Most city dwellers will tell you
that they yearn for a country life-
style, but giving up the work and
conveniencesonoffer inthebigmet-
ropolitan areas is almost impossi-
ble. Marianne argues that this
switch is highly do-able.

Cape Town for example.
means that before you even
really hit traffic, you are al-
ready in the city and, it is a
lovely country drive, she
says.
Postcard-pretty moun-
tains, rolling vineyards and
clean air make it one of the
most beautiful wine valleys
intheworldandwithquality
real estate on offer, it is one
of the most sought-after ad-
dresses in the country, she
says.Thegrowth inproperty
values attests to this, says
Seeff Winelands principal,
Pierre Germishuys.
The average house price
has grown by almost 170%,
fromjustoverR1,2millionin
2004, to almost R3,3 million
today,while luxury homes
sell for well above this. Sec-
tional title sales prices have
grownby 80% from just over
R600 000 tooverR1,1million.
Buyers from across the
globe continue to flock to the
village andmore than80%of
buyers are still from outside
Franschhoek. While foreign
interest has increased in the
last year, the majority of
buyers are from the greater
Johburg area, with Durban
buyers increasingly heading here,
saysVanderMerwe.Sinceearlylast
year, about 70 properties worth
more than R200 million were sold
here, of which 26 (or 40%) were sold
by Seeff. This includes five sales
above the R5 million mark.
The most recent high-value sales
include two homes sold by Van der
Merwe at R6,3 million and R9,9 mil-
lion respectively; the latter being
one of the highest residential prices
achieved in the village in the past
few years.
Whether you choose to make it
your permanent residence, week-
end getaway or property invest-
ment destination, few locations
compare, she says. Aside from the
top class gastronomy, boutiques
and art and dcor stores, the valley
is of course home to some of the old-
est and most prestigious wine es-
tates in the country such as Haute
Cabriere, La Motte, Backsberg,
Boschendal, Graham Beck and
many more, says Van der Merwe.
While a wine farm will set you
back by several million, there is an-
other unique option of leading a
winelands lifestyle without having
to invest inawine farm.Residential
vineyard estates such as La Ferme
Chantelle for example offer stun-
ning homes set amid vineyards and
olive groves.
It is located on the northern side
of the village on the site of one of
the original farms, Bloekomhof and
comprises a 19 ha, low density de-
velopment that enjoys stunning
mountain views and close to the vil-

When you list your property
for sale, especially if theprop-
erty is your personal home, it
can be very disruptive hav-
ing buyers come through day
in and day out.
Whilst buyer viewings are
an important part of themar-
keting process, the timing of
viewings can often be an is-
sue.Havingyouragentphone
you on short notice can often
mean that you need to run
around like a crazy person
getting your home ready for
the viewing and often all for
nothing.
Unfortunately its impossi-
ble todoawaywithallof these
ad-hoc appointments, but one way to limit
them is to try and channel buyers through
yourproperty inpre-arrangedviewingwin-
dows, such as a show house.
Some sellers are against having a show
house as they believe that all the nosy neigh-
bours will attend and that serious buyers
rather make their own appointments. How-
ever, statistics show that this isnt all true.
Whenyourproperty isnewly listed, its im-
portant to realize that there is an existing
pool of potential buyers that will want to
come and view it. What better way to expose
it to these buyers than to have a show house,
at a date and time that suits you, where all
these buyers can attend together?
A well-organized show house leaves noth-
ing to chance. For example, a real estate com-
pany that makes use of its database will e-
mail a specific invitation to the show house
tomatchingbuyers.The showhouse canalso
be advertised in the print media so that buy-
ers can make a specific plan to attend.
Showboardsarealsousedbutshouldnev-
er be the sole way of marketing a property

The direct-injection engine family boasts

Citroen's charming C3 supermi-
ni gets even more spunky this
month, thanks to a package of
changes that adds mechanical
zest, visual appeal and enhanced
driving pleasure.
Mechanical zest comes about via
the introduction of a 1,2-litre three-
cylinder Puretech petrol engine,
which combines exceptional effi-
ciency with peppy performance. It
replaces the previous 1,4-litre en-
gine and at 60 kW makes six kW or
15 percentmore than the largerunit
,yet generates the same amount of
torque at lower rpm. Fuel consump-
tion levels can be as low as 4,7 F per
100 km, achieved with a CO output
of amere 109 grams/km. Emissions
are 25 percent lower than the 1,4.
The alternative to the triple is the
existing 1,6-litre VTi, rated at a use-
ful 88 kW and a user-friendly 160
Nm,whichwhen coupled to theC3s
wind-cheating 0,30 CD and light yet
strongconstructionresults in lively
performance.
For those who prefer the high-
mileage benefits of a diesel, the C3
isstillavailablewiththeHDi90AIR-
DREAMengine.This68 kW/230Nm
1,6-litre powerplant with micro-hy-
brid e-HDi technology boasts the
most efficient Stop&Start systemon
themarket.ExpectCOemissionsas
low as 98 g/km, and fuel consump-
tion in the order of 3,7 F per 100 km
in mixed driving.
As an added bonus, the Puretech
1,2 and 1,6 e-HDi, fall well under the
