Introducing

52 Belvedere Rd, Hataitai

52 Belvedere Road has been recently renovated into a home that is stylish, comfortable and modern! Combining thoughtful design, elegant décor, quality fittings, two new bathrooms, three bedrooms, sun porch, open plan living, landscaped native easy care garden and off street parking this is a home you will love the moment you set eyes on it!

Located just a short stroll up from Evans Bay, this well presented 1919 weatherboard house sits to the front of the section with all living rooms offering intimate and breathtaking views to Evans Bay, the marina and out to the airport. If you don’t sail now – you might seriously think about taking it up!

The flow of the living room, dining room and kitchen to the front of the house provides the best in open plan living and warmth and comfort of family life! Beautiful original polished matai floors provide a neutral décor and perfect backdrop for any furniture or art style.

The neutrally painted walls harmonise with the native garden outside which wraps itself around the house and provides a sanctuary to the wide range of bird life that inhabits it. A flat lawn leads to a lower level where the trampoline area currently provides a close and safe place for the children to play.

The living room features an inviting bay window with a built in seat – the perfect place to spend the afternoon enjoying the boats below or the planes arriving and departing from the airport. The living room flows into the dining room, with plenty of room for a large table and to the four year old kitchen.

A smart stainless bench, dark blue cabinets, stainless Smeg oven and extractor combine with two pantry cupboards to create this delightful kitchen. This is the perfect space to entertain, feed the family or enjoy a cosy night in with the family while watching the sparkle of the lights and planes outside. A gas water heater provides efficient water heating.

Attractive timber French doors from the kitchen lead you to a very large sun drenched deck which enjoys expansive views over the marina, airport and beyond. With plenty of room for seating, this very private and protected deck is the perfect place to chill out, enjoy a quiet glass of wine or entertain.

A door off the deck conveniently provides entry into the third bedroom and hall. A flat lawn leads to a lower level where the trampoline area currently provides a close and safe place for the children to play.

Behind the living and kitchen is the hall which leads to the master bedroom and ensuite, main bathroom and second bedroom. Cleverly disguised cupboards along the hall offer oodles of storage as well as the compact laundry with space for a washing machine, wall hung dryer and tub. Recessed lights provide subtle lighting.

The master bedroom is a generous double and offers a large window that looks out to the greenery of the native plants behind the house. The new ensuite off this room has a toilet, shower, vanity with storage, stainless towel rail, Scope heater and is smartly presented in fresh white with a dark grey lino. Oodles of natural light flows in through the new skylight above.

The main bathroom, also new, is similarly presented again with a toilet and shower over the bath, toilet and vanity.

The second bedroom also has intimate views of Evans Bay and has the space for two single beds, desk, shelves and storage cupboards. This room was part of the additions to the home in 2006 and before you enter from the hall a full length glass door opens to the deck and offers those magical views to the sea below, the airport and beyond.

The third large bedroom is conveniently located to the left of the front door and entrance area. A sun porch off this room could be used as an alternate sitting room or maybe office. This room has not been renovated and is an opportunity for new owners to put their mark on the property!

The central gas heating keeps the house warm and welcoming in winter. In summer the fabulous indoor/outdoor flow makes this a great place to be on those long hot summer days!

Belvedere Road is in a highly desirable location situated just 3.5 kilometres from the city and close to a choice of amenities and good schools. Also nearby are Evans Bay, Oriental Bay the airport as well as a choice of walks, cafés and restaurants.

This home will appeal to buyers; families and couples looking for a unique home, where most of the hard work is done and who appreciate the beauty and workmanship of yesteryear while wanting the best of modern elegant living!

Only a short distance of around 3.5 kilometres from central Welllington, the entrance to Haitaitai is through the Mount Victoria tunnel - or you may choose to get there via the scenic route through Oriental Bay. The Mount Victoria tunnel was opened in 1931 and was in fact the first New Zealand tunnel to be mechanically ventilated and air conditioned! It is famous for the ìtootingî its users. Over 40,000 vehicles use the tunnel each week day. It can also be used by walkers and bikers.

Hataitai was called Haitaitai after the Haitaiai Land Company that was formed in 1901 to the sell the sections in the area. As such this historic suburb features a range of beautiful and well maintained turn of the century villas.

Haitaitaiís microclimate means it enjoys great sun. This is fantastic as there are a number of nearby beaches to enjoy including Balena Bay where (hardy) people are seen swimming up to 9 months of the year! Also Evans Bay Yatch Club which offers 150 berths to boats 8 to 20 metres in length. Much of Hataitai enjoys spectacular view of the marina and boats as they manouvre the cityís wind patterns.

Not far from Haitaitai is Oriental Bay and is known as one of Wellingtonís most upmarket stretches of real estate. Oriental Bay boasts some of the best restaurants in town, a golden beach, fabulous views of the city not to mention the best lattes in town. In the centre of Oriental Bay is the Fryberg Pool was built in 1963, the architect is in part due to world famous modernist Brazilian architect, Oscar Niemeyer.

Hataitai has a choice of wonderful facilities nearby ñHaitaitai village or nearby Kilbirnie. Both offer a choice of shops, supermarkets, service stations, boutique clothes shops as well as restaurants and huge choice of takeaway bars. There is also a large medical practice in Tapiri St, Haitaitai as well as a number of other professionals, such as dentists, that service the area. There are also a number of sports grounds and parks, including Haitaitai Park which has 14 netball courts.

Behind and through Haitaiai there is a range of walks offering superb views to the harbour, airport and beyond. These walkways are very popular with local walking groups, tourists and families alike.

Haitaitai also offers a wide range of childcare and schools. It is a safe and popular suburb for families. Another benefit is its superb location near to Wellington International Airport and Shelly Bay Road around to Scorching Bay and its beach and cafe.

Born in Wellington and educated at St Patrick’s College

and Victoria University in Wellington Steve entered real

estate in August 1993, having come from a background

in property management. In January 1996 Steve was

appointed Sales Manager for Challenge Realty’s Oriental

Bay Office. Within 18 months Steve took the office into

the top 10 in the Challenge Realty Group. Steve went on

to purchase three Wellington offices in October 1997.

Over the next seven years Steve was instrumental in

growing the company from a sales team of 12 to a team

of 68 sales people with 4,000 house sales worth over

1.5 billion dollars!

Shortly after Steve sold the business he was approached

by Ray White Australia and asked to restructure their

international business model so as to increase their

competitiveness with RE/MAX. At the time over 300

sales people, in Queensland alone, had left Ray White to

join RE/MAX. In the next few years Steve played a huge

part in turning around the fortunes of Ray White and

increasing the number of sales people by over 40%.

Steve returned to New Zealand in November 2005 and

took up the role of Director of Operations for RE/MAX

New Zealand. The role was to assist broker owners and

top sales people at new and established RE/MAX offices

to implement their business plans and maintain the

momentum of the fastest growing real estate company

- the RE/MAX brand, in New Zealand and Australia.

In 2006 Steve attended a wide range of leading

international industry training seminars in Denver,

Chicago and Brisbane.

After more than 400 flights during his 3 years in his

corporate career Steve decided to resign and return

to what he loves doing most - selling real estate in

Wellington.

Steve’s extensive experience in real estate spanning

local, national and international markets is a huge

benefit to his clients. This and his innovative and unique

marketing techniques is Setting a New BENCHMARQUE

in Wellington Real Estate.

Awards received

Under the LJ Hooker brand Steve was twice winner of

the National Franchise Owner of the Year Award 2000

and 2002.

Most Productive Team Award in 2001.

National Communications Award 2002.

Top 10 International Office for Gross Commission. 1999:

8th place, 2000: 5th place, 2001: 8th place, 2002: 7th

place, 2003: 10th place.

Testimonial

Gary Ahearn, Regional Director of RE/MAX Australasia

says, “Steve brings together a vast experience and

understanding of all facets of real estate. Having been

very successful in sales in the mid 1990’s Steve really

made his mark on real estate by establishing a very

credible and strong company under the L.J.Hooker

brand. The standards he set are still the standards some

offices are striving to attain to. However it is Steve’s

ability to relate to all people in the community which is

his outstanding strength.”
