All companies strive to enhance their innovation. From the view of management, collaborative workplace environment will support the work culture. The management also provides good facilities to support the innovation of staff. For example, the company has provided a new office and headquarters as itself initiated to accommodate employees and provide comfort area during working time. The company also has requested input and feedback from employees in workplace design during the planning stage. Innovation is very important for every company. They're among the companies applying a Flexi working style as an initiated of innovative changes.There are companies that have a standard design to support innovative workplace culture. They allow the sharing workbench environment and in order to encourage changes in the company. In Shell, there are three teams in the corporate real estate itself, such as strategic forces, the transaction and the project team, meanwhile Tabung Haji, there are two units in corporate real estate, i.e. marketing and rental properties.

Increase employee satisfaction

Each company has a strong increase in satisfaction among their employees. The companies are always trying to make improvements to overcome employee satisfaction.There are some facilities that are usually available around the workplace, such as public transport, gymnasium, public health ailments, shops and others. The management also provides extra necessities for improving employee satisfaction such as a games room, yoga room war room, a mother's room, a cafeteria and shop. Most companies very concern about the responses from employees. At Shell, they have a ticket system to receive any feedback or employee needs to be addressed by facility management. After completion of the project, they will run the job satisfaction of employees.

Increase productivity

The workplace is really important for optimal productivity, depending on the function. For example, oil and gas exploration industry requires more comfortable workplaces. The companies have measured that the employees' needs using survey report and business requirement in different workplace by recognizing the aim of producing. Conducive workplace is very important to increasing the employee's productivity. The main complaint is about workplace and satisfaction with the services provided by the management site that is needed, extra facilities as a parking, coffee machine and sensitivity at security access systems. The company's decision has previously been increased companies' productivity, such as construction of new office very helpful providing a new environment. Besides, the complaint also come from employee happened when the landlord tries to ask about rental, which is higher than market value. Some companies made the decision to limit the maximum and minimum rate of rental caused changing

Almost companies have introduced different types of working and meeting space for changing employee productivity. The corporate real estate is seriously maintaining their customer satisfaction and protect consumer rights. It is one of their keep performance indicator (KPI) for jobs task.

Increase flexibility

In addition to improving service quality, improve customer satisfaction and business strategy, the companies also continuously improve business flexibility and marketing to ensure continued benefit. This includes the selection of private property leasing, rental agreements, service and facilities provided. Some companies have more prefer leasing compare to owning because there are not a core business of owning real estate. The companies believe that leasing are more flexible compared with owning the properties. Usually, the culture of business is base of tenancy contracts and leasing of lands or buildings. Other companies have created a flexible working environment through sharing aworkspace and multipurpose facilities such as a meeting room can be used as a classroom for training, to saving a cost. The companies had all facilities intheir offices for practicing multiple use facilities. They were practicing an open working station and open room space.They need more flexible working environment such a flexible spaces and height adjustable workspace. There was practicing a multiple usage facility such as collaboration area and rest area can be used by other employees. For example, Shell has implemented open workplace area for their staff. Even though, the only top executive level has personal rooms as a private matter.

Reduce cost

All companies need to increase profitability in business and marketing. The main thing that is stressed by all companies is about reducing operating costs and other costs that involve the company's profit and loss. Most companies havea proper planning to minimizes operating expenses. The facilities management team will conduct routine maintenance and proper inspection, besides implementing company’s rules and regulation. Among activities done by a real estate team such as renovation (by contractor), finding new spaces and lands (outsources external parties), and make arrange the management portfolio (in-house). The companies also set up underutilized asset being sold by business unit. Some company saves real estate cost due to negotiating new lease term. In Axiata, they have minimized operating expenses by using our own system called Property Information System (PRISM). This company creates economies of scale by making furniture and workplaces as multipurpose usage. Among real estate activities being outsourced to external parties such as negotiating the existing rental, searching for new sites and

tenancy agreement stamping. They are in progress to come out with our own commercial proposal on all the existing site. Meanwhile, Shell has minimized operating expenses with prefer sustainable building such as LEED certified buildings. Shell has global contract furniture as a created economy of scale. They also conduct a routine maintenance depends on assets. Among activities were done in-house by real estate included a stakeholder management and service providers. There are several rules are being implemented in the workplace, such as clear desk policy, dynamic desk sharing, reduce waste policy and HSSE. Besides that they makes a transition between different team in real estate must be done efficiently to ensure a smooth handover and operations.
