Q: How can I make my outdoor space feel more polished and ready for entertaining?
As homeowners begin to think of their outdoor spaces as an extension of their homes, it is important to think about how your design choices can �ow seamlessly from the indoors out. When thinking about this transition, consider several design elements to accomplish this.
Mix textures and patterns: Just as homeowners are getting more adventurous with their color choices indoors, we are also seeing mixing and matching in outdoor rooms growing in popularity. Match outdoor accessories with the style of your home’s interior for a sense of �ow between indoor and outdoor living areas. Add an all-weather rug in a coordinating color to make your space cozy and comfortable.
Light up your lawn: Lighting is a crucial element to create a sense of space, especially when transitioning from the indoors out. Highlight your hedges, trees and �owers with solar accent lights to make your outdoor space stand out at night. Or, add lanterns and string lights for

So…you’ve watched all the home improvement TV shows. You have your Pinterest boards nice and organized. Heck, you even know your color wheel! So why should you bother hiring an interior designer?
This month, a few of Atlanta’s top interior designers chime in on why hiring a designer can actually be the smarter - and
even more affordable - choice.
What is the most common myth about interior designers?
That all designers are expensive and will impose “their” style on you.
That they are only interested in spending your money or imposing their taste on you. Good designers read you, your lifestyle. A great designer will also keep you from wandering in the desert and spending money on a useless camel that won’t take you where you want to go.
That designers are an added cost above the product. That is not necessarily true. You build the cost of the designer into the budget for the whole project. They can work within your total budget.
Do you have any real stories of homeowners who skipped hiring an interior designer and later regretted it?
One homeowner’s new kitchen “beam layout” didn’t relate to the cabinets below. And the island was offset slightly from the huge focal point 6-burner stove and massive hood. Basically, they spent a lot of money and yet everything was just a little off…and therefore just a little annoying…well, really a LOT annoying!
After doing initial consultations for people who only wanted that and then intended to proceed with the do-it-yourself approach…almost all of them called me back and cried “uncle.” Sometimes it takes going through the learning curve to realize you don’t know what you don’t know.
What can a designer offer that the homeowner cannot possibly match?
Most good designers have a black belt in shopping! They also have the resources to know where to get the materials and furnishings that are not as common as the average homeowner. Once a certain “look” goes mainstream, it is usually already on its way out. This means homeowners quite often select major investments that are dated before they are installed!
Their education and experience provides them with the knowledge to best understand how a product is constructed,
which pieces should be invested in, how to purchase fabric and how lighting works in a room, as well as balance, scale and proportion. Designers allow for people to customize things that wouldn’t be readily available to the general public. They also understand how to lay out a room in a way many may not recognize without the designer’s help.
Interior design is like art. It is an emotional response. It is not necessarily good or bad but it speaks to the client’s soul. So that is what designers are in the business of helping you do - to paint a picture of yourself and live in it so that it re�ects who you are and what you want other people to know about you. It’s a lot like having a good therapist. Designers help you with the language you need to have in order to express yourself.
How has the Internet changed and/or improved the services designers can provide?
Through design websites such as AtlantaHomeImprovement.com, Houzz.com and DeringHall.com, people can sort through room designs and see all different types of design products and rooms, which help them better understand what their own personal style is. People can also sort through regions on these sites connecting them with local designers who �t their desired styles.
Are people coming “back” to using designers more these days?
There will always be people who do their own taxes and nails. But then there will always be the other type of person who sees the value of a good nail salon. The end result looks better, is faster and lasts longer than a do-it-yourself job.

make a huge impact on your yard and
can turn a Plain Jane house into the rock
star of the block. Go all out and start adding outdoor
rooms, �replaces, pools and �re pits…and pretty soon
your home feels more like a year-round vacation spot.
Planning is IndispensableRegardless of what hardscape you choose to work on -
driveways, walkways, retaining walls, fountains, pools
and patios – the �rst step is to obtain a boundary survey.
This important element reveals the location of sewers,
storm drains and property lines and is the pathway to a
building permit.
“I’m an outdoor space planner,” says Eric King of King
Landscaping. “I look at the exterior like an interior designer
looks at room planning, and even if the homeowner wants
a simple project, I still draft a comprehensive design that
�ts the client’s home and lifestyle. ”
“Even driveways and walkways need aesthetics,” says
King. “Everything in the landscape should make the
house look beautiful, especially the sidewalk leading
up to the house. The front door should be the
focal point.”
David and Tina Jacobson of Sandy Springs agree.
“The addition that has made the most difference
(to the way you see our house) is the sidewalk
leading to the front door,” says Tina.
“The front of your house usually calls for upscale
materials, but in the backyard, placement should
determine the material,” says King. “Other than a
pool, a patio is the primary hardscape in the backyard.
The closer to the house, the more often it will be
used. I advise clients to spend the most money on
walkways leading to their patios and to use mulch or
a crushed stone path in the natural areas.”
The Jacobson family followed King’s advice by
beginning with a new walkway leading to circular
paver patio in the back. “We liked it so much
we called him for Phase II, the front sidewalk
and landscaping. In Phase III he revamped the
backyard and made it seem so much bigger.”
And when it comes to driveways, King likes to
deemphasize them by mixing gray or brown

throughout the concrete. This way, it
blends better with the landscape. “Despite
upping the price from $1 to $1.50 per
square foot, natural colors are a better
choice. They look far better than gleaming
white concrete that draws the eye away
from the entry,” says King.
Landscape ImprovementsIt’s hard to look at a friend’s beautiful
stone waterfall or pond and hear its
soothing music without experiencing pangs of jealousy.
Fortunately, landscape features like these are well within the
grasp of most homeowners. Pergolas, stone planting beds,
benches and stone sculptures are all affordable if completed
in stages and add great value to a home.
While traditional designs call for stepping-stone paths,
stacked stone planter walls, and wide porches and stairs,
a contemporary home may look best paired with square
stones or pavers. Brad Renkin of Hearthstone Environments
explains: “Contemporary pools and �replaces can be
constructed using sleek materials like limestone, bluestone,
manufactured stone or concrete, while natural chipped �ag
stones or bricks may work better for traditional homes. If you
stick to the basic principles of design, you can’t go wrong.
“Regardless of style, compatible materials must be used
throughout the yard to integrate the features,” he says. “Utility
features like driveways can be dressed up using exposed
aggregate where the stones are visible in the concrete.”
When it comes to your budget, �rst review all your material
options. The least costly driveway material is concrete, which
runs $4.00 to $7.00 per square foot, followed by a stamped
pattern. Aggregate can run up to $12 per square foot, and a
stone apron can add an additional $3,000.
Family Fun“We’ve installed waterfalls, pools,
�replaces, �re pits and outdoor kitchens,”
says Renkin. “We’re also working with
CBA Sports to add tennis, basketball
and volleyball courts. I’m dying to build
a hybrid pool and patio combination
like Olympic Park. When the water
is off, it’s a patio. Turn it on and you
have an instant splash party.” (Note:
pricing of these features varies greatly,
so homeowners should get several estimates before
embarking on such a project.)
But buyer beware. Currently, Georgia does not require
swimming pool contractors to hold licenses, so homeowners
need to make sure their contractor has a certi�cate from
the Association of Pool Spa Professionals (APSP) and
have liability insurance and workman’s compensation.
“Customers should ask to see examples of a contractor’s
work and visit his projects,” says Renkin. “It’s hard to tell
from a picture if stone work is good or bad. It’s much easier
to see in person.”
Variety is the spice of life“Bricks have been around forever and are equally attractive
in traditional and contemporary homes,” says Rick Sherman
of Sherman’s Masonry whose family-operated company
has been in business for 15 years. “There is no down side
to bricks. They work well for walkways, retaining walls,
�replaces, benches, sitting areas, and �re pits.” However,
while brick accents on a driveway can add curb appeal, one
made entirely of bricks can be dif�cult to maintain.
Sherman, who works with landscape architects and
directly with homeowners, says, “Specify Type S or higher

The higher strength helps �ght off freeze-thaw issues and
will lengthen the life and enjoyment of the project.
AlternativesToday, many attractive but less expensive materials are
available that have the durability of stone but are easier
to install. “You can go for the look of cobblestones which
conjures up images of quaint small towns or choose
a much more contemporary look by using large-scale
pavers,” says Ken O’Neill of Oldcastle Architectural –
Belgard Pavers.
Interlocking pavers are made to be durable, but like
most products, are best installed by licensed contractors
who consider surface requirements, O’Neill explains.
“Avoid laying pavers over an existing concrete surface
and consider drainage and other issues that can impact
performance.” Oldcastle offers a lifetime guarantee and will
replace broken pavers, even for subsequent homeowners.
As for style, “don’t be afraid to ‘paint’ with pavers and
choose colors that make an impact but also work with
your home environment,” O’Neill says. “Light colors
open up an area, whereas darker tones make areas
appear smaller.” Multicolored pavers blend in with
their surroundings and minor stains are camou�aged
in the array of tones.
Another manmade alternative is the VERSA-LOK
retaining wall system, which is cost effective and
easy to install for do-it-yourselfers. The system
makes installation nearly foolproof because there
are no voids to fill with mortar and the plans can be
modified on site.
No matter which material you choose, making your
outdoor space more functional just makes sense with a
moderate climate like ours. By starting with small, but
impactful features and doing projects in phases, your
outdoor spaces can become the center of family life.

Thanks to higher standards and stricter building codes, many of today’s new-built
homes already feature environmentally friendly materials, appliances and operating
systems.
Unfortunately most – if not all – older homes aren’t so lucky. Rarely were features and
materials like these included in their original construction. But thanks to an increased
awareness by homeowners looking to upgrade their homes, more and more older homes
are getting a “green facelift.”
Change Is GoodThe modern homeowner considers much more than just cosmetic change when they plan their renovation.
Every aspect of the process—the actual construction, the materials used and how the end result can
continue to help the environment are taken into account. “Homeowners often start a renovation project due
to comfort issues, durability concerns, desired aesthetic/functionality changes or increased space needs,”
says Laura Capps, director of residential green building services for Southface in Atlanta. “Once they’ve
decided to make changes to the home, they begin to investigate options for making those upgrades more
energy and water ef�cient, and healthier for their family.”

Although many renovations start with projects that
improve water and energy ef�ciency, there are many other
green renovation options. “When selecting materials and
appliances, homeowners are able to specify green products
that will save them money, improve indoor air quality and
increase comfort while having less of an impact on the
environment,” Capps says. “Common examples include
low-VOC paints and sealants, recycled-content materials,
ENERGY STAR appliances, WaterSense �xtures, and high-
ef�ciency lighting. Less obvious, but often more critical,
are those improvements that cannot be seen once the
renovation is completed, such as air sealing, duct sealing,
�lter changes, improved insulation, spot and whole-house
ventilation, and corrected moisture-management issues.”
Even the job site itself can be green, says Judy Mozen, CR,
GCP, president of Homecrafted Homes Inc. in Roswell. For
example, the crew can recycle materials whenever possible
(including workers’ drink cans and bottles), reuse wood, and
give or sell materials to those who can use them in a brand
new way.
Easy Ways to Be GreenSo what are the most common ways you can evolve
your home into a green machine?
1. An easy place to start is to better insulate your home,
using spray foam or traditional insulation, Mozen says.
“It’s not just to keep utility bills down, but spray foam
can also reduce noise,” she says.
2. Along these same lines, Mozen says homeowners
are also“tightening” their homes, meaning they are
plugging air leaks by weather-stripping around doors,
foaming (with insulation) around exterior pipes coming
into the home, replacing gaskets and caulking around
exterior light �xtures, and installing gaskets around
electrical sockets. “Essentially, you are sealing it up so
you can reduce your heating and cooling costs,” she
says. “Even a circle with a 1-inch diameter can make a
big difference.”
3. Many homeowners are also opting to replace or upgrade
their heating system with high-ef�ciency equipment,
as well as adding insulation and high-performance
windows, says Randy Glazer, president of Glazer Design
& Construction in Atlanta.
4. Reducing water usage is another good starting point.
“Start simple with changing to a dual-�ush commode so
you use only the water you need,” Mozen says. Another
suggestion is upgrading the dishwasher or washing
machine with energy- and water-ef�cient models. These
cut down on both water and electricity use, resulting in
lower utility bills.
5. If you aren’t sure where to
start with your home, Capps
recommends a whole-house
assessment to identify the best
bang-for-buck green improvements
to make during the renovation.
“Those improvements typically will
include air sealing, duct sealing,
insulation, plus spot and whole-
house ventilation,” she says. “Once those core needs
have been addressed, changing light bulbs, water
�xtures and appliances to energy- and water-saving
devices and choosing ENERGY STAR appliances at time
of replacement will go a long way.”
6. When shopping for eco-friendly products, be sure to
shop around to �nd what works best for your home
and your budget. “Always replace with the most energy-
ef�cient product you can afford,” Mozen says. “Just
replace with something better than what you had
before.”

Capps says. “Real estate transactions are doing
more to disclose the energy costs associated with
homes, further informing consumers on the costs
of not being green. As awareness increases, the
market will continue to meet the demand. Atlanta
and other markets throughout the country have
shown a clear increase in sales price for green
homes with reduced listing time.”
As with any renovation project, going “green”
takes work and money, so it’s important to do
careful research so you can include those eco-
friendly aspects into your overall renovation. The
end result could leave your neighbors “green”
with envy.

traditionalThe most formal of all interior design styles, traditional spaces have separate rooms and symmetrical designs. Architectural elements include large moulding, paneling and/or wainscoting. Color palettes are full of maroons, blues, and greens, and furnishings are comfortable and inviting, yet clean and proper. Sofas and lounges have rounded arms and skirts, and tables have carved legs. Artwork �lls the walls and accessories �ll bookcases and tabletops. “The traditionalists are like Old Marietta people,” describes Cheryl Draa, a residential interior designer for people in transition. “They probably have a silhouette on their wall somewhere, and a few things lying around with their monogram on them.”
If you answered mostly Bs, your style is:
transitionalForming a steady bridge between traditional and modern styles, transitional interior design enhances the former while softening the latter. A muted palette of off-whites, grays, browns, charcoals and beiges dominate, combined with classic pieces with contemporary details to create ‘an essence of detailed delicacy,” as PIpa Bradbury of Pipa Bradbury Design describes. Unstructured-looking pieces and some metal or wrought iron are also popular among transitionalists. “They love the look of Restoration Hardware, shop online a lot and pride themselves in knowing what they like, but don’t really know how to make it all work together,” Draa notes. Interior designer Kim Majure also describes this style as “Re�ned Rustic,” noting that the trend for organic or green materials is impacting this design style.
If you answered mostly Cs, your style is:
contemporaryCharacterized by less-formal, open spaces, contemporary interiors display mostly neutral colors—except for the occasional bold accent. Furnishings and accessories are minimal, sofas have lower proportions, and the space offers clean, sleek lines. Those on the extreme end of the spectrum enjoy a cold feeling to their interiors, but most others are looking for a balance between stylish and comfortable. Lighting is concealed, creating subtle, ambient glows, with a few �xtures acting as featured elements. “Artwork is highlighted in these designs, forming the character of the interior amongst a highly sophisticated backdrop,” Bradbury says.
If you answered mostly Ds, your style is:
Southern CottageThink white-painted kitchens with weathered/distressed details, �at weave rugs, heart-pine wood and galvanized metals, and you’ve pictured this interior-design’s style. It’s popular among vacation homes and those who prefer a very livable, cozy, relaxed vibe. “Soft hues, crisp whites and faded �orals dominate the palette, while vintage furnishings and �ea market �nds add quirky style,” Majure describes. This style is also similar to French Country or Farmhouse styles, where furnishings and fabrics are traditional though a bit mismatched, with some �oral accents. “Mouldings are a must, plus walls may have beadboard or a faux �nish to make them look weathered,” says Paige Hudgins of Paige Hudgins Interior Design.

One of the most common objections we hear about hiring a designer is “I wish I could, but they are way out of my budget.”
And to that we say – you have been watching too many million-dollar real estate shows. Because great design can happen in any home, at just about any budget. Here is just one small sampling from designer Kerry Howard of KMH Interiors. They’re proof-positive that you can achieve
fabulous style on budgets of $20,000 or less.
$10,000 Design Makeover
Kerry Howard: “Last year I did a project for a client
who lives in a Buckhead condo. He called me up
and said, “Can you a do a bedroom for $10,000 and
that’s it?” I said, “Yes sir!” without hesitation. We
did custom bedding, a custom bed and custom
wall coverings from England. The inspiration for
the whole room came from those amazing wall
coverings.”
$15,000 Design Makeover
Kerry Howard: “I did a dining room in Crabapple
that was very fun, and right at $15,000. We cre-
ated custom chairs out of coffee bags. A friend of
mine in Alabama makes luggage from coffee bags
as a charity to provide work for women who are
starting over with their lives. After hearing about
her work with the coffee bags, I learned how to
get the bags to apply them to different pieces.
The chairs had linen backs that my upholsterer
removed and then added a different coffee bags
for each chair.”
$20,000 Design Makeover
Kerry Howard: “We recently did a project for a
client who lives at the Ritz Carlton residencies in
Buckhead. We did the living room, which was right
at $20,000. It was a great project because the client
is a doctor in Alabama and he wanted to stage the
property because he was going to �ip it. We did the
entire space for him and he was able to sell it the
very next week. This color scheme was fun! We
typically don’t get to use fun colors like this sort
of purple. I based my whole color scheme off of
the Kardashians. I imagined that this is where the
Kardashians would live if they came to Atlanta; I
wanted it to be Ritz Carlton chic.”

Reset irrigation timers monthly to ensure you’re delivering the right
amount of water at the right time of day. Install an automatic rain
shutoff to eliminate unnecessary irrigation. Early-morning and
early-evening watering is best and remember that Georgia state
water rules apply. Find these rules at UrbanAgCouncil.com.
Many plants wilt under the intense heat of high noon—even
when soil is moist. Under the hot sun, plants lose water through
their leaves more quickly than they can absorb it through their
roots, which is why they wilt. Check plants in early evening.
Leaves should be back to normal. If they’re still wilted, water
plants deeply.
By this point in the summer, some annuals may have become
spindly or leggy. It is a good time to pinch or trim them back by
as much as ½ their current height. They will soon begin to leaf
out, look thicker and begin to bloom again.
Fall annual �owers are on display in nurseries and garden
centers, but it’s best to wait until cooler temperatures arrive to
redo your containers and garden beds.
Late August, prune your rose bushes back by a third to force
stronger growth for your blossoms in the fall.
August is a peak season for aphids, which eat both plants and
succulents. Remove any plants that look to be infected and
always keep your eye out for them.
Mow in the evening and put less stress on your lawn and you,
as the grass is drier and the temperature is a bit cooler.
Be on the lookout for �re ant mounds. Apply �re ant killer as
soon as you spot the hill to eliminate them this winter.
If you are reseeding or sodding fescue in September,
late August is the time to apply Glyphosate to your existing
lawn. Take a soil test to your UGA Cooperative Extension
service and learn what nutrients you can add before
reseeding or sodding.
Prevent the Kudzu vine from taking over your landscape
by using a potent weed killer. Because Kudzu feeds on
leaves, you can also mow down all of the foliage to help
prevent its growth.

Inside and out - �nishes are vital to the perceived value of one’s home. Durable and
well-maintained �nishes also preserve the integrity of
the material to which they are applied. So keeping up
appearances is not just a matter of cosmetics; it is essential
to the enjoyment, preservation and value of your home.
Selecting the appropriate �nish - and carefully preparing the
surface and applying the �nish correctly - will pay dividends
in both the short and long term.
The range of possible �nishes is huge. But overall, there are
three general categories: paint, stain and hard clear �nishes.
This categorization can provide a manageable outline for
selecting the right �nish for the surface at hand. Let’s walk
through each of them.
Paint can be used on most surfaces, both interior and
exterior. Stain is preferred for pressure-treated wood or
durable siding such as cedar. Clear hard surface �nishes
are limited to application where the inherent beauty of
wood cabinetry, trim, paneling or doors needs to be revealed
without “mediation”.
But always be sure that it is quality that is “revealed.”
Recently, I was observing a renovation project in the Grant
Park area. I was struck by an elaborate built-in bookcase.
The construction was immaculate but the bookcase was
built out of inexpensive “paint-grade” �nger joined millwork.
Had it been painted, no foul. But it was �nished in clear poly
and the glaringly cheap material was what stood out, rather
than the quality of the joinery.
Whatever the nature of the �nish selected, you should
always choose quality over cost. The determining factor
should ultimately be value. A bargain �nish is no bargain
if time and money are multiplied by poor coverage or low

and correct application won’t help
some save-a-buck paints to give good
coverage - even with multiple coats!
Unless you just love to paint (or stain),
it’s smarter to select a quality brand
for years of durability.
It’s also key to follow the
paint manufacturer’s
recommendation for
surface prep, including
a good primer coat. Any
primer may be tinted to
match the �nal �nish if the
existing surface is in good
condition. Oils and resins
in knotty wood will often
reappear unless blocked by
a special “blocking primer. “
Matching the right tool to
the job can make all the difference! In
this case the best tools are brushes,
rollers, sprayers, sponges or rags.
Brushes are organized according to the
�nish they are most suited for. (This
vital information will be listed on the
cardboard wrap the brush is packaged
in.) A quality brush, with proper care,
will last for years. So don’t skimp. If
you buy “bottom line” brushes you
will spend more time picking bristles
off the wall than painting. And don’t
abuse your brush! Your brush is your
friend; a companion in your �nishing
labor. Take care of it and it will take
care of you!

Many of us would like to modify our home to make getting around our house a little easier. We all, of course, have the option to pay for the modi�cations out of our pocket, or tap into our home equity for the funds. And with the cost of nursing homes running over 100K per year, it is not uncommon for people to obtain a reverse mortgage to pay for home modi�cations. This move generally saves the family a considerable sum of money over the course of only a couple of years.
However, many of us lack the savings account, or the equity to �nance the modi�cations that we need. So today we present a few alternative funding options.
A. Medicaid waivers allow for some environmental modi�cations. There has to be a need recognized and asked for by the doctor. If you get turned down, try again.
B. More and more health organizations are recognizing the cost bene�t of home modi�cations to reduce the risk of future health issues. Check with your health organization.
C. Long term care insurance is a potential source of funds for home modi�cations.
D. If you rent, the Fair Housing Amendments Act of 1988 states that your landlord must provide reasonable accommodations. Sometimes the landlord will pay, but they are not required to if they are a small company. Many times the landlord will give you credit on your rent for modi�cations completed by a professional company that completes the modi�cation in a manner that can be used by future tenants.
E. Veterans have a couple of different grant options available to them through the VA.
F. There are government programs that will also assist in moving a family member out of a facility and back into the home. Check with your local area agency on aging.

As homeowners begin to think of their outdoor spaces as an extension of their homes, it is important to think about how your design choices can �ow seamlessly from the indoors out. When thinking about this transition, consider several design elements to accomplish this.
Mix textures and patterns: Just as homeowners are getting more adventurous with their color choices indoors, we are also seeing mixing and matching in outdoor rooms growing in popularity. Match outdoor accessories with the style of your home’s interior for a sense of �ow between indoor and outdoor living areas. Add an all-weather rug in a coordinating color to make your space cozy and comfortable.
Light up your lawn: Lighting is a crucial element to create a sense of space, especially when transitioning from the indoors out. Highlight your hedges, trees and �owers with solar accent lights to make your outdoor space stand out at night. Or, add lanterns and string lights for

Thanks to higher standards and stricter building codes, many of today’s new-built
