NOTES TO NEW TENANTS
In order to ensure your application is processed swiftly please read the notes below then complete the forms enclosed
within this pack.
FEES
A £100 non-refundable holding fee is required to secure the property for an initial seven days, and cover the
administration costs involved in processing your tenancy application. The security deposit and advance monies payable
are detailed overleaf. These monies must be paid in cleared funds prior to signing the tenancy agreement and moving
into the property. The following payment methods are accepted: cash, credit/debit card, banker’s draft or building society
cheque.
RENTAL PAYMENTS
Tenants are required to make rental payments by direct debit, therefore current bank account details must be supplied.
Please contact a member of the Lifespace lettings team if you are unable to provide such details in order to discuss your
application.
GUARANTOR
All tenants are required to provide details of a guarantor who will be required to indemnify the landlord for any loss,
damage costs or other expenses arising either directly or indirectly from any breach of the agreement. The guarantor
requirements and application form can be found towards the rear of this pack. An individual must satisfy the
requirements before being accepted as guarantor. Only United Kingdom residents are eligible to act as guarantor.
SECURITY DEPOSIT
A security deposit equivalent to one months rent (two months rent if no guarantor) must be paid prior to signing the
tenancy agreement. Under the Housing Act 2004 deposits taken by landlords after 06th April 2007 for Assured
Shorthold Tenancies have to be safeguarded by a tenancy deposit scheme. Lifespace use a scheme run by The Dispute
Service: the Tenancy Deposit Scheme. Further details of the scheme can be found at the rear of the pack.
UTILITIES
Tenants are responsible for all utility bills during the term of the tenancy. Tenants must advise all relevant utility providers
(gas,electric,water,council) regarding the dates of your occupation.
NB Tenants are responsible for obtaining their own electric keys/gas cards prior to move in. For your assistance contact
details for local utility companies are provided within the pack.
LOCAL HOUSING ALLOWANCE APPLICANTS
LHA applicants must fully complete the LHA application form including the landlords authorisation form.

NOTES FOR GUARANTORS
APPLICATION/FINANCIAL STATUS
To be considered suitable as a guarantor you will be required to complete the attached application forms and provide
documentary evidence confirming: current address,identity and financial status as per the attached requirements list. The
Regis Group Plc reserves the right to decline a guarantor application if it considers the applicant unsuitable.
TERM
1. The guarantor signs for the full term of the tenant’s occupation of the property.
2. If the guarantor no longer wishes to stand guarantor for a tenant, they must advise this office in writing. They
will be released from their responsibilities only when the tenant either:
a) finds a suitable replacement guarantor
b) pays a further deposit equivalent to one months rent, or
c) the tenant vacates the property and the account is clear.
ARREARS
1. If the tenant falls into arrears totalling one or more months rent as detailed in the tenancy agreement written
notification will be sent to both tenant and guarantor requesting payment of the outstanding amount within
ten working days.
2. If full payment of the outstanding amount is not made within the ten working days Regis Group Plc reserve the
right to take full payment from the guarantor as agreed in the signed deed of guarantee without further notice.

IT IS HEREBY AGREED THAT:
In consideration of the Landlord agreeing at my/our request to accept........……(tenant)………… as the tenant of the

Agreement”) the Guarantor hereby agrees to fully indemnify the Landlord for any loss, damage, costs or other

continuation of the Agreement including any rental increase agreed between the Landlord and the Tenant provided the
Guarantor is notified of such increase upon the signing of any extension document or the service of any Notice pursuant

1. No leniency on the part of the Landlord or any surrender of the Agreement by the Tenant shall relieve the Guarantor
of his liability under this Guarantee.
2. This Guarantee shall continue throughout the period that the Premises is occupied by the Tenant or any licensee and
is not limited to the term specified in the Agreement.
3. This Guarantee shall not be revocable by the Guarantor nor will it be rendered unenforceable by the Guarantor’s
death or bankruptcy.
4. If the Tenant defaults during the initial Term or any extension, renewal or continuation of the Agreement or in the
event of the Tenant being declared bankrupt and the Tenant’s Trustee in Bankruptcy elects to disclaim the Agreement
then on written demand the Guarantor will indemnify the Landlord against all losses, claims, liabilities, costs and
expenses arising out of or in connection with that default or disclaimer or incurred by the Landlord in connection
with the default or disclaimer.
5. It is agreed that the Guarantor’s liability under this Clause will not be discharged or affected by any act, neglect,
leniency or giving of time by the Landlord endeavouring to obtain payment or in the enforcement of the Tenant’s
covenants. If the Tenant surrenders any part of the Property the Guarantor’s liability will continue in respect of the
part not surrendered. Any liability accumulated at the date of Surrender will continue unaffected.
6. The Guarantor accepts all the obligations and duties imposed upon him as Guarantor under this Agreement and any
renewal or extension whether fixed term or periodic of that Agreement.
7. The Guarantor agrees that his rights to a seven working day cooling off period under the Consumer Protection
(Distance Selling) Regulation 2000 will cease seven working days from the date of the Guarantee or the date the
Tenant enters into the Tenancy by signing the tenancy Agreement and paying the rent, whichever event occurs first.
