BREEAM communities
• Larger scale than just the building/project
• Sets a National standard
• All issues considered at earliest stage
• Targets beyond minimum needed for planning requirements/legislation
• Allows for innovation – goal setting
• Considered at planning submission stage
Three phases:
• Selection of Assessment Methodology sets final assessment criteria
• Creation of Assessment Framework – objectives/relevant planning requirements
• Independent Assessment and Certification
Homes
Offices
Shopping Malls
Light Industrial Buildings
Schools / FE
Health Buildings
Prison House Blocks
• Crown Courts
• Job Centres
• Heavy Industrial

The stages of the BREEAM assessment
Covers:New buildMajor refurbishments, i.e. building works that would significantly change the environmental performance of the building, like changing the windows, substituting part of the fabric, adding insulation, changing the servicesExtensionsExisting buildings in operation

UK Assessment Tools
SMARTWaste
• Online tool from BRE for all construction projects
• Various levels up to an independent audit from BRE
CEEQUAL
• Similar aim to BREEAM but for infrastructure projects
• Was an Independent group on behalf of ICE: now bought up by BREEAM
• Assessor assembles evidence according to a large question bank/ spreadsheet
• Final score verified and then ratified

US Assessment Tools
Life Cycle assessments
•Building assessments do not include life cycle assessment so other methods must be used, e.g. Greenguard, Greenseal, BEES (free)
• A good score does not necessarily feed into LEED
LEED
Similar to BREEAM – minimum criteria then five key areas for scoring points:
12
•Sustainable Sites,
• Water Efficiency,
• Energy and Atmosphere,
•Points system simpler than UK ecopoints but numbers then mean less
• Building types covered:
•New Construction,
• Existing Buildings,
• Commercial Interiors,
• Core and Shell,
• Homes - in pilot
• Materials and Resources and
• Indoor Environmental Quality
• Campuses,
• Retail,
• Labs,
• Healthcare,
• Schools.
US Assessment Tools
LEED cont.
• A paper guide and simple tool are available online though confusing
• Usually a self assessment is then certified
• Increasing use, especially in US and Middle-East, in preference to BREEA,M which had been the clear sector leader.
• Does provide database of registered and certified projects
- some very detailed case studies - useful resource- becomeing 'LEED-AP'-qualified can be a major career boost
13
Australian Assessment Tools
• Similar to LEED but 'better' = GreenStar
Life Cycle assessments
• Like LEED GreenStar does not provide life cycle assessment for materials
• Certification from e.g. Good Environmental Choice Australia (GECA) or Forest Stewardship Council (FSC).
• Third party certification can be used to help gain GreenStar certification
GreenStar (New Zealand are developing something similar)
• Based on a combination of BREEAM and LEED but simpler/more elegant
• Focused on Australian issues
• Spreadsheet free to download but technical manuals and certification for sale
• Any user can self assess but pay for formal certification from Australian Green Building Council

• Education (pilot)
• Healthcare
• Shopping Centre Design
• Office Design
• Office As Built
• Office Interiors
• Office Existing Building

Other countries' Assessment Tools
Many other countries have modified forms of BREEAM/LEED
• http://www.worldgbc.org/ e.g. Canada, India, Mexico and the UAE
• Estidama, Pearl rating is used in the UAE
• Canada has a system that requires reassessment = continual improvement
• Japan had a buildings rating system CASBEE
• Countries setting up systems include:Argentina, Brazil, Chile, Egypt, Germany, Greece, Guatemala, Hong Kong, Israel, Korea, Nigeria, Panama, Philippines, Switzerland, Turkey and Vietnam
