THISIS BIG.

Over the next two decades, Huntlee will grow from a bold vision into a vibrant reality. It will become a living, breathing community, buzzing with new businesses, schools and neighbourhoods full of happy, growing families.

Based on traditional neighbourhood design, Huntlee’s bustling town centre will be surrounded by four self-sustaining, picturesque villages, each with its own distinct character yet sitting harmoniously alongside its neighbours.

Over a 20-year period, Huntlee will evolve to become home to 20,000 residents in up to 7,500 dwellings.

The master-planned community will offer a diverse range of home options and deliver on every aspect of modern living – embracing art, culture, entertainment, business services, education, recreation and so much more.

Huntlee’s first village, Katherine’s Landing, is coming to life right now. Don’t miss the opportunity to be there from the start and influence the way this remarkable community will grow and prosper.

Huntlee. Your new town in the heart of the Hunter. Welcome home.

The Hunter Valley is, quite simply, incredible. It is one of Australia’s major economic hubs and also encompasses a world-renowned wine region with flourishing gourmet, tourism and primary industries.

Growth, facilities, infrastructure, opportunities, it has it all in abundance. Now, for the first time in decades, the Hunter Valley will have something exceptional in its very heart: a new town.

When it comes to vision, land, space, planning, potential

and, most importantly, commitment, Huntlee is

something else. Big.

THECREATORS.LWP stands for ‘Live, Work, Play’ and that’s the philosophy we bring to all our projects. We create communities. We’re all about people and developing places which families will love.

Ellenbrook, just outside Perth in the Swan Valley, is a shining example of the standard set by LWP. Australia’s most awarded new town, it is a thriving community boasting every modern amenity and designed around the needs of its residents. That same successful model is what we are bringing to Huntlee. It will be a town designed for 21st Century living, with a focus on education, employment and recreation opportunities for its residents.

Community, in every sense.

The concept of ‘family’ is broader than ever. Luckily, Huntlee is designed to welcome each and every type of family unit. From couples, young and old, to singles, from new families with young children to empty nesters, Huntlee is about encouraging fully-realised communities. Close-knit in every sense.

Huntlee’s master-planned villages are designed to create happy households and a true sense of community spirit – from next door to the length of your street and throughout your village. That is a neighbourhood. And that’s the caring, sharing, “Hi, how’s it going?” essence at the heart of Huntlee’s community spirit.

The town of the future built

on principles of the past.

Huntlee’s mixed-use town centre, surrounded by walkable neighbourhoods, will be based on the

principles of traditional neighbourhood design, the fundamental form of our most treasured settlement patterns in Australia. It is only since moving away from this original model have we understood how traditional neighbourhoods – featuring mixed-use, pedestrian and cyclist friendly communities of varied populations – are the most sustainable urban form. That’s why it is at the core of our community master-plan for Huntlee.

Let’s get real.

Real community, not another subdivision. Actual neighbourhoods where neighbours are friends. Facilities close by. A smart, modern home inside, with natural spaces calling you outside. A community with all the benefits of the Hunter Region within easy access. Say hello to your new life at Huntlee.

CENTRED. FOCUSED.Our community-centric approach applies to Huntlee’s building time frame as well as our lifestyle vision. To create a clear sense of destination, right from the beginning, we’re building Huntlee’s first commercial facilities at the same time as our first residential homesites.

Growing, together.

Like every aspect of Huntlee, the town centre is entirely master-planned. It will become the focal meeting point for each of the four neighbouring village communities.

Coles has already committed to building a full-range supermarket as well as a number of associated specialty stores in the town centre. From the start, a balanced chain and boutique retail offering will grow alongside the flourishing Huntlee community.

A pumping heart.

Upon completion, Huntlee’s 200ha town centre will provide infrastructure for retail, commercial and education enterprises. It will incorporate up to 1,700 medium-density townhouses and apartment residences and generate approximately 3,000 jobs along the way.

Huntlee will be at the core of new business and investment opportunities in the Hunter Valley, with offerings across retail, hospitality, healthcare, entertainment and education as well as professional and trade services.

Life-long learning.

From childcare to aged care, with state-of-the-art secondary education and clear opportunities for tertiary campuses, Huntlee will be a community committed to life-long learning.

Better still, the Huntlee Academy will provide comprehensive training programs, opening new onsite career pathways during the construction phase across Huntlee.

Added to that, the Hunter Expressway to the south-east and the New England Highway to the north-west will give Huntlee residents unprecedented access to broader employment and training opportunities across the region.

The centrepiece of the Huntlee Town Centre will be the $10 million

Town Park, also being constructed as part of Stage One. The park

will include a stunning lake – fully serviced by onsite reticulated

water – sports grounds and extensive recreational parklands

designed in consultation with the people of the Hunter.

LIFE, RECLAIMED.Less travel. More life.

Located just past the New England Highway, Hunter Expressway and Wine Country Drive intersection, Huntlee really is in the heart of the Hunter.

From here, within 20 minutes you can be in Cessnock, Singleton or Maitland and, don’t forget, the Hunter’s world famous Wine Country is at your doorstep.

The new Hunter Expressway means Australia’s sixth largest city, Newcastle, is under 45 minutes away and you can be on the outskirts of Sydney in less than 90 minutes.

If train travel is your preference, Branxton Station – on the main Hunter Line – is within walking distance. Huntlee will also be serviced by public and private bus lines.

World’s best, next door.

The world famous Hunter Valley Wine Country is literally just down the road from Huntlee.

Renowned for so much more than just fine wine, no other location does outdoor events quite like they do in Wine Country. From international touring acts such as The Rolling Stones, The Eagles or Sting & Paul Simon, to signature sensations such as the Lovedale Long Lunch and Jazz in the Vines, you will never be at a loss for an event to delight the senses. And, of course, the wine tasting opportunities are in absolute abundance.

When it comes to eating out, whether your preference is five-star fine dining or a picnic basket under a sky full of stars, your every wish will be answered in this world class tourism destination.

Lose your phone. Find yourself.

If you want to recharge your soul not your smart phone, at Huntlee there will be a host of opportunities to get among the great outdoors and be as active or passive as your heart desires.

Explore and reconnect with the natural environment, go swimming or fishing in streams, mountain climbing, bike riding or take on some of the fabulous surf beaches along Newcastle’s coastline.

As well as all the recreational opportunities provided by Mother Nature, a wide variety of facilities will be built in Huntlee. It will be a great place to raise your little champ with sporting clubs and first class facilities available year round.

Handy Huntlee.

Huntlee is the ideal mix of country charm and urban convenience. While the excitement at Huntlee continues to build, the neighbouring villages of Branxton and Greta offer State and Catholic primary schools as well as medical facilities, post offices, shops, cafés, restaurants and a range of other services.

Nearby, Cessnock, Singleton and Maitland boast private and public primary and secondary schools, hospitals and ancillary medical facilities, full-scale shopping centres and all the other services and facilities you’d expect in a major regional centre.

Smartest homes.

Utilising leading sustainable technologies, Huntlee’s Design Guidelines’ built-in passive design principles provide comfort all year round.

Better still, the Huntlee Water initiative’s “third pipe” delivers recycled water for washing machines, toilets and gardens.

High speed NBN connectivity means you’ll always be in touch. Connecting to cleaner, cost-effective Natural Gas also ticks boxes.

Giving the land a hand.

At LWP, we are committed to ensuring a sustainable future for us and our environment. Within the Huntlee project area, you will find large tracts of preserved vegetation to retain the natural habitats of the local flora and fauna. Environmental lands totalling 803ha have been dedicated in perpetuity within the project boundaries – including the 17ha Persoonia Park, dedicated to the preservation of the rare Persoonia pauciflora. An additional 4,988ha of conservation lands have been gifted to the NSW Government.

You, back in community.

No LWP project is complete without establishing a cohesive community. We’re nationally recognised for it. So, from the very start at Huntlee, we’ll focus on fostering community spirit within the town.

This includes facilitating groups of like-minded people to find common interests then actively developing special interest groups in arts, sports and so much more.

We will also stage regular events and activities at Huntlee, designed to bring our residents together and remind them what neighbourly goodwill is all about.

The rich history of the Hunter Region will be honoured and celebrated within Huntlee. Its strong indigenous heritage, together with the more recent mining, viticultural and agricultural history, will all be woven into the design fabric of the town centre and the four surrounding villages.

Huntlee’s fi rst village, Katherine’s Landing, pays homage to the pioneering viticulturalistsand is named in honour of the fi rst family ofwine-growing in the Hunter.

When 20-year-old Katherine Busby boarded the good ship Triton in England in 1824, little did she know, on that voyage, she would meet her future husband and together they would help shape the direction of one of Australia’s most famous wine-growing regions.

Accompanying Katherine was her father, John Busby, who was sailing to Sydney to set up that township’s fi rst water supply via the now famous “Busby Bore”. Travelling with them was Katherine’s brother, James Busby, who came to be known as the Father of the Australian Wine Industry.

Also on board the Triton was William Dalrymple Kelman, who would win Katherine’s heart and go on to manage John Busby’s farm, known as ‘Kirkton’, near Branxton.

James Busby planted vines at Kirkton in 1830and so the fi rst commercial vineyard in NSWwas born. While James planted the originalvines, it was William Kelman who managedthe vineyards and the wine-making operation. For at least a century thereafter, Kirkton wasto produce light wines acclaimed as among the world’s fi nest. Katherine and William spent the remainder of their days at Kirkton, raising their three children and laying the foundations for one of the country’s fi rst wine-making dynasties.

As for the “Landing” part of our fi rst village’s name, that is a nod to the private aeroplane landing strip which belonged to a local farmer and once ran along the ridgeline at Katherine’s Landing. This area will be maintained as public domain open space and offers the perfect vantage point to look out over the village.

Chapter 1 - Scene 1Sweeping into Katherine’s Landing from the newly upgraded Wine Country Drive, you’ll be greeted by wide, tree-lined streets and a delightful, vineyard-themed village scene.

Meandering through the first village’s leafy streetscape and taking in the panorama from the natural ridgeline, you’ll soon find yourself at the village centre. Each of Huntlee’s four villages will have its own dedicated village centre, complete with a range of community facilities and services to cater for day-to-day life.

Big, welcoming hearts.

The location of Katherine’s Landing’s primary school, local shops, childcare centre and community hall have all been identified. More than $39 million has been committed to provide an array of urban services to grow along with the community.

The very essence of Katherine’s Landing – indeed all of Huntlee – is convenience, making the village centre and its facilities easily accessible by foot or bicycle. This will create the same welcoming and inclusive feeling in each and every village.

The big show.

Katherine’s Landing will also be home to Huntlee’s first Home Display Centre, featuring 17 of the state’s leading builders. The Centre will showcase more than 30 striking designs, providing a glimpse into the diversity of housing choice at Huntlee.

Every stage of life will be catered for at Huntlee, every family unit considered, every housing option available. From small terraces and townhouses to sweeping country acreages, there will be something to suit every lifestyle, every age and every budget.

With a wealth of combined experience, Huntlee’s home builders are brimming with ideas to make your budget work even harder and make that dream, your reality.
