Canada Mortgage and Housing

Corporation CMHC (Canada’s national

housing agency which helps Canadians

fi nd aff ordable ways to own a home),

and home builders Polygon and Vesta

Properties, to name just a few.

Moderator Shayne Ramsay, CEO of

BC Housing, kept the panel of six

industry experts to their 10-minute

presentations, which was followed by

a lively Q&A.

As prospective fi rst-time home

buyers, both Viv Newman and her

25-year-old daughter Diana Newman

learned a lot from the information

covered during the seminar.

“For the past 22 years, I’ve lived

with family members. I just came

into an inheritance that will allow us

both to purchase a home,” says Viv

Newman. “I’m looking at a single fam-

ily home or duplex in South Surrey,

while Diana wants an apartment in

downtown Vancouver.”

The mother-daughter team attend-

ed because the whole idea of buying

their fi rst homes seemed daunting.

They both wanted help to demystify

the process in order to make the best

decision possible.

“There are so many fees … I mean,

I didn’t even know about the Property

Transfer Tax,” says Diana Newman,

adding the pamphlets and handouts

are very informative.

What amazed both was the impor-

tance of hiring a Realtor. “I was really

surprised to hear there is no fee [for

buyers],” says Viv.

Diana, a business degree graduate,

agreed and added: “I wasn’t going to

use a Realtor but after hearing about

how complex and ever-changing the

real estate regulations are, I am. I

also didn’t realize how complicated

the contracts can be and what to ask

for from a seller.”

“I have a lot of homework to do,”

Viv Newman quips as she leaves the

event.

In the heart Maillardville district – one of the most

historic neighbourhoods in Coquitlam -lies a new

contemporary boutique style apartment develop-

ment called Hazel. Built by a well-respected builder in

the industry, Hazel is inspired by the neighbourhood’s

French-Canadian heritage.

The building is a modern take on French architecture,

which showcases brick accents, wrought iron accents and

gabled roof lines fronting Roderick Ave., creating a look

that off ers timeless elegance.

This collection of 34 stunning one, two and three bed-

room apartment homes is the latest off ering from devel-

oper Phoenix Homes, a company that brings decades of

award-winning experience.

Hazel off ers a unique opportunity to purchase a time-

less West coast modern residence, each with its own

oversized private balcony or patio, for the busy, city

dwellers. “The patios on the fl oor level can easily accom-

modate 15 guests while entertaining,” says Kiran Rai,

Marketing Director, Platinum Project Marketing.

Hazel’s location is unrivalled in its proximity and

access to all parts of Metro Vancouver — within very easy

and close access to Lougheed and the Trans-Canada high-

ways and the Millennium SkyTrain line, as well as within

walking distance to a great mix of cafes, restaurants and

shopping.

“Hazel is very family-friendly. It is only a block away

from the elementary school and close to parks and for-

ested hiking trails,” adds Rai.

In keeping with the sophisticated heritage of the

exteriors, the modern interiors, ranging from 554 to 971

square feet, feature high-end fi nishes such as nine-foot

ceilings, 7.5” wide plank laminate fl ooring throughout the

entry, kitchen, living and dining areas and contemporary

style carpeting in all bedrooms.

The kitchens will inspire you to cook with their stain-

less steel appliances, wood grain laminate cabinetry,

quartz countertops, large porcelain high gloss backsplash

tile, a unique open shelf in accent colour, stainless steel

undermount double bowl sink as well as in-sink disposal.

Outside Hazel off ers green space, spacious decks and

patios, beautiful landscaping and a children’s play area

for you to enjoy a coff ee and meet your neighbours.

For nearly two decades, Phoenix Homes has been and

continues to be a trusted name in the industry; having

built more than 500 homes in the Lower Mainland. Based

on honesty and integrity, you can rest assured that your

home will be one you cherish for decades to come.

Whether you are a fi rst time buyer or a young family

starting out, you will be duly impressed by the rich atten-

tion to detail and the incomparable value of Hazel.

Nicely appointed new homes, with timeless beauty

and lush greenery right outside your doorstep at such

value are rare today. A one bedroom home starts at

only $220,900, while a three bedroom home starts at

$350,900. This is an opportunity you defi nitely don’t

want to miss. The Hazel presentation centre and display

home, located at #104-827 Roderick Ave., Coquitlam, is

open daily from noon to 5pm (except Fridays).
