Sports. L ooking out from 85 Spring Street, the hallowed grounds of the city’s favourite sporting codes are clearly seen – from

the grandstands of the MCG, where the Ashes and the Grand Final draw equally passionate crowds across cricket and AFL, to Rod Laver Arena where the world’s elite battle on centre court at the Australian Open.

For recreation at an amateur level, the Yarra River has been the city’s traditional home of rowing for generations, while ‘the Tan’ remains Melbourne’s favourite testing ground of runners around the picturesque King’s Domain and the Royal Botanic Gardens.

Designed with an emphasis on rich textures, the highest quality craftsmanship and the site’s exceptional views, Bates Smart has envisioned a timeless building that is finely tuned to contemporary life.

T he design of 85 Spring Street has been carefully considered to maximise space inside and vistas outside, including

taking full advantage of the never-to-be-built out panoramic outlooks over the gardens which border the CBD.

Bates Smart has designed a quietly confident building that will rest naturally within this prestigious Melbourne quarter. The impressive concrete form has taken its inspiration from the classic European character of Spring Street, while custom brickwork recalls the aesthetic of nearby warehouses. The textural façade references the stonework of Parliament House and the warmth of traditional Parisian limestone. At the same time, free of ornamental decoration, 85 Spring Street is unmistakably contemporary.

“As an architect, you need to feel connected and responsible. You need to feel compelled to create a beautiful new thing for the city. It’s never just another project – you’re creating the city for millions of people in the future. That’s a huge responsibility, and a huge opportunity for people who love design.”Kristen Whittle, Director, Bates Smart

B ates Smart is recognised as one of Australia’s pre-eminent architectural practices, with a history dating back to

the early days of Melbourne. The responsibility of creating a new timeless building on such a prominent site within the city has inspired Kristen Whittle and his team to maximise the inherent qualities of this position.

Rather than creating a traditional curtain wall building, 85 Spring Street features framed balconies which allow the entire façade of living rooms to be opened up, bringing the outside in. Residents will enjoy natural light, airflow and uninterrupted views as Golden Age Group has purchased the air rights above neighbouring heritage buildings.

“The interiors of 85 Spring Street are characterised by a serene atmosphere, premium materials and fine detailing through exclusively made fixtures and fittings. We wanted to create an enriching daily experience for residents in every way.”

Jeffery Copolov, Interior Design Director, Bates Smart.

W ithin each residence, the floorplans have been designed to ensure residents enjoy the full benefit of the site’s spectacular views, as

well as ensuring the spaces are flooded with natural light. At the same time, custom detailing, marble and premium finishes have all been carefully selected for functionality and aesthetics, and all at a level which reflects the grandeur of 85 Spring Street.

Across each residence, every element works in harmony, with the interior design informed by the form and materiality of the exterior architecture to create a building of seamless vision.

At the heart of each residence is the expansive open-plan kitchen, with a dining and living area extending to the balcony for an effortless indoor-outdoor lifestyle.

The cantilever design from outside the building is echoed by the kitchen island bench.85 Spring Street

“In the kitchens, we have selected Barazza for the appliances, an Italian designer range which will seamlessly integrate with our aesthetic. Like every element of the interiors, the kitchens have an enduring sophistication.” Jeffery Copolov, Interior Design Director, Bates Smart

"The chamfering on the base of the kitchen replicates the chamfering on the building frames. It’s details like these which create a seamless sense of design across the entire building.”

Jeffery Copolov, Interior Design Director, Bates Smart.

F or key surfaces in the kitchen, Nordic marble has been selected. Coming from a denser stone and harder than

Italian or Greek marble, this marble is known for its durability and beauty in equal measure.

By only sandblasting the marble slightly, this durability is ensured for even longer,

while also introducing a subtle texture to the surface. This also reduces the need to regularly polish the marble, and creates a more natural quality.

Beautiful, bold, powerful – marble also features in select kitchen splashbacks, and the sinks and benchtops of ensuites.

“The twists of the joinery door handles reflect the illusion of twisting forms on the building façade.”

Jeffery Copolov, Interior Design Director, Bates Smart.

S ophisticated, elegant and well- considered, the bathrooms reflect the peerless character and

craftsmanship of 85 Spring Street down to the smallest detail.

Designed specifically for the residences, all tapware is streamlined into sleek, geometric forms that are both beautiful

and practical. Just as elegant, the custom-made electroplated handles follow the same precise folds as the balcony detailing and the building’s signature twisting façade.

Inside the premium suites, a rainfall shower and deep bathtub provide an additional level of grandeur and serenity to the bathroom spaces.

Timeless Opulence.

For the penthouses of 85 Spring Street, renowned Melbourne interior designer David Hicks has introduced a style that is international in scope while still remaining true

to the unique standing of this address. From apartments that look over Central Park in New York to Parisian hotel suites, cues have been taken from premier homes around the

world which exude both a timeless style and a contemporary aesthetic.

“I wanted to create a truly internationally styled interior. Something that has not been seen in Australia before, and that could reflect the stature of a new home on the finest street of the world’s most liveable city.”

David Hicks, Interior Design.

F or the penthouses, David Hicks has employed Modernist design principles. This streamlined planning has created an ease of flow across

crisp, delineated spaces. A palette of refined and rich materials is the basis of a sumptuous interior scheme, with oak chevron flooring providing European grandeur while heavily grained marble adds a layer of contemporary sophistication. Bronze and polished chrome detailing, along with lacquered cabinetry and grey timber veneers, extend the building’s theme of crafted elegance.

Tones and textures are layered for a subtle, yet striking, background to showcase a collection of carefully selected furniture and artworks from around the world. With French-inspired furniture alongside Murano glass chandeliers, contemporary furniture from Italy and collectable American pieces, these magnificent interiors reflect a building of world-class vision. A place where planning, materials, lighting, furniture and design detail combine into a home of singular beauty.
