EARLY HISTORY Back in the late ‘80s and early ‘90s, Ash was a carpenter, contracting to various builders around

Cairns, however Ash’s real ambition was to go out on his own and build houses for clients. The first home he built was for his parents in Centenary Park and this home was displayed to the public for six weekends. “This was our starting point,” Michelle says. “We started getting a few contracts straightaway, as people admired the design, attention to detail and workmanship”. Ash’s desire to finish off a home and make it look as good as it possibly could, often meant he would ‘throw in freebies’ for our

clients. In particular, we were asked to build a home for one of our clients, however it was going to be more than their budget by approximately $5000, so our clients decided not to line the patio ceilings. We built the house but Ash couldn’t bear to leave it unfinished, so he effectively did this work for free, completing the labour and materials to line the ceilings. Ash was happy, the clients were happy and that’s the way it was. Always, Ash tried to ‘throw in’ a little freebie here and there, and this provided the opportunity to win more contracts as satisfied clients quickly spread the word that if you wanted a quality home, you could trust Ash Moseley Homes. TYPES OF PROJECTS UNDERTAKEN:

Whether the projects are custom-built homes around $450,000 or a million-dollar project, the same quality of finish is exacted in each home. Michelle remembers the very first housing award won by Ash Moseley Homes in 1994 - it was Best Renovation Project for a transformation of an old Queenslander in Herberton. The old house was vacant at the time and in dire need of new timber decks as the original ones had rotted through. Ash and Michelle, along with their two apprentices, took up residence in the home for six weeks and replaced the

old corrugated roofing iron with new Colorbond Custom Orb, replaced all the old rotted timber posts and deck with new ones and gave the entire façade a new paint finish. “The result must have so impressed the surrounding residents in the town because a snowball effect occurred, with lots of older homes in Herberton being renovated and beautified by their owners,” Michelle says. Another rewarding memory for the Ash Moseley team is building their first display home near Forest Gardens. Ash and Michelle remember many visitors arrived to view the display, saying they were inspired to alter their own homes whether it was to change the floor tile, reconfigure their kitchen or add on an outdoor area that resembled the display home.

“This sort of inspiration to others makes it all worthwhile,” Ash says. While acknowledging that winning housing awards helps cement the “successful builder” tag within the minds of prospective clients, Ash and Michelle both say that it’s enormously satisfying and the most rewarding “award” of all is to have satisfied clients who are happy with their houses. “We enjoy the aspect of meeting new clients and then typically we are liaising with them on almost a daily basis for the next year,” Michelle says. “We have formed lifetime friendships with many clients and visiting the houses that we’ve built for them and seeing how they’ve transformed them into their homes is a real revelation and what we enjoy most of all.

Satisfied clients continue to speak of their building experience to family, friends, business acquaintances, at social functions etc. This form of advertising is hard to beat.” Put simply, Ash Moseley Homes would not continue to build all of these quality homes and win housing awards without their clients. “It is our clients’ enthusiasm and desire to be involved in our building process that helps us achieve their dream homes,” she says. “There are so many decisions to be made in the quest to build a custom-

designed home and our clients really do embrace this wholeheartedly.” AWARD WINNING HOME BUILDER: As members of both the Queensland Master Builders Association and the Housing Industry Association the distinctive homes built by Ash Moseley Homes have won almost 90 building industry awards. With a track record for producing outstanding homes - not by chance - but by maintaining a focus on quality, some of the winning awards include notably a Renovation Project of the Year, Spec Home of the Year, National Project Home of the Year, National Spec Home of the Year, and a National Finalist for the Best Custom Built Home (three times). The diversity of these awards surely is an indication of the versatile nature of the projects undertaken and the success in gaining customer satisfaction. “Ash Moseley Homes is certainly a beneficiary when winning an award, however the clients themselves love to hear that they are the proud owners of an award-winning home too,” says co-director Michelle Moseley.

RECENT AWARDS WON: 2010 brought many accolades for the team at Ash Moseley Homes.

In May 2010, the team was awarded the 2010 HIA National Project Home of the Year. This award was won against every other project home in the state of Queensland and every state in Australia. In May 2011 the team was awarded the 2011 HIA National Spec Home of the Year.  Both of these national awards were a first for Ash Moseley Homes; both projects were constructed at Bluewater Harbour Estate at Trinity Park. The judges said that the Project Home winner was a four-bedroom, single-level home perfectly

situated on the waterside at Marina Quay. They said the home had a universal design, with spacious bedrooms and thoughtfully designed living areas. The home reflected good cross-flow ventilation from the large living/dining room indoors to the terrace and swimming pool outdoors. The high-quality finish of the home was described as “uncompromising” and “faultless” by the judges with great street appeal and it fits in well with the adjoining houses. The judges said the Spec Home winner was “perfect for the market it was built for, and made great use of an attractive canal frontage”. In August 2010, at the local QMBA Awards, Ash Moseley Homes was awarded the 2010 QMBA Home of the Year, Best Bathroom, Excellence in Building for Queensland’s Climate, Display Home $550,000-$750,000 and Home Renovation/Remodelling over $400,000. In October 2010, Ash Moseley Homes won the 2010 QMBA State Winner for Individual Home $1 million to $1.5 million. In October 2010, at the local HIA Awards, the team won the 2010 HIA Cairns Home of the Year, 2010 Spec Home of the Year, 2010 Renovation/Addition of the Year, Custom Built Home of the Year, Spec Home over $300,000, Custom Built Home $650,000-$800,000, Custom Built Home over $800,000, Best Use of Glass and Best Bathroom Project. In November 2010, at the Regional HIA Awards held in Townsville, Ash Moseley Homes was awarded the 2010 HIA Regional Best Bathroom Project, Best Use of Glass, Spec Home of the Year, Renovation of the Year and co-director Michelle Moseley was personally awarded the Business Partner of the Year award.

Specialising in a particular niche market, no two homes are identical. Each one is unique and reflects the customers’ own specific requirements. “We have never built the same house twice,” Ash says. “This is something we have always aspired to. We build whatever the client wants, whether that is single level, two storey, composite construction, steel post construction, timber framed, the possibilities are extensive. Clients like to feel that the home we are building for them has a point of difference; a certain uniqueness.”

Offering a full in-house design and construction service, Ash Moseley Homes undertakes the entire project from initial house design right through to the pool, fencing and landscaping and timing is managed so much better. As the co-director of Ash Moseley Homes, Ash is forthright, direct and honest. It comes down to a matter of trust, a client has to be comfortable with us as their builder and most clients come to us based on our good reputation.

“This reputation comes from word of mouth among clients for whom we have previously built. It comes from our suppliers within the building industry, it comes from our tradespeople - all of these sources are excellent advocates of how our building company is performing. Ash and Michelle Moseley suggest that their building company could be termed “old school” because they still follow the old-fashioned methods in construction, yet keep up to date with new and innovative techniques. When you’re dealing with Ash Moseley Homes, it’s the little things, the attention to detail, which are important. For example, each home has the correct proportion - aesthetics plays a major part in street appeal.

“We provide enough ceiling space under our suspended slab to enable the client to have the required depth for their choice of light fittings,” Michelle says. “We ensure that the ceiling battens are straightened prior to affixing the gyprock sheets, so the ceilings are true and straight. We provide the correct noggin spacings between timber stud wall frames, not trying to cut costs and weakening the structural integrity. We ensure any fence footings are engineered with enough concrete and

steel, ensuring the masonry block walls don’t crack. “We of course comply with Workplace, Health and Safety requirements by erecting scaffolding when it should be in position, we ensure pipes for airconditioning are built in the walls and not exposed on the external walls and condensers aren’t located up high on the walls and too visible. We make sure downpipes are located in the least visible position, we drill into all masonry block walls at 500mm intervals and timber dowel these holes prior to the application of any timber window reveals and architraves to reduce the possibility of the timber trims lifting off. We also pre-drill our timber decking boards to reduce the possibility of the timber splitting.
