CHALLENGE

• Developer owned an existing office tower and had sub divided the land and sold the tower – presented a hotel development that proved to be not financially optimised primarily due to the cost to develop the car park. The building shape and carpark layout were different, with a splayed building over a rectangular carpark, which would have increased the building cost substantially

• A number of significant trees on the site were required to be removed, which the Council objected to

• Building layout revised and made more efficient by aligning of the structure with basement below to minimise the transfer structure

• One accommodation wing realigned to avoid destruction of existing significant trees• Car park excavation costs and cost to remove contaminated materials

CHALLENGE

• Proposal presented by Developer for 188 keys over 13 levels on existing podium• Whilst project was viable, the design did not optimise the available footprint

solutions presented by TFE Hotels

SOLUTIONS PRESENTED BY TFE HOTELS

• Detailed analysis of the layout and structure undertaken and existing plans reviewed

• This enabled the reduction of circulation space • The existing carpark structure was used

OUTCOME

• Same number of keys provided over 8 levels rather than 13, significantly reducing construction costs and time

• Reduction in overall footprint of each floor with no reduction in room sizes compared to original design

• Substantial increase in the number of rooms with views

CHALLENGE

• Heritage Building refurbishment was reviewed by a number of operators but project proved difficult to be financially viable

• Significant public protest over development due to Heritage concerns

• Redesigned project that had been proposed by other developers removing one floor from proposal

• Worked closely with Federal, State and Local Heritage Authorities and the National Trust to ensure Heritage nature of building was respected

• Unique financing solutions devised to assist with development feasibility

FURTHER CASE STUDIES• Adina Apartment Hotel Perth, Barrack Plaza, Perth – DA approved project

redesigned by TFE Hotels creating an additional eight guest rooms within the existing footprint with minimal additional cost, significantly improving the value of the hotel

• Vibe Hotel Marysville, Victoria – TFE Hotels recommendation to alter the proportions of all standard rooms from initial proposal which allowed deletion of one entire wing of the building, while retaining the same number and nett area of guest rooms. This deleted significant amounts of circulation and façade area reducing construction costs and time

• Travelodge Docklands, Melbourne – suggested revisions to plans for development and through a more efficient layout resulted in an increased number of keys within each level allowing a reduction in height of the building by one level. This resulted in significantly reduced construction time and cost

• Adina Apartment Hotel Norwest, Sydney – layout redesigned using a standard room module that also suited the carpark module and increased the number of apartments whilst reducing the overall floor area slightly

• Vibe Hotel Rushcutters, Sydney, Vibe Savoy Hotel Melbourne, Victoria and Travelodge Hobart, Tasmania – these hotels were initially managed by other operators but when TFE Hotels took over we were able to reduce the administration area significantly due to TFE Hotel’s Central Services model, enabling the offices to be converted into guest rooms or let out as commercial space
