Location

Avenue K is located beside the famous Petronas Towers where over 10,000 people work. There is also pedestrian access via a subway from the Petronas Towers to Avenue K.

Avenue K is also directly opposite KLCC Shopping Centre with an annual footfall of c. 40 million. To put into context, Westfi eld London achieved a footfall of 22 million in year 1.

Hotels within minutes walk include the Mandarin Oriental and the future site for the Four Seasons Hotel is directly opposite Avenue K.

Avenue K is below and adjoining the 30 storey Regent Hotel, opening 2013.

The K Residences, a 42 storey luxury condominium, sits above Avenue K

Central City Station is at the basement of Avenue K.

1.1 Project Overview – Location description

Avenue K is located within Kuala Lumpur City Centre, approximately 2.0 kilometers due north-west of the Golden Triangle (GT)

* Sited at the intersection of Jalan Ampang and Jalan Mayang and diagonally opposite the Petronas Twin Towers. Jalan Ampang is the main arterial road connecting between the shopping precinct of Bukit Bintang and the business and fi nancial hub of Kuala Lumpur.

* Easy accessibility to several roads and/or highways including Mahameru Highway, Ampang-Kuala Lumpur Elevated Highway, SPRINT Highway and SMART Motorway Tunnel.

* Strategically located within the established Golden Triangle area and surrounded by other established commercial landmarks.

* Easy access to various public transportations. Underground station KLCC Light Rail Transit station is located at the Under Concourse Level and a short walking distance to Suria KLCC of approximately 300 metres. Other public transportation, such as buses and taxi are also available along Jalan Ampang.

1.2 Project Overview – Building description

* Avenue K comprises of 6 level of retail, 2 level of basement retail and 6 level of basement car park (811 parking bays) with a total net lettable area (NLA) of 421,612 sq. ft.

* K Residence is a 44 luxury storey serviced residence comprising 108 units. 80% are occupied by foreign nationals and 20% by local.

* Tower B is the Regent Residences and Regent Hotel. Works will commence by the fi rst quarter 2012 and the target for completion is by the fourth quarter of 2014. There will be 351 units between the Regent Residences and Hotel.

3. Asset Enhancement Initiative

• To refurbish / retrofi t the existing 6-storey retail podium.

• The renovation cost is estimated at RM40 million.

• The refurbishment include ground work such as changes in present lighting elements, shopfront facelift and minor M&E works.

• There will be a total renovation of the car park. A Parking Guidance System will be installed with intelligent ultrasonic sensors at every car parking space
