Allegiance Mobile Health is the sole tenant at the Property, having occupied the facility since 2011. Allegiance

Mobile Health is able to utilize the property given the unique and wide range of attributes available, including

quality, multifunctional office space, grade-level loading, expansive parking areas for employees and ample

concrete surface secure storage areas for ambulance and van parking.

Allegiance Mobile Health recently executed a new 5-year lease extension through March 31, 2022, providing future

ownership a predictable cash flow with a lease structure that requires minimal landlord responsibilities. Additionally,

the tenant has one rental rate increase in 2020 that will produce an additional $10,700 of contractual net income for

the duration of the lease term. The functionality of the land and structures is important to the tenant as they conduct

a myriad of functions at the facility, including a dispatch call center, training, executives, accounting, administrative

Interstate 35, located less than ½ of a mile to the west of the Property, traverses the U.S. from the Canadian border

to the north and Mexican border to the south and is a major trucking and distribution artery. The property also

offers direct access to I-635, Hwy 161 and Hwy 121, giving tenants the ability to travel in any direction within the

Metroplex. The N Stemmons / Valwood submarket allows tenants to be located at the intersection of I-35 and

I-635, providing access to the entire North Dallas population and business community. Compared to other major

industrial submarkets, N Stemmons / Valwood operates as an infill market with very little land available for new

development, translating to very few new development starts since 2016. This lack of land supply has resulted in

an industrial vacancy rate of 4.70% with increasing rental rates over the past four years.

TENANT OVERVIEWAllegiance Mobile Health is the largest private Texas based provider of medical transportation and 911 emergency services throughout the state. The company currently employs in excess of 1,200 employees, operating 300 vehicles which provide 911 services to nearly 30 communities. The company completes more than 250,000 service requests annually, but offers a wide array of services, including but not limited to 911 services, medical transportation, medical precertification coordination, critical care paramedicine, special event services and continuing education & training.

DESIRABLE DALLAS / FORT WORTH MARKET FUNDAMENTALSThe Dallas / Fort Worth Industrial market ended the fourth quarter of 2016 with a vacancy rate of 6.5%. The vacancy rate

on shallow bay product across D/FW was even stronger, coming in at 3.80% matching the 3.80% vacancy rate within the

North Stemmons / Valwood submarket. Net absorption totaled a positive 5.57 million square feet across D/FW industrial

product and a positive 5.14 million square feet in warehouse product, marking historically staggering momentum.

The fourth quarter of 2016 equates to the 20th quarter in a row to post positive net absorption in D/FW industrial product.
