Attached hereto is my report containing data gathered during my investigation upon which, in part, my opinion of value is based.
Based on the data and assumptions contained in the report, it would be my opinion that the Market Value of the real property would be:
THREE MILLION FOUR HUNDRED THOUSAND DOLLARS ($3,400,000.00)
It must be noted that this does not include the furniture, fixtures, and equipment. Based on an estimate provided by the owner, the estimated value of the equipment is $870,000.00.

GRAND JUNCTION — The Glacier Ice Arena opened in 2006, offering western Colorado residents something they had long sought, an indoor ice rink.
The Glacier has grown from the culmination of a long-held dream of Grand Valley residents to a busy metropolitan rink offering everything from skating lessons, open skating, to club hockey for Colorado Mesa University.
It now is time for the next step and the founders of The Glacier hope they can find a buyer for the building who will continue to operate it as an ice rink.
The siblings, all the grandchildren of ice legend Frank Zamboni, in 2006 put together the funding for the $4.25 million building at 2515 Riverside Parkway.
Zamboni invented the ice-resurfacing machine that is familiar to ice-skating and hockey fans the world over.
As the years have passed, The Glacier has grown in popularity, something the founders treasure.
That’s had the effect, though, of demanding more time and effort, things the family no longer has in easy supply.
“We feel there are people out there that have the same passion as we do for a Community Ice Rink and who know the value of what it brings to our community and surrounding areas” said Alan Koos, who led the family effort to build the rink. “We sincerely hope to find a buyer who understands the importance of investing into our city and how combining all of its attractions will help the economy and make The glacier an attractive feature for residents and businesses considering Grand Junction.”
Though The Glacier is an on going business, it’s now on the market to be sold as a commercial building with real estate.
Still, the founding siblings are hopeful that the building’s legacy as an ice arena continues — and grows.
The Property is listed with Venture Advocates for $2.4 million far below the Professional Appraised value of $3.4 million. As a commercial property in Grand Junction area, a 36,600 square foot open span building is a rare find.
“We are realistic about the sale,” said Koos. “But we are still hoping that a buyer comes through for The Glacier and the Grand Valley.”
