The Property

Barton Court provides a range of self catering propertiesoverlooking a central driveway. The main residenceknown as Haywain Barn provides a 6 bedroomed barnconversion which uses solar heated hot water from a 30tube third generation collector, is double glazed andcentrally heated. Barton Courtoffers weekend, mid week and week plus bookings inthe cottages. Bookings are made directly through theBarton Court Website www.barton-court.co.uk andthrough English Country Cottages and its associates-who take a 21% commission.

Barton Court operates a private membership scheme tolocal people over the age of sixteen providing either SPAor GYM or Combined SPA and Gym Membership -membership is limited to a maximum of 120 people.Normally we run at around the 80 to 85 fully paid upmembers, 15 Gym members and around 15 occasionalmembers - currently we have 65 fully paid up members,12 Gym only members and about 25 occasionalmembers (people home from university or who workshifts etc and may only use the facilities one day a weekor one week each month, these are accommodated at£3.50 per visit). SPA membership is £25.00 per month,Gym Membership is £20.00 per month and CombinedMembership is £40.00 per month, members may bringone guest with them and a honesty box is provided onthe wall for the £3.50 we charge per guest, the guest isthe responsibility of the member whilst in the SPAbuilding, guests are not allowed to use the Gym withoutundergoing a gym induction.

The SPA offers a wide range of therapies andtreatments at prices that are affordable to local people.

Therapists are self employed and are called upon whenneeded.

Barton Court operates as three separate businesses:

Barton Court Way Limited: Limited Liability, VATRegistered. Operating the four main Self Cateringcottages. Bramble Cottage (2 bedrooms), Owl’s Hollow (1bedroom) and Meadowsweet Barn (3 Bedrooms) all havefull residential planning permission, The Studio (1bedroom) has holiday letting planning permission. Thesefour cottages are on one set of deeds; the cottages are onbusiness rates and are subject to small business raterelief, a significant reduction from the domestic council taxbill.

The CottagesThe stone built cottages are located around a centraldriveway area with allocated parking for the guests.

Each kitchen is equipped with a range of wall and basecupboards, electric cookers (except Owls’ Hollow whichhas a gas cooker), fridge/freezers, microwave ovens,dishwashers, automatic washing machines and tumbledryers (except Owls’ Hollow which has a combinedwasher/dryer). All of the bathroom suites are white.

The cottages have colour televisions, DVD players,freeview boxes, CD players and centrally heated via theirown boilers (except Owls’ Hollow which runs off the boilerin Haywain Barn).
