Fort Carson Family HomesBackyard maintenance:
Mow and trim grass and pick up pet waste (to include pet waste in common areas).
Mowers, weed-whackers, and grass seed are available at the Self- Help Store.
Paid landscaping services through BrightView Landscape Services is available by calling 719-243-2084.
Abandoned vehicles: Report abandoned vehicles in Housing Areas to the Military
Police at 719-526-4384.
HVAC maintenance: Change heating, ventilation and cooling system (HVAC) filters
monthly. Filters are available at the Housing Self-Help Store.
Bulk trash/trash storage:Curbside bulk trash pick-up is included as a part of a resident’s
home trash and recycling services and is picked up curbside on your village’s trash day.
Bulk trash refers to items too bulky for normal trash receptacles.Trash and receptacles must be secured at all times and stored
either in your garage, in your backyard or on the side of your home. Place all trash in a secured bag before placing in receptacle.

Army (Tenant Bill of Rights)Prompt Reporting. The responsibility to report in a timely manner any apparent environmental, safety, or health hazards of the home to the Landlord and any defective, broken, damaged, or malfunctioning building systems, fixtures, appliances, or other part of the home, the common areas, or related facilities.
Care for the Home. The responsibility to maintain standard upkeep of the home as instructed by the housing management office.
Personal Conduct. The responsibility to conduct oneself as a Tenant in a manner that will not disturb neighbors, and to assume responsibility for one’s actions and those of a family member or guest in the housing unit or common areas, including the responsibility not to engage in any inappropriate, unauthorized, or criminal activity in the home or common areas.
Access by Landlord. The responsibility to allow the Landlord reasonable access to the rental home in accordance with the tenant leases agreement to allow the Landlord to make necessary repairs in a timely manner.
Rules and Guidelines. The responsibility to read all lease-related materials provided by the Landlord and to comply with the terms of the lease agreement, lease addenda, and any associated rules and guidelines.

BASIC ALLOWANCE FOR HOUSING (BAH) UPDATE
Good News! 2020 BAH rates increased an average of 11% compared to 2019.
A bit of background: Your rent = BAH. FCFH/BBC has no influence on BAH rates. OSD sets the rate
each year based on local market conditions – Colorado Springs HQDA conducted a study on the accuracy of Colorado Springs’ 2020 BAH rates,
finding BAH rates are accurate. In spring/early summer, Colorado Springs’ 4 Military Housing Offices and OSD’s
contractor accumulated hundreds of data points for apartments, duplexes, and single family homes.
Way Ahead OSD validates data and announces 2021 BAH rates on or about 15 Dec 2020. Suitable areas and suitable apartments and homes only. Excluded are mobile homes,
impoverished areas, high crime areas, and more BAH covers 95% of rent and utilities for off post housing.

Good News Stories from Fort Carson Family Homes
• Despite COVID-19 restrictions and many obstacles, our hailstorm restoration projects are nearing completion.
• Roofs, windows, solar panels and more were repaired/replaced throughout our community due to the catastrophic 2018 hailstorms.
• Road repaving in Dakota Ridge began in late July on Benning Street and will continue through August.
• Since late May, our maintenance crews have been repainting assigned parking spots in Pawnee Village to ensure residents are easily able to identify their own parking spot. FY 2021 will include, paving, stripping and create additional parking areas.
• Crosswalk stripping in Iroquois, Chippewa and Comanche Villages.• Begin paving in Blackfoot Village Monday August 24th, 2020. • Kiowa Village opened a new Playground in June 2020. Include ADA compliant play structures,
picnic tables, new play area surfacing and enhanced green spaces. • Cheyenne and Sioux village will have new playgrounds in Fall 2020. Grand openings will be
advertised for families to attend.

As you may have noticed, some playgrounds in our community are in the process of/have recently undergone much-needed renovations and repairs.
– Kiowa Village: In late May of this year, our crews began demolition on a playground in Kiowa Village located behind Unit #6440. Demolition was completed in June and new playground construction began shortly after.
– Cheyenne and Sioux Villages: Two new parks are currently in the works in Cheyenne and Sioux Villages. These playgrounds -- located near the gazebo on Kwajelein Drive, and at the corner of Funk Avenue and Karopczyc Circle, respectively – are projected to be completed in Fall 2020.
Features of new playgrounds include ADA-compliant play structures and picnic tables, new play area surfacing, and enhanced green spaces, walkways and shaded areas.

In March, we suspended the performance of routine work orders in occupied homes as a safety measure in line with our pandemic response plan.
We also implemented rotational staffing with employees divided into two teams working separate shifts to isolate potential virus exposures.
Our response to emergency and urgent work orders continued with proper safety protocols in place.
Residents have been encouraged to continue to submit routine work orders during suspension.
We are delivering self-help supplies where possible.

Key points regarding the steps being taken to ensure resident safety and the safety of our team: 1. We are conducting wellness screenings for all maintenance team members.2. Our maintenance team has received enhanced training on CDC-based guidance for COVID-19 and the
proper use of Personal Protective Equipment (PPE).3. We will continue to ask screening questions before entering occupied homes and we will confirm these
questions again when our techs arrive at the home.4. Our maintenance team members will wear proper PPE, to include face masks, gloves, booties and
potentially face shields and Tyvek suits.5. Our team members and all household members will be expected to practice social distancing at all
times; residents will be asked to remain a safe distance away from the work area while work is being performed.
6. We will disinfect work areas both prior to and upon completion of work.7. We will continue to suspend the practice of requiring resident signature to indicate the work order is
complete.

Despite amenity closures and a suspension of in-person events, our LifeWorks Coordinator Ashley Bueschel has continued to host virtual events and contests via Fort Carson Family Homes’ Facebook page.
– Recent events: Yard of the Month contest, Facebook scavenger hunt, National Parents’ Day photo contest, and a how to clear housing Facebook Live seminar.
– These events help us drive resident engagement and encourage togetherness during these unprecedented times.
Our team has worked closely with School District 8 to promote their free summer meal program, which provides free lunch and dinner to youths under 18 in the community while school is out of session.
