Reference is made to the above site and Material Change of Use Application (Reference:
DA-2013-343), Information Request dated 22 October 2013 (Please refer to Part 3 – Informal
Information Request email). Whereby a number of amendments to the existing plans were
sought before the new layout plans could be supported.
We have now amended the plans to comply with all information requested in the
Information Request and request that the new plan designs and layout be accepted.
The required amended are listed below with compliance noted individually.
The construction of the western wall is not
supported by Council. The building must be
re-designed generally in accordance with the
footprint shown on DA-2012-48.

show a rear setback in compliance with DA-
2012-48 of approximately 1.5m setback from
the rear boundary for all habitable spaces.
The garages however, are located
approximately 200mm from the boundary,
which is generally in accordance with the
preliminary plans stamped approved in DA-
2012-48.
Clothes drying must be shown outside the
units at ground level.

show a 0.94m x 2.4m compact clothesline
located at the rear of each dwelling unit.
Each unit must be provided with 6m3 of
dedicated storage space and a sealed
surface for two wheelie bins.

a 3m2 storage shelf, located above the car
space within the garage of each unit. This
equates to approximately 4.65m3 of storage
space per unit, which the assessment officer
has reviewed and has given her approval.
The landscaping plans appear to show
fencing along the frontage. Provide details of
the fencing. Council does not support fencing

no fencing to the front boundary. Where
fencing is proposed, it must have

Upon review of the abovementioned Development Application and supporting information, Council as Assessment Manager, requires further information to satisfactorily assess this application. The information requested is set out as follows:- 1. The construction of the western wall is not supported by Council. The building must
be re-designed generally in accordance with the footprint shown on DA-2012-48.
2. Clothes drying must be shown outside the units at ground level.
3. Each unit must be provided with 6m3 of dedicated storage space and a sealed surface for two wheelie bins.
4. The landscaping plans appear to show fencing along the frontage. Provide details of the fencing. Council does not support fencing higher than 1.2m on frontages and prefers no fencing to the front boundary. Where fencing is proposed, it must have landscaping in front of the fence to soften the appearance.
Pursuant to section 278 of the Sustainable Planning Act 2009, the applicant is required within six (6) months of this Information Request to give Council the following: a) all of the information requested; or b) part of the information requested together with a notice asking Council to proceed with
the assessment of the application; or c) a written notice –
