As the Bob Dylan song goes, “The times, they are a-changin”. The credit markets are in crisis and the president is asking American tax payers to loan $700 Billion dollars to cover mortgage debt. The average real estate professional has never experienced a marketplace in such disarray.

Several months ago, I participated in a panel which discussed the factors precipitated by our current economic situation. There are many parallels between our current crisis and that of the late ‘80’s S&L crisis. The biggest and most significant difference is the S&L crisis was limited for the most part to the commercial side of real estate. Today’s crisis is driven more by the residential marketplace – but the ripple effect is reaching beyond the homeowner in default and is impacting financial markets worldwide.

Does this mean the sky is falling? No, but it certainly won’t be business as usual. There are some important aspects to consider. To put the “sales” side of commercial real estate into perspective, various experts believe that real estate sales of all types are off anywhere from 50 percent to 70 percent. There is money available, but lenders have too much debt on the balance sheet. This is one of the reasons that a governmental bailout makes sense. The bailout will take default loans off the books making available opportunities for credit worthy buyers who want to re-enter the commercial real estate market.

The challenge will be the timing and underwriting standards. After the bailout is approved, estimates indicate it will take 12 months before the ‘new rules of engagement’ are established. In addition, like the fallout of the S&L crises, significant changes in loan application processes and standards will be experienced.

Fortunately for the commercial real estate industry in Ohio, leasing has remained constant. Ohio didn’t have significant operations for companies like Countrywide leasing space here. As a result, large wholesale blocks of sub-lease space won’t hit the market. Although to date leasing has remained strong, there are early indications of a slowdown in leasing activity.

The slowdown is based on several factors. First and foremost, it’s fear of the unknown. Generally, there is a slight pause in the market during every Presidential election year. In a company in which three-fourths of the board of director’s turnover every four years, shareholders will often have concerns with the direction of the new board. That will be the results of this election year – wholesale changes in the board of directors.

This year is unlike anything experienced in the past twenty years. Not only is it a presidential election year, but faith in the economy is extremely low. As a result, decision makers are slowing down their real estate decisions. They are looking for any signs that it is time to expand, contract, renew, relocate or just go into short-term bunker mode.

With over 24 years experience in commercial real estate, including seven as a corporate real estate manager for a Fortune 100 company, I believe it is now time to rely on the expertise of a commercial real estate professional. It is the time to capture opportunities that most likely will not be seen again until the next economic cycle. There are sectors that continue to perform very well and are excellent areas for real estate opportunities. Healthcare will continue to experience significant growth. This will continue as the baby boomers get older. In addition, bio-medical and anything in the energy related fields will offer real estate owners opportunities for years to come.

Skilled Nursing Facility Planned for Former Pilgrim Inn

The Brecksville location of the former Pilgrim Inn has been purchased by Brecksville Healthcare Holdings, LLC. Pending voter approval of a planned development overlay agreement in November, the SR 21 (Brecksville Road) site will be home to an 80-bed, skilled nursing facility that could be in operation as early as Fall 2009. The 2.8 acre hotel parcel sold for $1,150,000.00 according to the Cuyahoga County Auditor. David Kaplan of NAI Cummins represented the buyer.

NAI Cummins Sells $2.9 M Industrial Property

Bob Raskow, SIOR and Tom Franjesh of NAI Cummins Commercial Real Estate facilitated the sale of 3833 Mogadore Industrial Parkway, a 88,400 square foot building on 5.58 acres. Bob Raskow represented the seller, Jenco Properties LTD, and Tom Franjesh represented the buyer, CMAC Property Management LLC. The property sold for $2,900,000. The Village of Mogadore offered tax incentives to the buyer through its Mogadore Vacancy Program. The program, created in 2007, allows the Village to provide income tax repayment grants if that company moves into a vacant commercial building or builds on vacant commercial land. Village Council approved the measure and Mayor Mike Rick anticipates signing a grant agreement in the near future. “Our long-standing relationship with the Village of Mogadore, Jenco Properties and CMAC Property Management was vital in making this transaction happen. Our service oriented approach to sales connects property owners and buyers with the resources they need to find the facility that fits their requirements,” says Raskow.

“In this case we were able to connect the buyer with grants to help with their purchase, and in turn, ultimately bringing the Village of Mogadore economic development opportunities for vacant properties.”

33,800 Sq. Ft. Industrial Sale Brokered in North Canton, Ohio

Bob Raskow, SIOR and David Kaplan of NAI Cummins Real Estate in Akron, Ohio represented Eco Buildings LLC of Greater Akron in their $1,065,000 acquisition of an industrial facility in North Canton. The 33,800 sq. ft. building was sold by Polymer Packaging Inc., headquartered in Massillon.

Eco Buildings LLC relocated to Ohio from California in 2006 and quickly out grew their current facility. Faced with an immediate need for a larger building, the buyers chose the property located on Freedom Ave. because

of its high office to warehouse ratio and large training areas. The new headquarters was purchased for $1,065,000 or $31.50 per square foot.

The buyer is a dedicated specialty house which supplies unique products to the construction industryworldwide.

Former Don Pablos in Montrose Leased to Steak-On-A-Stone

The former Don Pablos restaurant in Montrose (Akron), Ohio has been leased to Steak-On-A-Stone, a regional restaurant based in N. Olmsted, Ohio.

Jeff Davis and David Kaplan represented the California-based owners of the 7,700 sq. ft. restaurant on 1.75 acres. The facility is located on what is known as “Restaurant Hill” in the Montrose/Akron area.

Interest in the property was active and the property was leased within just a few weeks of hitting the market, said Kaplan.

Soon after leasing the former Don Pablos to Steak-on-a-Stone, Davis and Kaplan listed the former Bennigan’s restaurant located at 85 Montrose West, for sale. The site is a prime location for a major restaurant chain and has signage visible from I-77.

Steak-on-a-Stone opened in August 2008.
