GREEN BUILDINGS POLICY FOR REZONINGS

Adopted by City Council on July 22, 2010Amended June 25, 2014, February 7, 2017 and May 2, 2018

(Applies to rezoning applications after May 1, 2018)

All rezonings must meet the following requirements of either:

A. Near Zero Emissions Buildings, orB. Low Emissions Green Buildings.

Metro Core Jobs & Economy Land Use PlanThis plan addresses the predicted shortage of commercial employment zoned area in the Vancouver Metro Core.

One of the general conclusions of the study is that residential uses have consistently outbid commercial uses in the core commercial areas, thus increasing the land values to make commercial office development unaffordable.

Several areas throughout the City core have been identified as locations where densities could be increased to encourage commercial office development. The subject site is located in a sub-area identified as desirable to increase commercial density.

The project site is located in an area identified for increased job space.
