GETTING INTO DEBT can be a scary thing,

but I truly believe there are good debts

and bad debts. I’ll never regret taking

on a student loan to get my university

degree, and I don’t regret my mortgage,

as I need a stable and reliable place to

raise my family. I’m sure many of you are

like me when it comes to credit cards, a

little too happy-go-lucky with the plastic

– that’s the bad debt.

That is why it’s hard to determine

if the high debt-to-disposable income

fi gure that is paraded about on a

monthly basis is a sign of impending

doom for the Canadian economy, or

prudent Canadians using credit and debt

wisely to invest in their future. Here are

10 things to take into consideration:

1. Many of these studies on debt ignore

interest rates. Canadians can take on

more debt and keep their monthly costs

the same with lower borrowing costs.

2. The net worth of Canadians

is rising much faster than their

debt liabilities.

3. The average credit score for

Canadians seeking debt fi nancing has

been trending upward for fi ve years.

4. Better technology has created a

system that can better access the credit

risk of borrowers and allowed more folks

on the margin to qualify for loans, which

increases the debt-to-income ratio.

5. Fifty-six per cent of Canadians

reduced their debt in 2015 according to

a recent study, up from 49 per cent and

51 per cent in the previous

two polls.

6. Demand for mortgage and consumer

credit has slowed over the past four

years to one-third of the level prior to

the 2008-09 global fi nancial crisis.

7. The Bank of Canada stated that the

percentage of household disposable

income allocated to required payments

on mortgage debt has been relatively

stable for seven years.

8. Mortgages with loan-to-value ratios

above 80 per cent have fallen since the

last recession, and the average fi rst-time

homebuyer is now putting down 21 per

cent on a resale home in Canada.

9. Only three per cent of the Canadian

mortgage market consists of non-prime

borrowers. The large sub-prime market

was one of the culprits behind the US

housing meltdown.

10. We weary of comparisons to

the United States — di� erent tax

implications, very di� erent country.

There are plenty of countries that have

had much higher household debt levels

than us for nearly a decade.

In a poll conducted by Fortress Real

Developments of other residential

housing developers in Canada, none

of the respondents indicated that high

household debt was a top concern

of theirs regarding the health of

the domestic real estate market.

AT UNIVERSITY, DIXIE was slow paying

her cell phone bill. While her service

was never discontinued, she did carry a

balance from month to month that she

cleared at the end of each school year.

Last year, when Dixie applied for a car

loan, she was turned down because of

her less-than-perfect repayment history.

She’s worried about the future and how

her past borrowing mistakes will haunt

her when it comes time to buy a home.

Sound familiar?

If you see yourself refl ected in Dixie’s

story, no doubt by now you know you’re

not the only person in this particular

leaky boat. Unfortunately, many people

have no experience managing credit and

make mistake after mistake:

» they make their payments late

» they go over their credit limits

or worse

» they stop making payments

completely when they feel there’s

no end to their misery.

If you’ve fallen behind and your credit

record has become tarnished, where

should you go from there?

First, you’ve got to get yourself some

credit again so that you can demonstrate

what a good job you can do managing it.

The only way to establish a credit history

is to use and repay credit. There are a

number of ways to go about rebuilding

your credit history.

Start by taking out a loan to make an

investment (another good reason to start

a retirement savings plan). Make your

monthly payments on time and build

a shiny new credit history. Since the

institution that’s giving you the loan will

also be holding the retirement savings,

the credit procedure is far less stringent

than it normally would be.

You can also ask a co-signer or

guarantor to help you get a small loan of,

say, $1,000, which you would then pay

o� over three months. It would cost you

in interest, but you would be back on

track credit-wise.

Don’t want to incur the interest costs?

Apply for a “secured” credit card. With a

secured credit card, you put up cash to

cover your balance. Lenders often want

twice the credit card limit, so if you want

a $500 credit limit, you’ll have to ante

up $1,000. Once you’ve established your

ability to manage the card — anywhere

from six months to a year — you can

ask for the security requirement to be

dropped and your deposit returned.

Thinking of hiring a credit-repair

company? Don’t bother. Credit repair

companies can’t do anything you can’t

do yourself. A credit bureau will not

remove accurate negative information

from your credit report before the legal

time period has expired, so don’t get

suckered by anyone who claims they

can mop up your credit disasters faster.

There are no “loopholes.” The only way

to fi x a poor credit rating is to be smart

about how you use credit. Learn from

your mistakes and move on.

moment just won’t do. If things don’t

have designated homes, they never get

put away properly, making them all but

impossible to fi nd the next time they’re

needed. Find the right spot for everything

that comes into your home, share the

organizational tactics with your family

and stop being a human directory for

everyone and everything in your home.

Organizing your home

Designate a basket or drawer as your

household’s “lost and found” area.

Deposit any stray items like bobby

pins, sunglasses, earrings, etc. It’ll soon

become the fi rst place family members

look for missing objects.

What did i do with that manual?

Have you added new appliances and

electronics to your home recently?

Staple the receipt and warranty to the

instruction manual and tape it to the

bottom of the item so it’s easy to fi nd

if you need to refer to it. For portable

items like cell phones and MP3 players,

store the manuals in an accordion fi le

by category.

Where’s the remote?

Use Velcro to attach the remote to the

side of the television set when not in

use and never waste time searching

for it again. Or, consider purchasing an

electronic remote fi nder that makes a

loud, distinctive sound to help you fi nd

it (this also works for keys).

Where are my keys?

Choose a “home” for your keys and get

into the habit of always keeping them

in that spot. Hang them on a designated

hook or toss them in a bowl. Leave

a copy of your keys with a trusted

neighbour.

Everything needs a home

Whenever you bring a new item

into your home, immediately fi nd a

permanent place for it to live. To help

you determine the best spot for it, ask

yourself what else is like it, and where

(and how often) will you use it. Store

similar things together, and store items

near their place of use. Items used daily

should be placed in the most accessible

areas (within arm’s reach), whereas

seldom-used items can be stored in

out-of-the-way spaces. Keep a label

maker handy to label drawers, shelves

and containers so you don’t have to rely

on your memory when you need to fi nd

something quickly.

Organizing your life

Time spent relaxing is not time wasted.

Give yourself permission to enjoy several

agenda-free days. Leave your e-mail

and cell phone behind and delight in

some of life’s simple pleasures without

interruption. This is especially crucial if

you are self-employed and your boss

is a tyrant! We can’t get very far in life on

an empty fuel tank; we have to get o�

the busy highway once in awhile

to refi ll it.

FIONA LI’S HOMEOWNERSHIP plans started earlier

than most. In fact, by the time she was a 15-year-

old attending high school at Prince of Wales in

Vancouver, she had set herself a clearly defined

goal: buy her own home as soon as she graduated

from university. She immediately got a job at Swiss

Chalet and within a couple of years, she’d saved

$14,000 toward her goal.

Like most first time buyers, Fiona always knew

that the most difficult part of buying a home would

be coming up with the down payment. So despite

the temptation to use her nest egg toward tuition

and rent, she kept her money squirreled away while

completing her degree at Simon Fraser University.

When she graduated at age 23, she immediately

began looking for a home to purchase.

“I just didn’t want to keep renting and paying

someone else’s mortgage any more — I wanted to

own some sort of property so that the money I’d

saved was working for me,” she says.

As a long time fan of the Sapperton

neighbourhood in New Westminster, Fiona soon

zeroed in on Brewery District and to her delight,

discovered that the $14,000 she’d earned as a

teenager was exactly the amount she now needed

to make a five per cent down payment on a one-

bedroom apartment with den. Today Fiona works

two jobs and is well on her way to saving the

balance of the down payment she’ll need in two

years when The Sapperton completes.

“You don’t need a million dollars to buy a home,”

she says emphatically. “Maybe people just aren’t

looking into what’s out there enough or they

IT’S BEEN THE STUFF of alarmist headlines for

months: unless you’ve got a million bucks

behind you, forget the idea of owning a home in

Vancouver. But Beau Jarvis, senior vice president

of development at Wesgroup, is among the many

industry experts who say that argument is not only

one-sided, it’s simply not true.

“What’s lost in the current conversation is a

real discussion about how we define a home,” he

says. “I believe we’re doing a disservice to the next

generation of young people and young families

when we insist on single-family homes as the

only goal in real estate ownership. Why can’t we

raise families in smaller spaces — townhomes,

condominiums, and duplexes? Check out the stats

on supply, affordability and the household income

required to buy a $384,000 condo, and it quickly

becomes obvious homeownership in Vancouver is

not the far-off dream it’s made out to be.”

David, a recent first-time homebuyer, couldn’t

agree more. “I thought about buying for a long

time because I was tired of paying someone else’s

mortgage,” he says. “We’ve had it beaten into our

heads that housing is unaffordable in Vancouver.

But I got a two-bedroom condo in Chinatown for

$390,000, and my equity in the place has already

grown enough that my down payment has more

than paid for itself.”
