Situated in an area of outstanding natural beauty, thishistoric watermill has been fabulously transformed into

a sawmill for the Berwyn Estate. “Around fifty years ago
the mill was converted into a dwelling,” says David, “but
over the years it fell into a severe state of disrepair. When
we first discovered The Mill, we realised the renovation
works would be a major undertaking, however due to The
Mill’s idyllic setting and existing character we recognised
that the property had huge potential to become
a fabulous and very unique home.”
The Berwyn Mill sits in a stunning rural location on the
outskirts of the historic village of Glyndyfrdwy, famed as
the home of Owain Glyndwr, the last native Welshman to
hold the title of Prince of Wales. The area is steeped inhistory, as is this fabulous home. “We embarked upon an
ambitious project of renovation,” says David, “but we were
mindful of the fact that we wanted to retain as much of
the original features as possible, as well as its wonderful
character and charm. We began by stripping it back until
we were left with just the four external walls, the roof and the remains of the historic Pelton water wheel. We then
set about the careful process of rebuilding, incorporating
a contemporary extension to provide the luxur y of a 21st
Century ‘inside outside’ living space.”
The centrepiece of this wonderful home is a fabulous
open-plan living and dining room. The external rear wall is
punctuated with sliding glass doors that lead out onto a
suspended balcony, overlooking a 4 metre waterfall and
the beautiful grounds beyond. “As a reflection of its
former life as a working sawmill,” says Nicola, “and to
allow the structure to blend in with its surroundings, we
have used an array of different types of wood throughout.
We have also used a significant amount of glazing to
create a feeling of light and space, as well as a sense of
synergy between the house and its environment.”
The setting of The Berwyn Mill is beyond idyllic. The
property sits in around three acres of land that
incorporates stunning landscaped gardens, woodland
walks as well as a tributary of the River Dee that runs
right through the grounds forming a series of waterfalls.“The setting of the mill is very unique,” says David. “We
have a mixture of landscaped gardens and mature
woodlands, there are also the remains of an old cottage
in the grounds which we have converted into an alfresco
dining area. On a summers evening it is a really fabulous
place to dine with family and friends.”
“There is also a woodland walk which is a favourite of
mine,” says Nicola, “and it also gives lovely elevated views
of the house and grounds.”

says David. “We have fabulous towns and villages within
easy reach, but at the same time we are able to enjoy
