BARNES-JEWISH HOSPITAL
BJC HealthCare is a non-profit health care organization based in St. Louis, Missouri. It is the St. Louis areas
and one of Missouri's-biggest employers. BJC includes two nationally recognized academic hospitals - Barnes-
Jewish Hospital and St. Louis Children's Hospital, which are both affiliated with the Washington University
School of Medicine.
BJC HealthCare was created in 1993 when Barnes-Jewish Inc. merged with Christian Health Services to create a
system consisting of a large urban teaching facility and a network of suburban community hospitals. In 1994
Missouri Baptist Medical Center and St. Louis Children's Hospital also joined BJC HealthCare.
In addition to operating 12 hospitals in Missouri and Illinois, BJC HealthCare operates BJC Home Care Services,
the oldest home care service west of the Mississippi, which offers hospice, home infusion and medical equipment
services; BJC Corporate Health Services, including BarnesCare, an occupational health organization; BJC
Behavioral Health, offering behavioral health services to children and adults in the St. Louis metropolitan area and
in the Missouri counties of Washington, Iron and St.
Francois; and BJC Medical Group, which employs more than 300 primary and specialty physicians, nurse
practitioners and physician assistants.
Barnes-Jewish St. Peters Hospital (BJSPH) is a 111-bed facility in St. Peters that serves St. Charles, Lincoln and
Warren counties. The hospital has a 15-bed emergency department, as well numerous other patient services,
including cardiac surgery and pulmonary services. In 2004, the hospital completed an $18.5 million expansion which
included new Cardiology and Women's centers, in addition to the Outpatient Surgery and Endoscopy Center.
Construction was also begun in 2008 on a two- story $28 million expansion project to add 64 additional patient
rooms, a new inpatient pharmacy and medical office space to the facility.
The hospital received a 2009 HealthGrades Outstanding Patient Experience Award for being in the Top 10 percent
in the nation for patient satisfaction.
Barnes-Jewish Hospital has earned a place on U.S. News & World Report’s Honor Roll of America’s best hospitals
for the past 20 years and is home to 15 specialties ranked among the best nationally. In 2012, the hospital was
ranked 6th in the country by

Economy
St. Louis is highly ranked for its logistics
infrastructure, bolstered by its central
geographic location. The city is situated at the
confluence of two of the largest rivers in North
America, as well as the smaller Illinois River.
Easy access to these major waterways has
allowed St. Louis to become one of the largest
inland ports in the nation, with access to many
international destinations. In addition, the city

The St. Louis employment base, at more than 1.3 million jobs, will increase at an annual rate of 1.3
percent over the next five years with growth posted across most major sectors. Given its central
location and proximity to a number of major U.S. metros, St. Louis relies heavily on transportation
services. The trade, transportation and utilities category employs the largest share of workers in the
metro at more than 18 percent, or almost 250,000 persons. Education and health services also

St. Louis is headquarters to nine Fortune 500
companies, including Express Scripts, Monsanto,
Ameren and Peabody Energy. These companies
represent some of the main industries in the area,
which notably include aviation, biotechnology,

research, and transportation.

Demographics
The metro population continues to increase, but
at a slower pace than that of the nation. Since
1990, annual population gains have averaged
0.4 percent, with approximately 224,000 new
residents added in this period. Average
population growth is expected to remain at 0.4

Quality Of Life
The St. Louis metro offers an attractive quality of
life to its residents, combining big-city amenities
with Midwestern hospitality. The metro boasts
numerous public and private golf courses, more
than 100 parks, 200 miles of trails and the
Gateway Arch. Many of St. Louis' premier
attractions, including the St. Louis Zoo, the St.

Seeds for Growth Planted In St. Louis as Hiring Accelerates
Blossoming research and tech companies serving the healthcare sector will cultivate employment
growth, boosting office operations in St. Louis. While larger expanding firms such as Boeing,
SunEdison, Centene and Laclede Group have greater floor plate requirements, smaller companies
are also looking to grow. Veering away from traditional offices, some local entrepreneurs are
becoming creative and upgrading industrial buildings for their operations, remaining close to
transportation hubs. However, this has not yet posed a threat to existing available office buildings as
many companies still demand traditional space and amenities. As the office market warms up with
new jobs, developers are planning mixed-use projects to meet the evolving demands for smaller
footprints and open floor plans among office-using employers. Demand is highest in the
southwestern section of the metro, where vacancy is on the cusp of falling to 10 percent this year.
Employment hubs in the northwest along Highway 270, however have room to improve, with
vacancies in the 15 to 16 percent range.
A broad range of properties are maintaining performance in the metro, with scope for growth in the
next few years. While institutional investors dominate ownership of large footprint office towers,
buildings under 50,000 square feet are owned primarily by local entities or individuals. Many of
these investors will exchange these assets to reposition into similar office properties that can be re-
tenanted, supporting increased yields. Intense competition will ensue for larger office assets, as a

the western portion of the county near Creve Coeur are also a popular option.
