1. GENERALLY: These Limitations and Conditions explain the scope of the Home Inspection. Please read them carefullybefore signing this Agreement.The purpose of the Home Inspection is to provide a visual inspection and evaluate the general condition of a property.This includes determining whether systems are still performing their intended functions. There are limitations to thescope of this Inspection.A Home Inspection provides a general overview of the more obvious repairs that may be needed. A Home Inspectionreport is not intended to provide an exhaustive list of home defects.The ultimate decision of what to repair or replace is yours. One homeowner may decide that certain conditions requirerepair or replacement, while another will not.2. VISUAL INSPECTION: The Home Inspection provides you with a basic overview of the condition of the property.Because the Home Inspector has only a limited amount of time to go through the property, the Home Inspection is nottechnically exhaustive.If you are concerned about any conditions noted in the report, the Home Inspector. strongly recommends that youconsult a qualified licensed contractor or engineering specialist. These professionals can provide a more detailedanalysis of any conditions noted in the report at an additional cost.The Home Inspection does not include identifying defects that are hidden behind walls, floors or ceilings. This includeswiring, structure, plumbing and insulation that is hidden or inaccessible.Some conditions noted, such as foundation cracks or other signs of settling in a house, may either be cosmetic or mayindicate a potential structural problem that is beyond the scope of the Home Inspection.Some intermittent conditions may not be obvious on the Home Inspection because they only happen under certaincircumstances. As an example, the Home Inspector may not discover leaks that occur only during certain weatherconditions or when a specific tap or appliance is being used in everyday life.The Home Inspector does not move furniture, cabinets, or other items, and will not find conditions that may only bevisible when storage or furniture is moved. Inspectors do not remove wall coverings, including wallpaper, or lift flooring,including carpet, to look underneath.The Home Inspection is a sampling exercise with respect to house components that are numerous, such as bricks,windows and electrical receptacles. As a result, some conditions that are visible may go un-reported.3. ENVIRONMENTAL CONCERNS: The Home Inspection does not include an inspection of hazardous materials thatmay be in or behind the walls, floors or ceilings of the property, whether visible or not. Such materials include buildingmaterials that are now suspected of posing a risk to health such as phenol-formaldehyde and urea-formaldehyde basedproducts, fiberglass insulation and vermiculite insulation. The Home Inspector does not identify asbestos roofing, siding,wall, ceiling or floor finishes, insulation or fire proofing. We do not look for lead or other toxic metals in such things aspipes, paint or window coverings.The Home Inspection does not deal with environmental hazards such as the past use of insecticides, fungicides,herbicides or pesticides. The Inspector does not look for, or comment on, the past use of chemical termite treatments inor around the property.We are not responsible for and do not comment on the quality of air in a building. The Home Inspector does not try todetermine if there are irritants, pollutants, contaminants, or toxic materials in or around the building. The Inspection doesnot include spores, fungus, mold or mildew including that which may be concealed behind walls or under floors, forexample. You should note that whenever there is water damage, there is a possibility that visible or concealed mold ormildew may be present unseen behind a wall, floor or ceiling.If anyone in the home suffers from allergies or heightened sensitivity to quality of air, we strongly recommend that youconsult a qualified Environmental Consultant who can test for toxic materials, mold and allergens.4. FUEL AND STORAGE TANKS: The Home Inspector does not look for, and is not responsible for, determining if fueloil, septic or gasoline tanks that may be buried on the property.If fuel oil or other storage tanks remain on the property, you may be responsible for their removal and the safe disposal of

any contaminated soil. If you suspect there is a buried tank, we strongly recommend that you retain a qualifiedEnvironmental Consultant to determine whether this is a potential problem.5. INFRARED THERMAL IMAGING: The use of an Infrared thermal imaging camera goes beyond the scope of a homeinspection; the inspection is still limited to the visual and readily accessible features of the home.An IR camera does not give the inspector the ability to see through floors, walls, ceilings, furniture and contents, into thestructure.Thermal imager's do not actually detect or measure moisture. Instead, they show a composite image of surfacetemperatures that may be the result of evaporation, air leakage or other anomalies in the building assembly. Certainconditions inside and outside of the building may produce an inaccurate image. For an IR camera to locate moisture, theambient conditions to produce evaporation must be present.6. COST ESTIMATES: Cost estimates provided in the Home Inspectors report are minimums and intended to beguideline figures. They are based on the most cost effective solution to address the problem. The Home Inspector is notresponsible for the cost of replacement or repair. It is recommended that you obtain at least two cost estimates fromqualified contractors before finalizing budgets for any work.7. NO GUARANTEE: A Hilain Home Inspections Ltd. Inspection is an information service. The Home Inspector's reportis an opinion of the present condition of the property. The Inspection and report are not a guarantee, warranty or aninsurance policy with regard to the condition of the property.8. ASSUMPTION OF RISK: The Home Inspector and Hilain Home Inspections do not and will not assume any risk inconnection with this Home Inspection or the report to be provided to the client or in connection with the Property or itscurrent or future adequacy, condition, deficiencies or performance.9.
