1. INTRODUCTION

Dear Guest,

Welcome to Casa 11 at Mar e Sol. Please be aware that the Border Crossing is open between the hours of 08:00 – 17:00. Do not plan to arrive there at 16:55 as they have already closed everything up, shut the computers etc, they actually leave the border post at 17:00.

The normal MareSol reception hours are 07:00 – 17:00.

We would like to draw your attention to the House Rules which are there for your protection and safety as well as ours. The rules are not particularly onerous and designed with the wellbeing of residents, guests, the environment, the houses and the complex in mind. Please take a few minutes to familiarise yourself with these rules which are binding on all Tenants and Visitors.

You will be required to pay a key deposit upon your arrival and this will be refunded to you on your departure. Please ensure that your inform the attendant at Reception of your intended departure date beforehand so that refunds can be arranged accordingly.

Please also indicate to the attendant at Reception the times at which you would like Housekeeping to attend to the cleaning of the house every day. The service includes cleaning the dishes, making the beds, cleaning the braai and bathrooms and sweeping. This twice daily service in included in your rental fees.

Kindly check the enclosed inventory and advise the attendant at Reception should any of the items be broken, damaged or missing.

The house has an alarm system and we request that you obtain instructions on the operation thereof from the attendant at Reception. Please ensure that the alarm is armed whenever you leave the premises.

If guests require assistance in unpacking their vehicle on arrival we would prefer if the maintenance team could be used (enquire at reception) rather than one of the security who would then have to leave his post to assist.

4. EMERGENCY

If an Emergency occurs whereby medical assistance or evacuation is occurred please refer to the following:

In the day please contact one of the Managers on duty at reception (Fifi, Wane, Vincent). If the Manager is not in the office please ask the security at the gate to locate the Manager who may be in the Complex somewhere. The Managers emergency cell phone numbers are now posted on the reception office wall. The Manager has access to the medical sister on duty at the local Clinic in town (in case of sutures etc) and to a qualified paramedic plus can assist in speedy evacuation to the border if necessary. The local community hospital at Manguze is one of the largest in the area, well staffed and more than adequate in dealing with other emergencies other than diving related traumas. ???All emergency numbers are located on the wall in the reception office and include the SA Police at the Border, the Chief of Immigration on the Mozambican side, the nursing sister, paramedic in town, Manguze Hospital, Commandant of Police in town, DAN (Divers Alert Network), Richards Bay Hospital for diving trauma etc.

At night contact one of the security guards on duty who will immediately contact one of the Managers at home. Depending on the Emergency the Manager will then activate a pre-designated Accident Plan??? which could include if necessary, evacuation through the Border Post after hours.

What is this Action Plan???

5. FIRE PREVENTION & REACTION

The house has x2, 9kg DCP (Dry Chemical Powder) Fire Extinguishers located at the patio doors and the front door . The house has access to a Fire Hose located on the walkways with enough length to reach around three houses at a time. All Mar e Sol staff are be trained in Fire Prevention and termination. In case of a fire guests are requested to:

Immediately contact Management (either through security or main office who in turn will contact the rest of the staff and townsfolk to assist).

If possible remove dangerous, chemicals, gasoline and or gas before the fire reaches these items (do not under any condition attempt removal of these items if the fire has reached that area).

In the case of:o an electrical fire use the DCP Extinguishers, o in case of a stove cooking fire smother the fire with mielie meal or flour and only

use water or DCP after the pan has been removed from the stove (to avoid splashing the fire onto walls)

o in case of a gas fire use DCP to extinguish and remove and isolate the gas bottle, if it is safe to do so.

All persons are to evacuate the house immediately irrespective of the strength of the fire.

In all cases whether the fire is on the inside or outside of the house, immediately locate the nearest fire hose on the walkway and begin spraying the roof and walls of the house at the area closest to the fire.

6. USE OF SITES AND NOTIFICATIONS

All persons arriving at or departing from the Company Area shall notify the Management Company appointed by the Company at least 48 (forty eight) hours before such arrival or departure.

Tenants / visitors shall be entitled to use and enjoy House 11 in a manner which does not interfere with any other owners or third parties’ rights to same.

Tenants / visitors are required to abide by the rules, regulations and conditions set out below.

7. GOOD NEIGHBOURS

No activity or hobby shall be conducted on any Site, which will cause aggravation or nuisance to fellow Residents or which interferes with the expected tranquil nature of the Company Area.

The volume of music, electronic instruments, entertainment or activities of domestic employees emanating from House 11 should be at such level as not to cause nuisance to any other Residents in the Complex or any Complex Area.

No washing should be hung on lines unless screened from all roads and neighbouring houses.

Refuse must be properly retained from being exposed to other Residents, wildlife, common areas and eco-sensitive areas. Collection and disposal of refuse will be provided by the Management Company.

8. IMMEDIATE SURROUNDS

Tenants are be responsible to maintenance the house in the condition it is found.

Trailers, boats, all garden equipment, tools, vehicle, or boating accessories such as sails, masts, oars, engines and parts, should be stored or left out of view and screened from roadways or neighbouring properties, to the satisfaction of the Management Company / as agreed with the owner of House 11.

No waste material may be dumped anywhere on the Complex Area and must be removed from the Complex Area immediately by the member in accordance with arrangement with the refuse removal policy of the Company.

No poisonous chemicals may be discharged anywhere on the Complex Area.

The use of any part of the Complex Area whether on land or at sea by Tenants / Visitors is entirely at their own risk.

9. USE OF COMPANY AREA

Tenants / Visitors Residents shall not allow any child under the age of 16 (sixteen) years to live on the Complex Area, drive a vehicle or motor boat, put to sea, in a boat, canoe or yacht, or to swim out to sea, or dive in the ocean unless accompanied by and under the supervision of an adult of 21 (twenty one) years of age or older.

No fire shall be lit on the Complex Property or in any of the houses except at the discretion of the Management Company or in designated areas.

No camping shall be permitted on the Complex Property whatsoever.

No dogs, cats or any pets are permitted on the Complex Area.

If a tenant / visitor damages any part of the Complex Area or improvements thereon whether accidentally, negligently or wilfully, the visitor / tenant shall be liable for the cost of repairing or replacing the same. The cost of such repairs will be funded by the key deposit.

Tenants / visitors shall not use, or traverse beach boats, immediately in front of beachfront properties which do not belong to them. All boat owners shall beach their boats at designated launching sites or marina or common beach areas as determined by the local Authorities.

Tenants / visitors may fish and must abide by the Local Legislation pertaining to this activity.

Animals (marine or land), fish, birds in nests on the ground, shall at all times have right of way within the Complex Area.

No turtles may be disturbed whether at sea or in the process of nesting. No turtle whilst on the beach may be approached to within 20 (twenty) metres and no light may be shone on them.

No person may disturb or approach to within 20 (twenty) metres of any whales, dugongs, dolphins or whale sharks.

The onus shall be on a tenant / visitor at all times to see to his or her own safety when on the Complex Area. The liability for the consequences of any injury sustained on the Complex Area or reserve whether in or on the sea or land or in the air from whatever cause shall not rest with the Management Company, and all Tenants / visitors hereby indemnify and hold harmless the Company, against any claim or loss howsoever arising therefrom.

Tenants /Visitors shall park in the specially demarcated areas only.

If a Tenant / Visitor damages any part of the land or improvements thereto whether accidentally, negligently or wilfully, the Tenant / Visitor shall be liable for the cost of repairing or replacing the same. The Management Company shall not be responsible for, and the Tenant / Visitor hereby indemnifies the Management Company, or any of its employees against any loss, damage or injury which the member or any person utilising the right of use which the member or any Tenant / Visitor may sustain on the Complex Area by reason of any act whatsoever.

Each Tenant / Visitor also indemnifies the Management Company, against liability for any injury damage or loss sustained on the Complex Area by any person whether they be a Tenant, Visitor or employee, as a result of the Owner’s property falling into a defective state, or by reason of repairs, or maintenance not being effected timeously or at all.

10. SECURITY

We have 10 full time security guards with 3 on shift at any given time. One guard is stationed at the top entrance, one at the bottom and one patrolling the complex 24 hours every day. The guards are trained in fire prevention/control and have a system through 2-way radios to respond to any disturbance or intrusion. An alarm activated in any of the houses will send a signal to the security office through a flashing light and buzzer which has to be manually switched off by security prior to response. The guard then peers through the window in reception to a control box which flashes the number of the house which alarm has been activated.

Security then contacts one of the Managers (Fifi, Vincent or Wane) before moving off to investigate the house which alarm has sounded. As a back up the control box in reception will continue flashing until being reset by the Manager in the morning who obviously will query the activation plus open the house to check the source of activation.

Security is an attitude. It is for each Tenant’s / Visitor’s own benefit and for the benefit of the entire community. Tenants / Visitors are to exercise sufficient care to ensure that tampering with vehicles, boats and or sports equipment is prevented, notwithstanding the regulations concerning fences and or access points above. The Management Company assumes no liability in this regard.

Access controlling mechanisms, notices, or demarcations in place, shall not be removed, moved or interfered with at any time.

All Tenants / Visitors are required to adhere to security protocol. Formalities and Rules relating to access by Tenants / Visitors shall be determined by the Management Company from time to time.

11. SEPTIC TANK

It is very, very important to adhere to the regulations pertaining to the use of Septic Tanks. If these procedures are not followed to the letter, Septic Tanks will overflow and we will have the unpleasant job of continuously emptying out these containers.

The Tanks are two compartmental containers that consist of a water run-off section (to French Drain) and a section for solid waste. The solid waste section is biodegradable in that natural bacteria and other organisms will ensure that the waste is continuously depleted.
