New dealership opens on Historic Route 66
Meijer Will Bring One-Stop-Shopping to Berwyn
This spring, Berwyn Kia, the first new auto dealership on Ogden Avenue in several years, will begin operations at
7050 Ogden Avenue.
“In order to enhance Berwyn’s sales-tax base, the City identified Kia as a strong company that wasn’t present in the trade area,” said Anthony Griffin, Executive Director of the BDC. “After much effort by the City, we achieved the go-ahead from Kia’s corporate office. In turn, we began working with the ownership at Willowbrook Ford-Kia to bring them into Berwyn.”
Al Meyer, President of Willowbrook Ford-Kia, said, “When Kia corporate and the BDC approached us, we realized that we were presented with a potentially good business opportunity along with forming a great relationship with a City that rolls up its sleeves to achieve progress.”
Kia purchased and remodeled the south side of the former Phelan Dodge dealership. With a newly revamped line of automobiles, such as the Kia Soul, the automaker hopes
to increase its US market share by almost 40% in the coming years. A revenue forecast shows that the dealership would be one
of the highest producers of sales tax in the City, just behind Meijer. Additionally, the business will create jobs and bring customers to Berwyn. The total project budget is estimated at $2,456,100. The City’s Ogden TIF
district will be the funding source that assists with financing the transaction, but the super majority of the project budget is coming from private investment.
When asked what the Kia news meant to Berwyn, Mayor Robert Lovero said, “By bringing a new car dealership into the City, we are able to diversify our tax base and strengthen our local economy.” Mayor Lovero added, “considering what the auto industry has gone through the last several years, obtaining a new car dealer was quite a coup and provides a tremendous boost to our historic Route 66 corridor.”
On January 25, 2011, Berwyn’s City Council unanimously approved a redevelopment agreement
with Meijer, a full service grocery chain, to anchor Cermak Plaza located at the intersection of Cermak Road and Harlem Avenue. Meijer currently has nearly 200 locations in the Midwest, and this newest site will be the closest location to downtown Chicago. Alderman Rafael Avila (7th Ward) stated, “Upon opening, Meijer will be the largest retailer in Berwyn and will create over 100 new jobs. Cermak Plaza has come

full circle in the past few years and has restored itself to an attractive shopping destination and an economic asset to the City of Berwyn. We are ecstatic about this progress.”
Meijer is a privately owned and operated regional grocery chain stationed primarily in the Midwest. Founded in 1934 as a supermarket chain, Meijer pioneered the big-box supercenter concept in 1962. Recently, the chain announced a new development concept, ChicagoLand, for

the urban marketplace. These urban infill stores will focus largely on grocery and pharmacy but will still offer general merchandise for a one-stop-shopping experience. “The Berwyn Development Corporation (BDC) was very interested in attracting this high quality retailer when we learned of their new urban prototype and directed our energy into making this transaction happen. Berwyn was a natural fit for their expansion plans,” stated Anthony Griffin, Executive Director of the BDC.
Currently, Cermak Plaza boasts retailers such as Marshalls, Office Depot, Walgreens, and its newest addition, K&G Fashion Superstore. What’s more, the shopping center has recently updated its facades and added landscaping, lighting and wind turbines to its repaved parking lot. The redevelopment of the Meijer site will bring an additional
$13 million in capital investment to Berwyn.
Mayor Robert J. Lovero stated, “The City has worked diligently to bring a major, high quality retailer to
Cermak Plaza. Through patience and perseverance, our negotiations yielded a fantastic new development that will bring new capital investment into Berwyn, a new shopping option, and new jobs. And even beyond that, we’re bringing 90,000 square feet of retail space back online to support what we expect to be the largest sales tax generator in town.”
Under the terms of the agreement, Cermak Plaza will demolish the existing building
and begin construction of a new building pad in the second quarter of 2011. Construction on
the new space is expected to commence in the third quarter of 2011 and be completed by the third quarter of 2012.

BDC members and community leaders gathered together to attend the Annual Meeting held on January 18, 2011 at Skylite West Banquets.
Retiring Board members were honored and newly elected Directors were introduced.
Retiring Directors included Ron Hurst, Hursts’ Berwyn Jewelers; Chester “Tiger” Hiller, Tiger O’stylies; and
Robert Powell, Citizens Community Bank.
BDC president Paul Zimmermann introduced newly elected Directors John Aranza, Horrorbles; Tom Benson, World’s Largest Laundromat; Esther Corpuz, MacNeal Health Network; Scott Lennon, Berwyn resident; and Doug Walega, D.R. Walega, Architect, P.C. Beverly Pastorek of Classic Touch Hair Designers was also appointed to the Board to fill the vacancy created by Ron Hurst’s retirement.
Zimmermann also presented the 2010 President’s Award to Ron Hurst of Hursts’ Berwyn Jewelers. According to Zimmermann, Ron was a tireless advocate for the BDC and the City of Berwyn who always gave thoughtful suggestions at Board meetings. His creativity and long-term vision for the City was an asset as the Board set its sights on the future.

Want to increase your word-of-mouth advertising? It starts with exceptional customer service and here’s how to master it.
Customer service is much more than what you do or say, or how you treat your customers. It also means giving your customers an opportunity to make their voice known. The following are suggestions for finding out what your customer wants and what they think about your service.
• Attend trade shows and industry events that are important to your customers. Here you will find out what your competition is doing and what kind of products customers are looking for.
• Nurture a human bond, as well as a business one, with customers and prospects. In a relaxed atmosphere, you can learn the secrets that will allow you to go above and beyond your competition. So take a customer out for lunch, have coffee or host an open house.
• Stay ahead on current trends and then respond to them. Read trade publications, be active in trade and chamber of commerce organizations like the BDC and pay attention to what customers are doing and their purchasing habits.
• Ask for customer feedback. Survey your customers to find out what they want or need. Call them on the phone or set focus groups. Ask for their suggestions.
When you are a start-up with few employees and customers, it’s easy to stay on top of customer concerns. As you grow this can get difficult as you add new employees and customers, which can create not only the potential for growth but also the potential for poor service along the way. Creating a customer service policy that can be implemented by all staff is the next important step. Below are several examples to ensure that customers receive excellent service every step of the way:
• Put your customer policy in writing. This should come from the owner and be implemented by all employees. Everyone should know the rules and all must adhere to the policy.
• Establish procedures that give employees clear instruction for maintaining superb customer service. These procedures will help you out-service your competitors by giving more to customers and anticipating problems before they arise.
• Develop a measure of excellent customer service. Don’t forget to reward employees who practice excellent customer service.
• Be sure that customer service runs throughout your company. Employees should see how good customer service relates to profits and to the future with the company.

The BDC staff has a wide variety of responsibilities, skills, and experience. Ranging from
providing resources for continuing entrepreneurial advancement to determining all the logistical elements for an award-winning community event, the Corporation’s employees carry out the organization’s vision and mission
with enthusiasm and a commitment to excellence.
Among the BDC’s core components is economic development. Many communities have different definitions on exactly what that term means, but, for Berwyn, “economic development” encompasses business attraction, business retention, and business development. The four-person division works to attract new businesses to the City, keep the businesses that call Berwyn “home,” and aid our retailers, restaurants, and companies in growing their customer base.
Most of the division’s work is geared toward attracting retailers and restaurants. Berwyn, due to its location in the Chicago metro area and its age as a built-out suburb, presents challenges for redevelopment. Its small commercial lot sizes and limited amount of land for commercial expansion
necessitate creativity from the division’s roster in determining solutions to accommodate the visions of developers and businesses eager to enter the Berwyn market.
Kurtis Pozsgay, the Corporation’s Urban Planner, is the point person for businesses seeking assistance with rehab projects through the City’s four TIF districts. Kurtis also
serves as the BDC’s in-house expert on zoning and land use.
Project Manager Evan Summers’ chief responsibility is business attraction, and his relationships with Chicagoland commercial brokers and restaurant owners are a great asset. He also manages some
capital improvement projects in the TIF districts on behalf of the City.
Tim Angell, the BDC’s Senior Project Manager, works on the amendment and creation of TIF Districts in the City. Celebrating his tenth anniversary as a member of the International Council of Shopping Centers, he organizes the Corporation’s presence at ICSC shows each winter and fall.
Heading up the division is Tony Griffin, the BDC Executive Director. Tony tackles major projects, such as the new Culver’s restaurant or Berwyn Kia (see article on page one of this edition). Tony’s experience in commercial real estate, law and development serves the Corporation well as we continue to attract redevelopment to Berwyn.
All in all, the Economic Development division is an integral part of Berwyn’s commitment to improving our city’s quality of life – attracting business that our residents want and enjoy.

And what a year it is shaping up to be, but let’s not get ahead of ourselves. I’ll cover some highlights from the end of last year
before we move into the next. So bear with me for a moment as we take a stroll through yesteryear, the year of Justin Bieber, a Republican resurgence in the House of Representatives and the beginning of the circus we call the City of Chicago mayoral election (as of this writing, Rahm’s on the ballot)…
The holidays were a busy time. And I’m not just talking about the usual holidays. I’m talking Halloween! We held the first ever Zombie Walk/Pub Crawl in Berwyn on Roosevelt Road as a benefit for the fantabulous 16th Street Theater. Over 200 zombies participated (if you can call shuffling and groaning “participating”), culminating at FitzGerald’s. With food provided by sponsors Wishbone, Di Nico’s, Bodhi Thai Bistro and Ino’s Fine Mexican Foods, it was a party to die for (yuk, yuk!). Come on out next year! A trip to Columbus, OH to collect an award for the Roosevelt Road Redevelopment Project bestowed by the International Economic Development Council as well as a booth at the ICSC show at the Hyatt showed the BDC’s proactive approach to recruiting new businesses. The Piper Award dinner honoring Michelle Bednarz had a Roaring 20s theme with a murder mystery performed for revelers to solve. The event was a big hit and there was never a more deserving winner. Throw in the Historic Route 66 Scenic Byway wayside exhibit dedication, the Business After Hours at the Liberty Cultural
Center sponsored by the Berwyn Arts Council/Detour Community Maps/American Family Insurance/Berwyn Park District, the grand re-opening of Berwyn Toys & Trains on Ogden Ave and the Grand Opening for The Skincare Company Spa Salon in the Depot District and you can see why it was a busy time of year. The Festival of Lights in the Depot District was a bit weather challenged but still well attended and enjoyable. And a good time was had by all at the BDC Holiday Party, held this year at Bodhi Thai Bistro.
Now on to 2011! After a well deserved break, the staff has hit the ground sprinting. If you haven’t yet visited Cermak Plaza with its new look and lighting (powered by those cool wind turbines!), you should. Berwyn City Council voted its approval and we are now free to announce that the anchor tenant in Cermak Plaza is Meijer, the originator of the supercenter. Progress on the development at the northeast corner of Harlem and Cermak is moving at a brisk pace. Paisans Pizzeria and Kia Motors on Ogden are scheduled to open in this first quarter. The Depot has the new Olive or Twist Restaurant receiving rave reviews with Chef Robert Nava at the helm. And last but not least, Culver’s will begin construction on its new Roosevelt Road store with an expected opening in the second quarter of 2011. Whew!

School District 100 Focuses on Positive Behavior and Student Health
All 8 of the schools in South Berwyn District 100 have been recognized by the PBIS (Positive Behavior Interventions and Supports) Network
for one of 5 levels of implementation during the 2009-2010 school year: Start-Up, Emerging, Implementing, Fully Implementing or Exemplar. To recognize this achievement, each school has received a congratulatory letter from the Illinois PBIS Network along with a window decal award to proudly display on the window in the main entrance of their buildings. The 8 schools are among only 456 schools in the state of Illinois to achieve these honors. A list of these schools can be found at www.pbisillinois.org.
Another focus of School District 100 is the Health and Wellness of our students. This has been the main mission of Heritage Principal Leslie Hodes and her leadership with the District Wellness Committee. In partnership with MacNeal Hospital, ARAMARK food services and other local agencies, our 8 schools are working with their students to make healthy choices when eating either at home or at school. Linked to this endeavor are the Parent Universities workshops, given at all of our schools. Some of the topics covered in these workshops were: “Eating and Food Concerns of the Special Needs Child,” “Healthy Eating for The Entire Family” and “Medical Emergencies: What to do in an Emergency.” Fitness classes for staff and fitness workshops for parents and students concerning adding exercise to your daily routine and healthy eating habits have been held. Our schools will keep focusing on these important topics and many more in the coming year.
Havlicek School held a Character Counts Assembly on January 21, 2011. At the assembly Havlicek acknowledged those students who displayed the trait of tolerance. Students who achieved Honor Roll status also received recognition.
The Prairie Oak School Wellness Club organized a collection drive for the Thumbuddy Special organization. The club donated $250 for the charity, which will be used to help fund assistance programs for special needs children.
The Readers Are Leaders reading incentive program continues at Jefferson School. More and more students continue to make progress toward their Accelerated Reader goal.
The Lincoln Middle School Girls Volleyball season began on January 25th with a home game against Northlake Middle School.
Lincoln Middle School will hold a Family Reading Night on February 16, 2011 and a Family Math Night on February 23, 2011. Several teachers will be present to give parents demonstrations of helpful reading and math strategies.

In 2011, NBPD introduced Berwyn Super Kids, a program in which
the park offers a class that will provide children with the recommended 60 minutes of physical activity per day, Monday thru Friday during a Power Hour of activities.
The classes offered this Winter/Spring include Hip Hop 4 Kids, Breakdancing, Kid’s Comedy Club, Little Theater, The Linus Project, Yoga for Kids & Fitness Boot Camp 4 Kids. These classes encourage children to improve their imagination, social skills, self-expression, coordination and most importantly their physical health.

The 2010 Outstanding Business Award goes to Olive or Twist
The BDC initiated a new recognition for Berwyn businesses, the Outstanding
Business Award. The winner of the inaugural award, Olive or Twist Martini Bar and Restaurant, was recognized at the Annual Meeting. The original martini bar has been open since 2004, but the restaurant, which serves lunch and dinner, recently opened this past January.
The Board of Directors invited BDC members to submit their nominations based on five criteria:
1. Business must be located in the City of Berwyn and possess a current Berwyn business license.
2. Business must present a professional and favorable image to Berwyn.
3. Quality of goods or services being delivered will be considered.
4. Exterior and interior visual appeal and maintenance will be considered.
5. Customer service, including how customers are treated and welcomed, will be considered.

A total of eleven businesses were nominated including Tele-Tron Ace Hardware, Citizens Community Bank, Czech Plaza Restaurant, FitzGerald’s Night Club, Horrorbles, Jack’s Rental Incorporated, James & Williams Jewelers, Olive or Twist, The Skincare Company Spa Salon, Skyview Family Restaurant and Tonini’s Italian Market.
• Be genuinely committed to provide more customer service than anyone else in your industry. This commitment needs to be so powerful that your customers can sense it.
• Share information with your employees. Meet with your employees regularly to talk about improving service. Get feedback as they are the ones dealing with customers most often.
As all things, good customer service is made, not born. Most companies find that employees require training to provide good customer service. Some training areas include:
• Conflict resolution
• Listening
• Empathy
• Stress management

The City of Berwyn has been selected by the National Association of Town Watch (NATW) as a National Award Winner for its outstanding participation in the 27th Annual National Night Out (NNO) crime, drug, and violence prevention program on August 3, 2010. Berwyn finished
tenth in the nation in its population category and was the top finisher for the State of Illinois. Save the date for this year’s event on August 2, 2011.
Thanks to James & Williams Jewelers’ “Watches, Wheels, and Wine” Rolex event held on September 23, generous customers and attendees donated funds to help provide a home-away-from-home for members of our Armed Forces. On January 14, James & Williams Jewelers presented the USO (United Service Organization) of Illinois a $10,000 donation that was raised at the event. Later that week, as 90 young men and women from an Army Reserve unit climbed aboard buses bound for their one-year deployment in Afghanistan, each received care packages with snacks, toiletries and long distance calling cards. In a letter of gratitude, the USO noted, “Nothing will make the separation from their families easy to tolerate, but even small reminders that people back home are thinking of them meant a lot.”
The James & Williams Family members each received a very prestigious coin from the USO of Illinois as a token of gratitude for all of their efforts, which led to their big-hearted contribution.
