Announcing GMAR’s Placemaking Grant

It is often said that rather than selling homes or properties, Realtors® sell communities. As you are well aware, homestead buyers care deeply about safety, schools, and whether or not there is a sense of community in a neighborhood when considering where to purchase a home.

Placemaking is a relatively new term, but it reflects something that we as Realtors® are keenly aware of: revitalization projects generate interest and make those areas desirable, increasing property values. Small-scale investments can also spur even greater private investment and entrepreneurial activities, which also contribute to higher values. In a nutshell, Placemaking is an economic driver.

At GMAR, we recognize our ability to be a driving force, locally, in the revitalization of metro Detroit. So the Board of Directors is proud to announce the creation of the GMAR Placemaking Grant.

With a little funding and elbow grease, we can make a space a place.

GMAR Placemaking Grants will be awarded to communities and Realtors® who work together

to make their communities a better place to live, work, and play. Through the creation, renewal, or revitalization of a playground, downtown gathering place, dog park or others, we will begin to have an even greater impact on our regional economy.

Beginning April 1st, we will be accepting applications for two types of grants. The Small Improvement Grant ($1,000-$2,500) will be awarded to fund projects that are not necessarily large, but with a little funding and elbow grease, can make a space a place. The Shifting the Paradigm Project Grant ($2,500-$5,000) will be awarded to projects that will largely transform a neighborhood or community.

Unauthorized Entry

Unauthorized entry in a property without a licensed agent can have serious ramifications. GMAR, through its professional standards system can levy fines and assess other penalties for violations of this sort. Realcomp also has policies in place to deal with these matters. They are:

1. We receive a complaint about a lockbox violation.

2. We ask the caller to send us all of the specific information in writing including names, dates, time of incident, descriptions, license plate info, police report and anything else that could help us follow-up.

3. We then send an email like what you see below.

4. Most of the time the showing agent responds and we ask for their side of the situation.

5. If proof of the violation was provided or if the showing agent admits to giving out the code we apply the lockbox violation charge.

6. All details are logged into CRM.

7. If a fine is applied we look back in CRM to see if this person received a prior lockbox violation report.

8. Recently, we began notifying the shareholder boards of reported violations.

Below is the template Realcomp uses when notifying an agent regarding a reported violation:

This letter is to inform you that access to properties (via lockbox code, key, etc.) is made available to licensed REALTORS® to accompany their clients. Lockbox codes cannot be given to any other persons other than those expressly

approved by the seller or listing broker. This includes, but is not limited to, members of the public, unlicensed assistants and service people. The Buyer Agent is required to be physically present for all showings unless prior express written consent is given by the Listing Agent and/or Seller to the contrary.

If an agent gives away access to a property to a member of the public they will be fined as low as $1,000 and could face the possibility of expulsion from the MLS. This policy was approved by the Board of Governors to enforce the importance of brokers and agents accompanying buyers (and other members of the public) on showing appointments.

Realcomp relies on all of our subscribers to use care in keeping properties secure and not allowing unauthorized, unaccompanied access to properties listed in RCO3.

Your clients, both buyers and sellers, expect their property and its belongings protected. Entry without the proper permissions or without a licensed agent can bring on many legal issues that can cause harm to any agent giving lock box codes to any individual without the proper authorizations.

Please, if you’re a listing or buyers agent, don’t put your license in peril through this prohibited behavior.

APRIL WCR EVENTSThe Women’s Council of REALTORS® has received its final numbers for 2016 and I am happy to report it was another great year of progress and growth.

As most are aware, the chapters have been revamped to networks. The evolution of the Council’s brand standards, streamlined governance, organizational nimbleness, and added value for REALTORS® has contributed to the chartering of 4 new networks over this past year; bringing us to 260 total networks.

The Council went Global with members attending an international conference in Brazil.

I would be remiss if I did not mention a rise in RPAC investments of 10% (from $1.99 million to $2.18 million). Participation went from an already unprecedented 71% in 2016 to an even more impressive 76% in 2016 – additional proof of our members’ commitment to the real estate profession.

WCR successfully rolled out the new Member Benefit Program, giving members the opportunity to receive discounts on the worlds most recognized brands in 2 different categories: Business Services and Entertainment/Travel – brands members already know and trust.

Women and leadership was part of an important national conversation in 2016, not only with industry media but mainstream as well. Women’s Council members continue to perform and shine as leaders. Note that 65% of Council members hold leadership positions from our local community to the top levels of the National Association of REALTORS®.

Residential Real Estate Recap: Median Home Sale Prices

Still on the Rise, Up 6.2% from 2016 Home Sales Slow as Inventory Remains Tight

February Monthly Highlights:• The start of the year ushered in a wave of good news about a hot stock market, higher wages and an active

home sales environment. At the same time, housing prices have continued to rise, and the low inventory situation and affordability crunch has been particularly hard on first-time buyers struggling to get into the market. Nevertheless, buyer activity is easily outpacing seller activity in much of the country, culminating in relatively quick sales and low supply.

Unemployment has reached pre-recession levels, and Americans remain optimistic about finding quality employment. This matters because job growth and higher paychecks fuel home purchases. Unfortunately, thatwon't matter for potential buyers if price appreciation outpaces income growth and if mortgage rates continue their upward trend. Sellers are getting a generous number of offers in this market. The worry for sellers thenbecomes that there will not be a generous number of homes to choose from when they become buyers.

• All MLS sales for the month were down by 7.2% Y-O-Y, from 5,113 to 4,745. All MLS sales decreased M-O-Mfrom 5,275.

The spring selling season is upon us. Below are a couple of ideas to make the most of this busy time of the year with the goal of having each transaction move along as smoothly as possible.

Remember, GMAR and all of its resources are available for you to tap into anytime. Here a number of ideas to get your listings sold and your buyers to the closing table.

1. Look to GMAR for a new skill. Whether it be a class on MSHDA’s Down Payment Assistance Program or how to work with the ever growing category of buyers and sellers, such as seniors. GMAR offers many opportunities to grow your knowledge to help you close the next deal. Check the calendar to see what classes are coming up.

2. Look to an affiliate and vendor partner to make your next transaction a smooth ride

For your Listingi. Get your moving company involved early. Homes are

selling fast. Don’t leave this piece to the last minute.

ii. Look into a home warranty at the time of the listing. It may offer your sellers many advantages in a hot market.

iii. Get pre-title ordered right away. Why wait? Finding out that a cloud is on title a couple weeks from closing can be a deal breaker.

iv. Need to put that listing in the best light to attract top dollar? Staging the home could be the answer.

For the Buyerv. Get your buyer pre-approved as early as possible. In a hot

market the seller will want to see that the buyer is worthy of taking the house off the market.

vi. Partner with a home inspector you trust. No home is perfect. Having a home inspector that will put the home’s condition in the proper light is vitally important.
