manyapartment blockshave already expe-riencedproblemswithverylowwaterpres-sure and in some cases no water supply atall for several days due to load shedding.“And since it is really not practical to re-
solve these problemsbymeans of individu-al installations, we suggest that anyscheme that has experienced them, or ex-pects that they might, should immediatelycall in an expert to assess what additionalwater storage tanks and booster pumpstheir complex may need, and make provi-sion in their next budget.”

For most people, selling a property meansselling one of your biggest assets. Your choicein agent can make a difference of hundreds ofthousands of rands. Here are some pointers:
) Choose a company and agent with a trackrecord. Nothing speaks louder than facts. Askwhat their market share is, how long they’vebeen in business, and what testimonials theyhave from past clients. Ask what recent salesthey’ve done, what their average percentagedrop in price is, and what their average sellingtime is. Some evidence of their claims wouldbe a good idea.
) Ask the agent what strategies they will useto sell your home, and what options they havefor you. You should be given a choice of optionsso that you can choose what suits you and yourcircumstances. If they have no options, look forsomeone who has.
) Ask what marketing they will use to getyouthebestprice.Iftheirmarketingisthesameaseveryoneelse’sthencanyouexpecttheresultto be better? Facts show that the better the mar-keting the more you will sell for. And by theway, you will need the marketing plan in writ-ing. If it’s not in writing it probably won’t bewhat you think it is.
) Does their marketing include print adver-tising?Factsprovethatitshould.Oftenanagen-cy’s reluctance to use print is mainly to duecosts. Chat to an agency that uses print to findout why you need it.
) What is the service you will get?Tired of empty promises? Then askfor their service promise in writing.
) What is your recourse if yougive the agency your mandate andthey don’t fulfil their marketingpromise to you? Does their sole man-date agreement have a clause allow-ing you to cancel the mandate if theydon’t deliver what they promise? Ifnot, then don’t sign it. Far too oftenwe hear of sellers who sign a man-date and simply don’t get what theywere promised – and they’re oftentied into a mandate with no benefits.
) Is the company part of a nation-al or international franchise? If so, then thereis a good chance you will benefit from referralsthat the franchisereceives fromtheirotheroffi-
ces. Referrals are significantly lowerin independent (non-franchise) offi-ces.
) Lastly – do you like and trust theagent? Are they just blowing theirowntrumpetabouthowgoodtheyare– or are they sincerely listening toyou? Are they going to work with youto get you the best result? A word ofcaution: the agent that puts the high-est value on your property is usuallythe agent who can’t offer you anystrategic advantage other than over-pricing–whichwilleventuallymeanyou sell for much less than youshould.
Evaluate the agent using the facts above andselect the one who proves to you that you cantrust them. Don’t settle for less!

Alternative funding forauctionbuyersProperty auctions are becoming a popularmethod of selling and buying property inSouth Africa.
However, often the time taken by banks toapprove loans hinders time-sensitive proper-ty auction transactions, and makes it difficultfor buyers to secure the transactions. As a re-sult, more buyers are turning to alternativelenders who are able to provide flexible fi-nance solutions in just a couple of days.
It can take up to three months to arrangea deposit from traditional lenders, which is fartoo long for buyers who have to abide by theauction houses’ stringent and contractuallybinding deadlines.
This is according to Gary Palmer, CEO of
Paragon Lending Solutions.Palmer says time is of the essence for inves-
tors attending auctions, as buyers need toknow how much capital they have available,and need fast access to this capital. He saysauction houses require a deposit and commis-sion to be paid immediately, and usually theremaining balance to be secured by a bankguarantee within 30 to 40 days.
He says they have seen an increase in thenumber of potential buyers approach Para-gon for a facility secured by other propertiesin order to have the comfort of knowing thatthey have the facilities to buy at auctions.
The lengthy approval process of the banksdue to tough lending criteria jeopardises thebuying power of property buyers attending
auctions. In order for buyers to have thepeace of mind of knowing that funding isavailablewhenrequired, theyneedtoensurethey have the facilities available to move ontransactions in the quickest possible timewithout any complications. Alternate len-ders understand that property auction buy-ers need to move quickly to secure transac-tions, or they will risk losing out on valuabledeals. They are able to process applicationsquicker and provide clients that have assetsavailable with financial solutions as well asa formal bank guarantee within seven days,he says.

sold at auction. Sellers can obtain up to 80%of the net equity in the property prior to trans-fer. This works well as the sellers can haveimmediate liquidity to buy other propertiesor to invest funds into their business.”
Palmer says investors should considertheir options carefully before attending aproperty auction, and discuss their require-ments with a finance specialist to determinethe best way forward. Despite resistance fromthe banks, he says local property investorsshould not be deterred from securing financeforpropertyauctionsalesagainst theirassets,as they can continue to grow their businessand increase their buying power which willallow them to buy more properties when op-portunities arise.

thing most landlords or managingagents will do now is draw a creditreport to establish whether the pro-spective tenants have a history ofpaying their bills on time and in full,and whether they have any currentmajor debts outstanding or debtjudgments against their names.”Thus a blemished credit record

Demand forhousingcontinues togrowThe demand for residential property con-tinues to hold up well despite the currentslowrateofeconomicgrowthinSouthAfri-ca, according to the latest statistics fromBetterBond Home Loans.
These show, says CEO Shaun Rademeyer,thatthetotalnumberofhomeloanapplicationssubmitted to the banks by BetterBond was al-most3%upyear-on-yearattheendofFebruary,indicating a similar increase in the number ofoffers to purchase being made by prospectivehomebuyers.The BetterBond figures also reveal that the
averagehomepricepaid in theyear toend-Feb-ruary was R939 000, or 5,89%more than in theprevious 12 months – but that the average ap-proved bond size rose by only 5,69% over thesameperiodandthat the totalvalueof formallygranted bonds rose by only 3,2%, he says.“And this is underlined by the fact that theaverage percentage of purchase price requiredas a deposit rose from 16,96% to 17,12%.“In other words, the average buyer had tospendconsiderablymoreofhisorherownmon-ey to acquire ahome in the past year – and thatmakes the increase in demand even more sig-nificant.”Rademeyer says further analysis reveals
that this demandhas primarily beendrivenbyexisting homeowners with sufficient equity intheir current properties to fund the depositsand costs associatedwith the purchase of theirnext homes.“In the first-time buyers’ sector, our figuresshow that there has been a 6,4% decline in the
numberofapplicationssubmittedoverthepast12 months, in the face of a 4,85% increase inthe average home price to R654 000 and an in-crease in theaveragedeposit required from8%to 8,52% of purchase price.”Nevertheless, he says, first-time buyers still
managed to account for an impressive 40,2%of the 37 300 home loans formally grantedthroughBetterBondinthepast12months–and31% of the total value of loans granted.“This is surprising, in that first-time buyers
are generally younger people with lower dis-posable incomes and less latitude in their bud-gets to absorb the sort of steep food, fuel andelectricity price increases experienced in 2014while still trying to save a deposit for a house.“But it is also extremely encouraging, be-
cause healthy demand from first-time buyersiswhat creates theknock-oneffect that enablesthe real estate market to expand.“Italsounderlines theexcellent timingof the
Transfer Duty changes announced in lastmonth’s national Budget.”In terms of these changes, Rademeyer ex-
plains, there will be no transfer duty payablenowonanypre-ownedhomepricedat less thanR750 000.“The vastmajority of first-time buyers – and
many repeat buyers – will thus no longer haveto worry about paying this tax in addition tothe other cash amounts they require to pur-chase a property.“And that, combined with static interest
rates and thedrop in fuel prices since last year,should help to boost first-time buying again inthe coming 12 months.”

Thesebrands not only claim to repre-sent the latest technology, butarekeentoconvinceownersthatnothing will go wrong duringtheir life-cycles.
Enter the fourth, forgotten sonOpel. It has not had the sales suc-cesses of the other three, or enjoyedthe same public attention over thepast couple of years. The 90s weretheir glory years, which saw themproducing some solid cars, like theOpel Astra 200iE, for example.Of late things have been looking
up for Opel. Under the careful gui-dance of GeneralMotors, the brandhas seenan increase in sales aswellas the introductionof someexcitingnew models to their line up.TheOpelAdam is one of those ar-
rivals which is sure to turn heads.It is brand-new from the groundup,featuring the company’s brilliantlittle three-cylinder engine and aslick-shifting six-speed manualgearbox.I was recently privileged to sam-
pleabrightyellowAdamforaweek-end.Like them or loathe them, two-
doorcarsaresporty.ThenewAdamfeatures striking good looks for a ti-ny city runabout. It sure is appeal-ing, with the largeOpel emblempo-sitioned right in the middle of theblacked-out grille. Two circular in-dicator lights at the front sit be-neath the angled headlights and asloping roofline adds to the Adam’ssporty appeal. At the rear the sexi-ness continues. Two foglights arevisible on each side of the carwhilethe bootlid opens at a slight touchof the Opel emblem. This attentionto detail fascinated me and was thefeature I showedmost ofmy friendsas a sort of party trick. The Adamhas loads of customising optionstoo. A two- tone paint scheme,matching dashboard inserts andfunky colour coded wheels, com-plete the rather attractive hatch-back looks.Step inside and you’re greeted by
an unfamiliar interior, althoughthe quality and feel of thematerialsare certainly German. The tri-staraluminium steering wheel fitssnugly in your hands, while thefront seats are wonderfully suppor-tive.Aqualitymultimedia infotain-ment systemisoperated fromacen-tral interface touch screen.Youcan
link up your smartphone’s Blue-tooth with the Adam and enjoyhand-freecallsorstreamallyour fa-vourite songs.All creature comforts are at your
fingertips in the Adam. Audio andcruisecontrolareadjusted fromthesteeringwheel. I foundthecuphold-ers tucked away in strange, almostunreachable area.Driving the Adam was another
pleasantsurprise.Withitstiny1 000cc three-cylinder turbochargedmill, I wasn’t expecting a thrillingdrive and the specs don’t promisemuch: 85kW/170Nmmated to a six-speed manual box. When you jumpin andmove off, you really start en-joying the Adam’s trump card: itsrefined engine, without the expect-ed off-beat three cylinder feel.The power figures are not at first
impressive on paper, but when youget onto the road, you can’t help butfall in love with what technologyhas provided us in recent times.
Less than a decade ago, thesesame power figures could be foundin a 2,0l four-cylinder VW Polo orGolf. Today, thanks to the turbo-oomph and a extra cog in the gear-box, you don’t just get better per-formance but diesel-like fuel con-sumption as well.OnmytriptoRawsonville theAd-
amreturnedcloseto17km/F,whichis why downsizing in the motor in-dustry is so popular. If your road issaddled with corners, the Adam isup to the challenge too. With itssmall body and low centre of gravi-ty, the Adam is a revelation whenthe roads get twisty. I would like tothink that if you opt for the OPCstyle 17 or 18-inch wheels, grip lev-els would increase even more.Alongwiththat, theridewouldfirmup too.Rivals in this niche market in-
cludethelikesoftheAlfaRomeoMi-To,AudiA1,CitroenDS3andtheFi-at 500. If it’s the fun factor you are
after, theAdamcomesclosest to theDS3 and Fiat 500. In terms of priceandperformancehowever, theOpeltrumps the rest. TheAdamstarts atR189 900forthe1,4petrolmodel,ris-ing to R 232 900 for the top-specGlammodel. I personally think theJam (which I tested) offers the per-fect balance between sporty looksand fuel economy, though I wouldopt for any of the 17-inch wheel op-tions to complete my Adam’s strik-ing looks.Opel includes a comprehensive
five-year/120 000km warranty androadside assistance, coupledwith astandard three-year/60 000km ser-vice plan.The Adam is certainly a game-
changer for Opel. It proves thatthere are still quality cars offeringrealgoodvalueemergingfromtheirstable. Keep a look-out for evenmore exciting new models such asthe beloved Corsa and the newlyadded Mokka.

Scuderia South Africa chain, which unveilsnew premises country-wide to herald a newera for Ferrari in Africa, the California Tboasts striking standards of innovation whileretaining signature features such as the suc-cessful 2+2 concept, a refined cabin and, ofcourse, the retractable hard top (RHT), whichtransforms it from a chic coupé into a sleeklysophisticated Spider in a mere 14 seconds.The model brims with a host of new solu-

This the first timea result of this kindhas ever been achieved with a turbo engine.TheCaliforniaTdelivers true sports-car dy-
