01Project Specific Costs Items: BEYOND THE NORM
• Strom Water Management: McKinley Elementary school has some significant storm water drainage issues. These will be corrected through enhanced storm water management.
• Steep terrain: The 60 foot grade change across the site, (5 stories high) results in a high number of retaining walls.
• Pentagon Wing Replacement: The unanticipated replacement of the pentagon wing results in an increased scope of work.
• Site Accessibility & Community improvements: The proposed new off campus cross walk on McKinley Road and new accessible ramp from 11th street are scope of work increases.
• Site Landscaping: Through creative design of the new storm water management system, several existing trees may be saved. However, additional piping, landscaping and other measures are required.

• Building Permit Conditions: Building Permit requirements causing additional costs
• Challenging Project Schedule: Occupied renovations necessitating a tight construction schedule controls, a slip the schedule can result in project delays
• Storm Water Management: Additional costs and compliance with new MS4 stormwater permit and resulting learning process for APS, County and State stakeholders
• Improved Market Costs: A continued resurgence of the construction sector, translating to potential General Constrictors being more conservative with Bid numbers
• Off site improvements: Improvements to McKinley Boulevard cross walk and striping and accessible ramp from 11th Street
• Unforeseen renovation issues: Abatement, connections to existing systems, existing construction anomalies and other unforeseen circumstances
