    Insurance Deductible IncreasedWhen the HOAs insurance contract was renewedlate last year, the Board learned that our carrierchanged how the deductible is calculated.Previously, it was $5,000 per incident. The newdeductible is 2% of the value of the property

    involved in the claim.

    For example, if there were a site-wide claim fordamages to our roofs in a hailstorm, we would haveto pay a $460,000 deductible. That comes to about$2,000 per unit!

    Sevilles Boards have never faced a SpecialAssessment beforea rarity in the Denver metroarea. But if such a catastrophe were to occur, theBoard may have no choice but to issue onetheHOA would be bankrupted to pay that large a

    deductible.A couple of Directors have learned from theirpersonal agents that some policies have LossAssessment Coverage provisions for $10 or lessper year for up to $10,000 coverage for HOA SpecialAssessments. The Board encourages allhomeowners to contact their agents to be safe in thefuture.

    2011 Summer Garage Sale

    Seville Townhome Associations 17th AnnualCommunity Garage Sale will be held on Friday, June

    17th and Saturday June 18th. An advertisement willbe placed in the Aurora Sentinel and signs will beput up on both sides of the property the day before.

    Owners putting up their own signs are reminded thatthey must be taken down after the sale. Also, pleasedo not leave your garage open and unattendedthisgives criminals an opportunity to break into yourhouse and those of your neighbors, and is also aviolation of the Covenants.

    Large dumpsters will be placed on both the north

    and south sides of the property to allow owners todispose of items that cant be put out with the normaltrash.

    WATER REPORTApril 2011

    Seville used 3,957,000 gallons of water duringthe first four months of the year which cost us$40,868.26.

    The City put a device on our meters in April thatrecorded the meter reading every half hour. Thishelped track average water usage and showedthere wasnt a leak.

    Unfortunately, there was a big leak inside anempty unit in January and a main line break inFebruary. Together, these leaks cost severalthousand dollars worth of water in addition to thestructural damage caused. I convinced the Citythat this water hadnt gone down the drain, so weshouldnt be charged for additional sewer usenext year.

    Water usage inside our homes is our largestHOA expense. Please try to conserve (see page3). The City has reduced the rebate for installingwater-saving toilets to $75.00. But, that is stillabout half the cost of the new fixture. Somethingto think about: if all 233 Seville owners changedtheir toilets, we would reduce our water usage byabout 4 million gallons per year.

    A Water-wise Approach At Home Did you know that the average home uses about 145 gallons of water per person per day?

    It is estimated that the average person uses 47 gallons of water in the bathroom, 12 gallons in thekitchen, and 11 gallons for other uses.

    Over the entire year, another 70 gallons is applied to outdoor landscaping.

    In the bathroom:

    A leaky faucet, even a slow drip, can waste over 2,000 gallons of water per year.

    Turning the faucet off when brushing teeth, washing your face, shaving, etc., saves an average of 5

    gallons per day. The average shower uses 3 to 7 gallons per minute. A shower lasting about 5 minutes generally useless water than a bath. Using a low-flow, 2.5 gallon-per-minute showerhead saves even more.

    When running water for desired temperature, collect it in a bucket and use later for flushing the toilewatering plants, etc.

    Cut 2 minutes off your average shower and save about 10 gallons of water.

    You can save 8 gallons of water by soaping only once when shampooing.

    A leaky toilet may waste 50 gallons per day. To detect a leak, put a few drops of food coloring in thetank. If colored water shows in the bowl without flushing, theres a wasteful leak.

    Maintain the water level in the toilet tank at least 1 inches below the top of the overflow tube. needed, bend the flow arm to adjust the water level.

    If your home was built before 1992 and toilets have not been replaced with a low -flow model, you mabe using 3 to 7 gallons per flush. Flushing just one less time each day saves about 4 gallons amuch as the average person in Africa uses for a whole day of drinking, cleaning, cooking, and bathing!

    Dont use your toilet as a wastebasket or ashtray.

    In the kitchen:

    Dishwashers use 12 to 20 gallons per load, so run full loads only. Skip the pre -rinse cycle. If you muspre-wash, turn off the tap while scrubbing. Youll save up to 20 gallons of water per dish load.

    Dont run the tap to get cold water in the warmer months. Instead, keep a bottle or pitcher of tap watein the refrigerator.

    In the laundry room:

    Washers are more water and energy efficient when full. One laundry load in a conventional washeuses 30 to 50 gallons of water. Side loaders use 19 to 25 gallons.

    In the garage:

    A commercial car wash uses significantly less water than washing a car at home up to 100 gallonless. Also, most car wash companies recycle the rinse water.

    Only 30% of units are in compliance with the Boardgoal of having all units either certified as having copper wiring or as having the COPALUM repair procedure fix their aluminum wiring.

    The Association will begin pursuing legal action othose units/owners that have not completed the re

    pair by the end of 2011. This will give the Association time to have all units into compliance by the enof 2012 per the insurance carriers requirements.

    more diseases and may be lost or even get intan accident! The Board recommends that caowners keep their cats indoors, and if you dallow them outside please keep them in youpatio area. Also note that City of Aurora lawrequires all cats and dogs be kept on a leaswhen off their owners property.

    Friends of Mission Viejo Library PACAlthough the Mission Viejo Library is open now ona limited basis after being closed all last year, Cityofficials have said they would still like to close itpermanently. Many members from the Board,along with others interested in keeping theMission Viejo library open, attended a community

    meeting in late March to discuss setting up apolitical action committee. The group thenorganized a petition to put a measure on thisNovembers ballot asking voters to approve aGeneral Improvement District to help fund thelibrary.

    The group worked hard in mid-May to collectenough signatures on the petition. The MissionViejo Library General Improvement District wouldcost a Seville owner only about $12 more per yearin property taxes to help keep the library open full-
