ARCHITECTURAL CEILING PLANLEGEND
GENERAL REQUIREMENTS
The Drawings and General Provisions of the Contract apply to the work included in the Drawings and Specifications.
All work must be performed in strict accordance with applicable codes and ordinances. It is the responsibility of the Contractor to familiarize themselves with the coderequirements and perform all work accordingly.
Contractor shall be responsible for all applicable Trade Permits.
Field conditions may very slightly from those indicated on the drawings. The Contractor shall verify all field conditions prior to commencing work. Any and all discrepancies shallbe brought to the attention of the Architect/Program Manager prior to performing any work.
Contractors shall remove all debris and scrap materials from the site on a daily basis. The site and building shall be maintained in a clean and safe condition at all times. Theowner reserves the right to back-charge Contractors for clean up and removal of unwanted materials.
At the closeout of the project, the Contractor shall provide warranties and guarantees as requested in the name of the Owner. Final waivers of lien, bonds, and operation &maintenance manuals if applicable shall be due at the conclusion of the project.
Alternates are acceptable only with prior written acknowledgement from the Architect. Substitutions shall not compromise and shall not diminish the quality of the work.
A Dust Barrier or an approved method must be erected during construction in order to protect the on-going operations and all human interaction from dust, dirt, debris and noiseduring construction.
SUBMITTALS
Samples and Shop Drawings shall be submitted for finish materials. The Architect/Program Manager shall approve all materials and manufacturer's products used on the project inadvance.
Contractor must submit three (3) copies of Owner's Operation and Maintenance Manuals for all equipment installed. Also the contractor must submit a Schedule of Valuescorresponding with the AIA payment request breakdown at the commencement of contract.
DEMOLITION
Furnish all labor, material and equipment for all demolition as required to execute the work. The demolition work shall be closely coordinated with all Sub-Contractors to avoid thedisruption of existing services and to complete the work. The Contractor shall provide labor assistance, debris removal and remove all abandoned and/or unused materials from thebuilding.
MASONRY
All new masonry to match existing nominal size and coursing.
Grout only cores with rebar and courses indicated by drawings.
All exposed masonry opening edges shall be 1" radius bullnose .
DOORS AND GLASS
Furnish all necessary labor, material and equipment for the complete installation of doors, frames and hardware as shown on the drawings. The extent of the work shall be as indicatedon the drawings.
FINISHES
Furnish all labor, materials, and equipment for the complete installation of all finished surfaces and the painting of all surfaces where indicated on the drawings. The extent of the finishwork shall be as indicated on the drawings and as follows:
For new walls and/or soffits provide new 5/8” gypsum board unless noted otherwise.
Prime walls and apply two (2) coats of latex paint where scheduled. Apply one (1) coat of block filler on all new exposed CMU surfaces prior to painting.
Perform rip out of existing carpet and Vinyl Cove Base.
Perform all necessary floor and base preparation to receive new finish.
Install all New Carpet Tiles (Manufacturer: Patcraft's Style 10302 Vivid (24”x24”) & Color by Architect. To be installed per Manufacturer's Specifications.
Install New Vinyl Cove Base (4" black matte finish with matching pre-formed corners).
Provide and install all necessary Transition Strips, Reducers, etc.
All colors shall be as selected by the Architect/Program Manager.
ELECTRICAL
Coordinate all electrical re-work with the architectural documents.
Provide new wiring, receptacles, switches and lighting required to complete the work.
Provide new light fixture where indicated on the drawings.All electrical work shall be engineered and installed by a licensed and experienced contractor in accordance with the latest applicable codes.
PROJECT SIGNAGE
No project sign is required for this job. No other sign or advertising shall be displayed on the premises without the approval of the Owner or Program Manager.
CONSTRUCTION BARRICADES
The Contractor shall provide, prior to start of work and remove after completion of work, temporary construction barricades and signage markers indication work above. No main entryinto the building shall be blocked off without Owner/Program Manager approval.
SECURITY
Security Enclosures : Provide all temporary dustproof enclosures required for protection of Contractor's equipment and materials and at any other location where temporaryenclosures and protection may be required. Provide all temporary enclosures required for protection of Owner's property where Contractor's work has penetrated or is directlyadjacent to the Owner's property.
Regulations and Use of Premises: All workers shall be governed by the Owner's regulations in the use of the premise as required for the scope of work. The Contractor shall restrictactivities to the designated area or areas established by the Program Manager.
CONSTRUCTION FIRE PROTECTION
Fire Protection Measures : Contractor shall be fully responsible to adhere to all MIOSHA regulations, State Fire Marshal and City of Detroit Life/Safety protocol.
Requirements : Contractor shall enforce the following project protocol:
No flammable liquids are to be stored within perimeter of buildings occupied or under construction.
Remove combustible debris from the building and other debris daily.
PROJECT PROGRESS MEETINGS
Purpose and Place : A meeting of the various trades engaged in the work of the project shall be held at the job-site at regular intervals as directed by the Program Manager. Themeetings will be conducted by the Program Manager and the Program Manager shall take minutes and distribute minutes to the project team within two (2) days after the date ofthe meeting.
PROJECT CLOSEOUT
Submit applicable executed warranties and maintenance agreements.
Remove temporary facilities and complete final cleaning.
