In 1981, Stanley K. Tanger built the country’s first outlet shopping center in Burlington, North Carolina. Joined by his son, Steven B. Tanger (Tanger’s current President and CEO), the duo grew their new business to 13 outlet centers by 1992. In 1993, Tanger became the first outlet center developer to be publicly traded on the New York Stock Exchange as a Real Estate Investment Trust. In 1995, Tanger established the Best Price Promise, an outlet industry first, offering shoppers an instant cash refund for the difference in price if they find an item they purchased at Tanger advertised elsewhere for less. Initiatives like this have positioned Tanger Outlets as an industry leader in outlet shopping. Today, through strategic planning, innovative concepts and a dedicated and experienced team, Tanger continues to deliver the ultimate outlet shopping experience.

No other retail venue provides the unique combination of branded merchandise variety, consistent value and social experience that shoppers count on when they visit Tanger Outlets. Formats like off-price stores, department store clearance racks, and online shopping all fall short on at least one of these three key ingredients that make outlet shopping so appealing to the consumer.
Based on feedback from our shoppers, we have fine-tuned our format over the last five years, adding amenities like cozy gathering areas with soft seating, digital directories, and mobile device and electric car charging stations. We are designing centers with bold architectural features, enhancing our TangerClub loyalty program, and upgrading our tenant mix with the brands that shoppers demand. We have always believed that providing best-in-class experiences and innovations is critical to the long-term success of our centers. Over the past 10 years, we have reinvested more than $300 million into our portfolio, over and above our investments in new developments and expansions, to renovate our operating properties and add new sought-after retailers.

EXTENDING THE SHOPPER STAY
We have expanded and enhanced our food offerings in order to extend shopper stay. Over the last two years, Tanger Outlets executed 55 new food leases 25 of which were new concepts to our portfolio. Our centers have seated dining options such as Texas Roadhouse and Metro Diner, fast casual options like Chipotle, Zoe’s Kitchen, Rise Pies, and Schlotzsky’s Deli, as well as grazing food options including Jimmy John’s, Five Guys, Dunkin Donuts, Krispy Kreme, and Planet Smoothie.
We recognize the growing demand for furniture, home décor, housewares and linens, and have added a variety of new home product offerings as a convenience to the shopper which will ultimately earn a greater number of overall shopping trips. Over the past 2 years we have signed leases with several new home tenants, including Home Goods, Kirkland’s, Restoration Hardware, Westpoint Home, and Yves Delorme.
ENHANCED FOOD AND HOME PRODUCT OFFERINGS
TangerClub VIP lounges are being tested in select locations as an exclusive benefit for our TangerClub members. The VIP lounge is designed for comfort and relaxation so that our TangerClub members and their shopping party can recharge then continue shopping. From complementary snacks and beverages to free wi-fi and HD television broadcasts of sporting events, our members are sure to feel more at home in our centers further increasing shopper stay. We also offer exclusive experiential events in the VIP lounge, such as wine-tastings and cooking demonstrations.

Outlet shopping is fashionable and shoppers demand an outstanding shopping experience that provides brand name and designer merchandise at value prices. This consumer demand and the profitability of outlets, combined with our reputation as an industry leader and limited new supply in the outlet space are key drivers of tenant demand for space in Tanger Outlet Centers in both robust and challenging retail environments.
We have built a shadow pipeline of potential new developments to meet tenant demand for new outlet shopping centers. Pre-development and pre-leasing work is ongoing for these sites, which are in markets that are either not served or are underserved by the outlet industry.
