Coyote Update – According to Torrance PD, coyote sightings have increased. This is their breeding season and young males without a mate may go exploring in search for one. TPD is requesting residents to report ALL sightings by using one of these:

• non-emergency number 310-328-3456

• Animal Control Office number 310-310-618-3850

• TPD Mobile App: 1. Go to report icon 2. Tap inside “What” box, drop down menu will

include “Coyote Activity.” 3. Follow the prompts & send. Report goes to TPD

1. Specific location (physical address or cross street) 2. Date and time 3. Type of sighting or behavior (i.e. saw 2 coyotes,

coyote attacked a cat, etc.)

Pavement Repair on Crenshaw Blvd. Torrance PW is constructing a curb/gutter/sidewalk and pavement repair project on Crenshaw between Sepulveda and Skypark Ave.. Curb/gutter/sidewalk is repaired prior to the pavement repair. Work will be ongoing through Spring 2017. 24-hour lane closures for north and southbound directions. Expect delays. Take alternate routes when possible.

10. Discard burned remains in a metal pail for 24 hours. Do not put burned embers directly into your trash or the outside trash bin. Embers can burn for hours and start fires.

HOMEOWNER’S INSURANCE NEEDS

Recent events in New Horizons have us all thinking, “What kind of insurance do I need?” Please read Pages 19 and 42 of the New Horizons CC&R’s for more details.

HERE IS A BRIEF SUMMARY: You need to have Homeowner Insurance and Automobile Insurance, if you operate a vehicle around New Horizons. For Homeowner Insurance, you should have the following coverage:

Building/Property Protection – This covers things that are anchored to the walls, cabinets, toilets, sinks, windows, flooring , in case of a fire where all is burned up….this part of the insurance rebuilds the inside of your condo.

Personal Property Protection – This covers movable but necessary items; furniture, clothing, dishes, towels, bedding, pots and pans, drapes, curtains, blinds, computers, telephones, shoes, vacuums, washers, dryers, appliances, etc.

Additional Living Expenses – Very important to have this coverage in case you have to vacate your condo for restoration and need to live in a hotel or motel for a couple of months or maybe longer. This helps you pay for that expense.

Liability - If a visitor to your condo gets hurt inside the condo or on the exclusive use area, and sues you, this insurance covers that situation.

Medical – if your dog bites someone or someone slips and falls in your condo or your exclusive use area and needs emergency treatment this insurance covers that.

Loss Assessment – If the HOA has to assess

owners for excess losses beyond the normal budget, or insurance coverage, (e.g, in an earthquake buildings need to be repaired. The HOA insurance may not cover the whole cost, so owners would have a special loss assessment). This insurance covers a portion of that assessment for the condo owner.

For Automobile Insurance, you should have rental car option. It is important to have. If a garage burns and your car is damaged you might need a rental car until you decide what you wish to do about transportation, or until insurance loss payments come through.

FIRE AND ACCIDENTS AT NEW

HORIZONS Recently, New Horizons had two accidents with serious damage (a car crashing into Bldg. 600 and the fire at Bldg. 222). Many residents may wonder how these incidents are handled by the Board.

When an accident occurs at New Horizons, Kelly is usually informed by first responders or residents. She, in turn, alerts the Chairman and other Board members. For the Board, the initial concern always is the welfare of the affected residents. In the case of the driver who ran into Bldg. 600, the Chairman and the insurance member arrived at the scene within minutes. They collected facts about residents involved in the accident and assessed their conditions. The Chairman made sure that the damaged wall was temporarily boarded up and reinforced by a licensed contractor, so that the residents could safely return to their units. Since the driver, also a resident, had no known immediate family member around, the insurance member visited the driver in the hospital and initiated contact with his insurance company. The only family member, a distant nephew, was contacted and was given the accident information.

Initially, it may seem as if all is chaotic right after an accident. It might take a week or two for the HOA to actually have all the facts. There are First Responder Reports, which establish the actual cause, and then there are insurance companies to be notified, insurance adjusters to be coordinated, potential insurance payouts to be identified, claims to be filed, family members to be contacted, restoration companies to be contracted, and city inspectors to deal with. These activities take time.

So, initially, the Board might not have much to report to the community because they are busy working to mitigate the damages. All the Board Members are working together on issues that are related to insurance, claims, restorations and well being of the affected residents. The New Horizons Community can rest assured that you have an experienced Board who has been through situations like this before and know how to handle them.

So there is no need for the residents to worry or be concerned. The Board is on top of it.

HOW MUCH INSURANCE SHOULD I BUY?

This is up to the individual. Add up the replacement costs of everything you already have. That gives you a general idea of how much insurance you should buy. Your insurance company will have an exact cost for each of the above items, and can make recommendations and you can make changes to amounts when necessary. So it’s important to talk with your insurance company AFTER you calculate what amounts you think you need.

FIRE IN BUILDING 222

In a span of few weeks, New Horizons experienced two water damage claims, a car crashing into Bldg. 600 and a fire, the costliest of four incidents.

It happened on the morning of February 3 at about 8:30 am. The 3-alarm fire broke out on the first floor of Building 222. The fire spread rapidly, broke through the lower unit window, to the upper floor, and the eves. The upstairs resident called 911 on 8:48am and fire fighters arrived at the scene at 8:55 am. The fire was brought under control in about 25 minutes. In the process, an approximately 4 ft. x 4 ft. hole in the roof was cut to ventilate the smoke. Recently obtained Fire Marshal Report indicated that the fire was accidental and the probable fire source was an open flame device (candle) in the bedroom. Please do not use candles in your bedroom or any space with combustible materials nearby. If you have to use a candle, put it in a lantern.

In this case, the executive board members arrived at the scene soon after 9:00 am. As always, the initial concern is the welfare of the affected residents. The board members offered comfort to both the upstairs and downstairs residents. One board member graciously opened his home for the upstairs displaced residents to stay for the weekend, since the Board member had previously planned to be away. The ground floor resident moved to stay with her daughter.

After the fire was thoroughly extinguished, the Chairman, accompanied by the inspector, walked through the ground floor unit, which was completely gutted. He then accompanied the upstairs residents to retrieve essential items for an expected long time displacement. The Board also made sure

that many measures had to be executed. These were; insurance company to be notified, claim to be filed, roof hole to be covered, and Restoration Company to be contracted to start the repair process. The building has four units. The residents in the two adjacent units were allowed to stay, because the structure of the building was not compromised.

Since then, the adjuster completed his assessment and the settlement notice was issued. The required environmental test indicated a small amount of asbestos in the drywall/joint compound. An asbestos abatement company has been contracted. As soon as the asbestos-containing materials are removed, the reconstruction will begin. So, there is no need for the residents to be concerned. The Board is on top of it.

New Horizons Golf Club St. Valentine Day Golf Tournament

February 11th, 2017

The St. Valentine's Day Golf Tournament was another waltz. Ladies and gentlemen played together on teams, all trying to post the best team score. We had some good scores. Most importantly, everyone had a great time. Lunch was catered by the Chile Verde restaurant: cold beer and enchiladas. Now, how are you going to beat that.
