LocationThe transformation of Millbay is a key element in Plymouth’s ambitions

The site is accessed directly off Great Western Road, which links to West

Hoe Road to the north. The principal access in and out of Plymouth is via

the A38 (Manadon junction approximately 3.5 miles to the north), which

provides dual carriageway access to Exeter to the north-east.

Plymouth Train Station is approximately 1.5 miles to the north and

provides mainline services to Exeter St David’s, Bristol Temple Meads and

London Paddington.

Exeter International Airport is approximately 49 miles to the north-east

providing scheduled and chartered fl ights to a range of national and

international destinations.

The land immediately to the north of Millbay Marina Village, known as East

Quay, represents Phase 3 of Millbay’s regeneration and has the benefi t of

outline planning permission for a major mixed use development including

residential (up to 600 units), retail, offi ce, hotel and a multi-storey car park.

All of the apartments within the recently completed Quadrant Quay have

The SiteThe planning application site area extends to approximately 2.18 acres (0.88 ha). The site forms the remaining part of Millbay Marina Village, which currently comprises a 7-storey apartment scheme known as ‘The Bridge’ and two separate blocks of mews houses overlooking the marina.

Block C comprises 44 apartments and is situated immediately to the south of The Bridge building and to the east of the mews houses and will effectively complete this quadrant of development.

Vehicular access is via Custom House Lane which runs along the northern boundary of Millbay Marina Village. This is a private road which is accessed off Great Western Road.

Planning HistoryDetailed planning permission (ref:14/01103/FUL) was granted on 30th September 2015 for the development of 142 residential apartments in three self contained blocks comprising Blocks A, B and C, with associated car parking, infrastructure, landscaping and remedial works to the existing pier structure.

All three blocks have been designed to maximise the views towards Plymouth Sound and the Millbay Marina basin

Tenure & TitleThe Site forms part of the Seller’s leasehold interest in Millbay Marina Village, which is registered under title number DN331179. The proprietor, Pinwood Homes, owns the residue of a 999 year lease from March 1988 and the land is held on trust. A copy of the Title Register and Plan is available in the Technical Pack.

Method of SaleThe vendors are seeking a forward purchase of Block C. It is available by private treaty.
