• Courthouse East is designated inthe Transition Area Master Plan as a "special place" and important node for aggregation of residential units and commercial space.

• The 15,000 sf lot size may be reduced ifthe units are located to maximize viewsand active open space is nearby.

• The units can be clustered together onsmaller lots to create a hamlet, similar tohistoric settlements.

• Through use of the Planned Development regulations of the Zoning Ordinance, with smaller lots, the developer can achieve 53 lots .
