I’ve been doing some house huntinglately, and I’ve realized just how muchthat initial feeling I get when I pull up to

a home affects my attitude toward it. Ahome’s front entry is often the first thingvisitors see, but perhaps even more impor-tant, it’s often the first thing you see whenyou come home. The way you set this stagecan have a drastic effect on the way youfeel when you arrive. A front entry withwell-maintained accents and personal,familiar touches will appeal to you much

improvement industry is “designbuild contractor.” The term general-

ly means a firm that handles a homeimprovement project from its conception,taking into account the design, permit pro-cessing and construction. The advantage isthat it is essentially a one-stop-shop formatfor all your building needs. This term hasbeen thrown around rather loosely. A truedesign build contractor takes on the fullresponsibility of a project including its com-pletion, based on the approved designs,specifications and general conditions thatmake up the whole construction contract.

When changes occur after a construc-tion contract has been agreed uponbecause of unaccounted design items thatcome up, differences in so-called designbuild contractors arise. This is when unsus-pecting homeowners are issued a change

order for the additional work. A lot oftimes this means additional charges on topof the original contract price. These hiddencharges can be inflated to make up for thelow cost included in the initial constructioncontract. Most homeowners end up biting

the bullet and giving in to the additionalcharges, being held hostage to having theirproject completed.

Atlas Construction is a true design buildfirm: Should any instances arise that wouldcause substantial additional changes andcosts to the project within the approvedconstruction contract, the design build con-tractor must take responsibility.

The onlychange orders that should occur are if ahomeowner initiates the changes duringthe course of construction. 2) Check to see if the contractor hasinsurance. All quality contractors carryworkers compensation, as required by law,and also general liability insurance. Theyshould be able to show you current certifi-cates of insurance to prove they have cov-erage. The minimum should be $1 million.

3) Is the contractor a member of theBetter Business Bureau (BBB)? TheBBB is a public service that provides con-sumers a place to rate a contractor, solvedisputes and file complaints if necessary. AnA+ rating is the highest grade given.

4) Does the contractor have a placeof business? Many contractors work outof their homes or store your products in alocal storage facility. Beware of starts-upsclaiming to have been in business for years.

5) How long has the contractor beenin business? The answer should bestraight forward: We’ve been in business formore than 10 years, for example. Be waryof the guy who says, “We’ve been in busi-ness for more than 25 years, but this is anew venture.”

This is the third in a three-part series.

Over the past few months, Graham Builders sharedthe local story of a custom multigenerationalhome in Kapahulu. The Palakiko ohana started their

Great questions! Most of us tend toconcentrate our energy on fixingup our homes, and think of garages

as separate and therefore the place tostore everything we don’t have a place forin the home. Unless you think of the garageas part of the house, over time it easily getsneglected and ends up being filled withitems that we have forgotten about orthings that are broken that we seem tonever get around to fixing.

Although the garage is often treated asthough it is separate from the family home,in feng shui, the garage is connected andcan have a big influence on everything frommoney and relationships to health andwell-being, and can offer both a positive orchallenging influence. Even if your garage isdetached from the main house, it is still“yours” and has a great effect on your life.

Your garage represents unconsciousareas of your life

Feng shui is based on the principle thatyour home reflects your life. Having a largearea (such as a garage) that is a “no-man’sland” — where large quantities of forgot-ten things reside — reflects a deeper levelof unconsciousness within our lives.

This represents a large area where theinhabitants have gone unconscious in theirlives — where they are not in touch withthe present moment — perhaps they arecaught up in the craziness of life and feellost in all that they have to do, forgetting tosmell the roses and blind to the opportuni-ties in the present.

Is it time to clean your garage andget conscious about your life?

Your car represents your mobility andyour independence. Garages representthe protection of your independence andmobility. Being able to easily drive yourcar in and out of your garage each daysupports your freedom, independenceand mobility.

Start by decluttering. Every item youown should have its place and purpose. Ifit’s not something you need, it representsstuck energy in your life. Get rid of it, sellit or give it away to someone who canuse it.

Words of wisdom It may feel overwhelming when you

decide to declutter. My best piece ofadvice, therefore, is to hire an objective

person to lend their energy as well as holdyou accountable. Students who want toearn some extra money on weekends areexcellent choices. Professional organizers(if you have the budget) are even better.

Avoid decluttering with your partner.Many battles take place during the declut-tering process between couples, which cansabotage the original intention. Since ourthings hold memories that contain an enor-mous amount of energy, partner declutter-ing may make it more complicated becauseof contrasting values. Doing it solo in thiscase may be better.

Get everyone else’s things out. It’s timeto tell your children, grandchildren andfriends of your plans — that you are clean-ing out the garage and need them to comeand get their things and find their ownplace for them. Chances are they don’teven remember what is there and if theyreally needed it, they would have it withthem. Other peoples’ clutter affects youjust as much as your own, so stand firm andgive them a deadline (perhaps the day ofyour garage sale). It’s the only way to moveforward. Why should you carry their ener-getic burdens?

You will feel betterAs you start moving through

the seemingly insurmountableaccumulation, you will start to feelmore energy. A new sense offreedom and control will begin toemerge. Since you are makingspace both physically and ener-getically for things to happen inyour life, you will see amazing syn-

chronicities showing up in your life.

Four additional tips:

1. Have adequate and appropriatestorage. Storing boxes and things in thegarage is not a problem, but being unableto find what you want easily is trouble.2. Remember the floor. Sweep out thegarage from time-to-time to maintain apositive flow.3. Inspiration is a plus. Put somethinginspirational in the garage, especially if it isthe first place you enter when you arrivehome. It can be an image, a poster, a mean-ingful memento or anything that will liftyour spirits.4. Fix what’s broken. It’s important to fixlight bulbs, squeaky door hinges, brokenhandles, etc. so that your garage is the bestit can be.

Taking care of your garage from a fengshui perspective is a statement about tak-ing care of yourself. You will be surprisedwhat changes come that enhance the qual-ity of your life if you get your garage ingood shape.

When Kamehameha Schools asked ifI had the time to stage the modelunit for its 680 Ala Moana afford-

able rental project, my head may have beensaying no, but my heart was screaming yes!After all, I had a chance to do something thatwas both urban and edgy — two words thatdon’t usually speak to Hawaii interior design— and play a small part in Kakaako’s transfor-mation as well. Despite a small budget and alittle more than three weeks’ time to pulleverything together, I jumped at the opportu-nity.

In a decades-old building that’s been newlyconverted to studio and one-bedroomapartments, I had a great space to work with:a remodeled loft with high ceilings, large win-dows and exposed industrial shafts. But you’llbe able to use the tips I’m going to explainhere to give any space an urban edge.

True colorsLet’s start with color palette. In a setting as

urban and industrial as Kakaako, pastels andbright, warm island-style or Mediterraneancolors just wouldn’t cut it.

So what’s an urban color palette? I lookedat the neighborhood around 680 Ala Moanaand saw deep, rich charcoals and blacks.Browns and taupes. Silvers and gun metals.

Those colors would anchor my décor. Ifound a contemporary fabric for my win-dow treatments that had just the palette Iwas looking for, making it very easy tochoose the right shade for each of my col-ors. I started with a dark charcoal paint onan accent wall to set the contemporaryurban tone and add a sense of drama, keptthe other walls neutral and repeated therest of my color palette in elements aroundthe room.

And to set off these muted industrialtones, I decided to add a splash of yellow.Not only is yellow hot right now, but I alsowanted something fresh and bright andmodern — and in a cityscape, the day

starts and ends with the bright sun peek-ing between the buildings.

Go planet-friendlyUsing reclaimed materials is always a good

thing, especially here in Hawaii, where the car-bon footprint of bringing in new furniture andbuilding materials is so large. A hot trend nowis combining reclaimed wood with industrialelements such as metal to cre-ate furniture pieces that aremodern and edgy. And did younotice that the dowels for ourdrapes are actually branches?We found this driftwood onKailua Beach. Talk aboutreclaimed!

Make dual-purposing a priorityUrban spaces tend to be smaller, so when-

ever possible, look for pieces that can dodouble duty. That’s exactly what I had in mindwhen I looked for a console table that couldalso serve as a bookshelf.

Oftentimes in small apartments, storage isan issue. Some other ideas for dual-purpose furniture are dressers thatcan double as nightstands, beds withbuilt-in shelving under the frame,benches that can double as coffeetables, and lift-top ottomans thatyou can even triple-purpose as seat-ing, small coffee tables and storage!

Don’t let the solarindustry ‘burn’ youPacific Islands Construction believes

there are many issues regarding thesolar industry that the consumer

should understand before and after theymake an investment in a photovoltaic sys-tem. The following information is providedto help educate the consumer.

The PV manufacturing sector is in themidst of a protracted downturn because ofaggressive capacity build-up in the last fewyears, as well as severely curtailed subsidiesin major feed-in tariff markets, which resultin massive supply-demand imbalances. As aresult, GTM Research reported last weekthat it expects up to 180 PV manufacturerswill either be bankrupt, consolidated or justexit the market over the next two years. Italso has been concluded that even largerdiversified firms — such as LG, Samsung,Sharp, Panasonic and Bosch — will exit themarket to cut their losses after concludingthat they have no competitive edge.

What does this mean for module war-ranties and defective equipment servicing?

Defective modules have turned up ingreater numbers over the last few yearswith power losses that have exceeded 30percent. One defect is called PotentialInduced Degradation, which is a leakage ofcurrent flows between cells and moduleframes. The resulting power loss and celldegradation is just the beginning of whatmany fear is a common problem ratherthan an exception. Photon magazine recent-

ly wrote about “snail trails,” which havebeen found in more than 25 manufactur-er’s modules. The discolored appearance inthe module signifies hot spots, which resultin less energy produced. For the most part,the industry has kept these problems outof public view, especially in light of theindustry’s economic conditions. It might beargued that these problems are the eco-nomic result of poor profitability within the

industry.Poor installation practices within the

local industry are also a concern whenconsidering temperature response andwind uplift. PV modules should be elevatedabout 10 inches off the roof to help venti-late and cool the modules. PV modulesoperating at higher temperatures have sig-nificantly reduced voltage. Long-term, high-er operating temperatures in the modules

lead to premature degradation of themodule encapsulation. For the above rea-sons, it is desirable to install modules toallow them to remain as cool as possible.Most systems in Hawaii are installed tooclose to roof surfaces, resulting in lesspower and shorter life spans.

There is a lot to consider when purchas-ing a PV system. Price is often a reflectionof poor installation practices and usinglower-quality manufacturers that will notbe in business in the future. Shining the light on anenergy-efficient home It’s easy to instantly trim your energy

consumption and boost the eco-friendliness of your home. The key to

easy energy savings is lighting. Though formany homeowners and renters, knowinghow and what to do to improve theirhome’s lighting energy efficiency can beconfusing.

To alleviate that confusion, the AmericanLighting Association (ALA) offered eighteasy energy-saving steps:

1. Replace incandescent bulbs withcompact fluorescents (CFLs).To makean immediate impact on your energy con-sumption — and your utility bill — swapout your most-used incandescent bulbswith CFLs. “It’s the easiest way to startimproving your energy efficiency,” said JoeRey-Barreau, education consultant for theALA and an associate professor at theUniversity of Kentucky’s School of InteriorDesign. If you have not used any residentialCFLs in your home, you might be surprisedat their range and versatility. The newestCFLs do not flicker like those of old, andthey have much better color quality thaneven just a few years ago. A close look atthe color temperature listed on the bulbpackage label can help you get the rightproduct. “What happens is that people buya color temperature that’s too cool, andthey absolutely hate it,” said Rey-Barreau.Instead, choose a bulb that’s labeled “resi-

dential color,” “warm” or “soft white.”

2. Replace dimmable incandescentbulbs with dimmable CFLs. As thecolor range of CFLs has improved, so hastheir ability to be dimmed, said Rey-Barreau — and dimmable bulbs are aproven way to decrease energy use.However, while technology has come along way, CFLs still do not have the dim-ming range of incandescents. “At about 20to 30 percent, the CFL will shut off,” saidRey-Barreau.

3. Buy name brands. It is frustrating toinvest in a longer-lasting bulb only to haveit burn out quickly. To avoid that, buy recog-nizable brands for improved quality andcolor.

4. Revamp outdoor fixtures. Your out-door lighting fixture may be beautiful, but itmay be an energy guzzler, too. Start outsideas you slowly replace fixtures with moreenergy-efficient versions. Look for thosethat use either CFLs or light-emittingdiodes (LEDs), or those that activate usinga motion sensor or photocell.

5. Buy Energy Star-qualified fixturesand bulbs. Energy Star is a U.S.Department of Energy certification mostrecognized on appliances — though alsoused on lighting fixtures and bulbs. “Any

time someone buys a product that has theEnergy Star label, they’ll know it has bothefficiency and quality verified,” said Rey-Barreau.

6. Retrofit recessed lighting with LEDfixtures. Recessed fixtures can be easilyreplaced with super energy-efficient LEDversions — without any messy construc-tion. “You just take off part of the existingfixture, and the replacement fixture fits intothe old housing,” said Rey-Barreau. “LED fix-tures have a high initial cost, but the fixturewill last literally the lifetime of the project.”

7. Replace under-cabinet lighting.With long life and super-high efficiency,some LED lighting also offers fairly easy

installation, including pucks and strips usedas under-cabinet lighting. As an addedbonus, LED lights will not give off the unde-sirable heat of incandescents.

8. Be realistic in your expectations.While upgrading some or all of your light-ing is a good way to improve your energyefficiency, it is not a one-stop solution. “Oneof the things sometimes misunderstood isthat people assume if they replace all oftheir incandescent lighting with energy-effi-cient versions, they are going to save thishuge amount on their electricity,” said Rey-Barreau. They will save, of course, but sincelighting only accounts for about 10 percentof all electricity consumption, the amountsaved will be relative to that. The most sav-

As always, anytime you are working with electricity, itpays to keep the following safety tips in mind:

Decorating outside the home• Decorate only during daylight hours so it’s easy to

see power lines and avoid them with your ladder.

• Before stringing lights in outdoor trees, check to besure the tree hasn’t grown too close to power lines. If itcomes in contact with the power lines, the entire treecould be electrified.

• For added protection, plug outdoor lights and deco-rations into circuits protected by ground fault circuitinterrupters (GFCI outlets typically have a “reset” and“test” button).

Decorating inside the home• Trim your tree with only flame-resistant materials,

including tinsel or artificial icicles made of plastic or lead-free metal.

• Do not run cords under rugs, through doorways,around sharp corners or over pipes.

• Connect decorative lights to multi-outlet powerstrips that contain their own breakers.

• Never use lighted candles on a tree or near otherevergreens.

• Do not use water on an electrical fire.
