showings in July, 2016 at 229.n Forest Highlands Realty – almost 10% increase

n Forest Highlands Realty’s biggest month of 2016 sales were in October and 55% of our sales were closed in the off season (October through April)

n Forest Highlands Realty sold 38 listings in FH in 2016 and closed 28 buyers

n Forest Highlands Realty sold almost three quarters of their listings in 2016

MARKETING UPDATE AND NEW IN 2017n Forest Highlands Realty and the Forest Highlands

Club worked together to create a new compre-hensive website to promote the lifestyle and the real estate of the community. The site has been performing well and inquiries on Forest Highlands continue to grow. In 2017, our global online marketing program will continue to support the SEO of the website and drive traffic.

n Forest Highlands Realty hosted community open houses throughout the season and the response was fantastic. Giving prospects more opportunities to visit the available homes and experience the community proved to be a success. Watch for the 2017 schedule of open house dates.

n The first Home Expo was held and the participation was great. A select group of vendors promoted their services to the membership in the Canyon Room to provide members with choices and ideas when deciding to remodel their homes. Given the success of the event, we will host this event again in 2017.

n Referrals continue to grow the community and we appreciate your support and look forward to continuing to welcome your friends to the community. Please let us know if you ever need information to pass along or would like to schedule a tour.

Forest Highlands is the premier golf community in Northern Arizona and 2016 ranks as the highest in sales volume within the last five years with 62 units sold, totaling $42,491,400. Forest Highlands Realty is pleased to present you with an overview of all real estate sales in the community.

SALES UPDATE62 units were sold in Forest Highlands in 2016 totaling $42,491,400, which is an increase of 25 units compared to 2015. The break down includes 47 homes and 15 lots, with 10 homes priced over $1M.

The highest priced and largest home sold for $2,010,000 and was 6,844 square feet at $295 per square foot.Average price of homes sold was $838,731 at $237 per square foot.Homes averaged 225 days on market.

Forest Highlands Realty closed 45 units, totaling $33,076,625 in Forest Highlands in 2016 including 35 homes and 10 lots with 9 of the 10 homes over $1M included FHR representation.73% of the sales include FHR

SELLING YOUR HOME IN THE WINTER We see it every year, when the temperatures drop so does the traffic through Forest Highlands. The good news is, in the winter the prospects we tend to see are qualified and motivated to find a home. When selling your home in the winter season there are some things to consider making your home stand out for those serious buyers.

When your home is listed during the off season here are some common mistakes to avoid that may work to deter buyers.

1. Setting down the shovel – Clearing a path from the street to the front door to your home makes your home more inviting to those potential buyers, let alone potential safety and liability concerns. OR, save your back and hire a snow removal company.

2. Giving in to Winter Blahs – Add some color to your home for a fresh look as gray skies and barren trees makes homes feel lifeless. Add seasonal wreaths to the front entryway or topiaries to give your home that lived in feel!

3. Letting the seasonal slowdown slow you down – Just because colder temperatures have arrived doesn’t mean savvy buyers aren’t still looking. They know a good deal when they see one as they are online every day.

4. Not scrubbing your windows – Now that the sun is less apparent, scuff marks/fingerprints/streaks are more apparent in the wintertime. Consider a winter cleaning to help spruce up your home.

5. Displaying outdated summer photos – We don’t want buyers to know how long your home is on the market, consider changing out the photos to seasonal photos. Keep the photos that show your home in ‘full bloom’ as buyers like to see what your home looks like in the spring/summer time.

6. Turning down the heat – Consider having your realtor turn up the heat when showing your home to potential buyers. It will make the house feel more welcoming and cozier upon showings.

7. Denying access – If you want to sell your home during the off-season, the buyer should come first. Work with your realtor to devise a strategy for squeezing those showings in during holiday/family gatherings.

8. Leaving out your draft stoppers – Having a hand knit draft stopper sends a clear message to the buyer, the house is drafty and loses heat easily. Let the buyers make their own assessments during their inspection period.
