WHATISANASSUREDSHORTHOLDTENANCY
ThisAgreementcreatesanAssuredShortholdTenancy(AST)(asdefinedbytheHousingAct1988,asamended).ThisisaFixedTermtenancyforaperiodof6months.TheLandlordagreestoletthePropertytotheTenantfortheTermoftheTenancy.IftheTenantleavesbeforetheendofthatterm,theLandlordmayinsistthattheTenantpaystherentfortheremainderoftheTerm.Should the tenant fail to vacate the property on the expiry of a notice for possession then theLandlordcanonlyremovetheTenantfromthePropertybygivingtheTenantnoticeinwritingofhisintentiontoseekapossessionorder(evenaftertheTermofthisAgreementhasexpired)andbyobtainingacourtorder.ThecourtwillonlyordertheTenanttoleavethePremisesbeforetheexpiryoftheTermifoneofthereasonssetoutinClause3.1page11ofthisAgreementisproved.IfyouareinanydoubtaboutthecontentoreffectofthisAgreement,werecommendthatyouseekindependentlegaladvicebeforesigning.

References to fixtures relate to any of the Landlord’s furniture, furnishings, sanitaryware, decorative features, other equipment or any floor, ceiling orwall coverings andincludeanythinglistedinanyInventoryand/orScheduleofConditionassupplied.
InsuredRisks
“TheInsuredRisks”referstoinsuranceagainstfireandtheusualcomprehensiverisks.
Joint&severalliability
TheexpressionjointandseveralliabilitymeansthatjointlytheTenantsareliableforthepaymentofallrentsandallliabilitiesfallinguponthemduringthetenancyaswellasanybreachoftheagreement.IndividuallyeachTenantisresponsibleforpaymentofallrentand all liabilities falling upon them as well as any breach of the agreement until allpaymentshavebeenmadeinfull.AmaximumoffourpeoplecanbesuchjointTenants.
Thetermorthetenancy
References to the term or the tenancy include any extension or continuation, or anystatutoryperiodictenancywhichmayarisefollowingtheendoftheperiodsetoutinThePrincipalTerms.
ConsentoftheLandlord
WheretheconsentoftheLandlordisrequiredfortheTenanttocarryoutsomeactionitis strongly recommended that where such consent is granted, the Tenant obtainconfirmationinwritingsoastoavoidmisunderstandingsordisputesatalaterdate.
WaterCharges
This includes charges, rates or costs relating to water, sewerage and environmentalservices.
Utilities
Thisincludescharges,ratesorcostsrelatingtotelephone,gas,electricity,oilandCouncilTax.
Month/Monthly
Meansacalendarmonth.
InventoryandorScheduleofCondition
ThisreferstoanydocumentpreparedbytheLandlord,providedtotheTenant,detailingthe Landlord’s fixtures, fittings, furnishings, equipment and thedécor and conditionofthePropertyingeneral.Suchadocumentmaysubsequentlyberelieduponattheendofthetenancyinassessingdamage,orcompensationfordamage(overandabovefairwearandtear)andsoshouldbecheckedcarefullyatthecommencementofthetenancy.Anysignificantmistakes, incorrect descriptions or other amendments should be notified tothe Landlord within five days after receipt of the inventory. In order to avoidmisunderstandingsordisputeslater,itisstronglyrecommendedthatthisnotificationbeinwritingandacopykeptforfuturereference.

1. TENANTSOBLIGATIONSPleasenote this sectionsetsout thedutiesofa tenant. It is important for theTenant tounderstandwhat he agrees to do or not to do. If the Tenant breaks, or does not comply with any of theseobligations,theLandlordmaybeentitledtoclaimdamagesorcompensationfromtheTenant,ortoseekotherlegalremediesagainsttheTenant,includingthepossibilityofeviction.TheTENANTagreestothefollowing:AsjointandseveralTenants,toberesponsibleandliableforallobligationsunderthisagreement.TheseobligationstakeeffectfromJuly2015andourexistingTenantsbeforethisdate(butnottheirsuccessors)shallcontinuetoenjoythebenefitfromthepre-commencementparkrules.1.0 Youagreetocomplywiththeparkrulesasapplicable.Acopyofthecurrentparkrulesis
attachedtothisAgreement.
Rent&Charges1.1
Topaytherent,whetherformallydemandedornot,andallothersumsduetotheLandlordontime. PaymentsbyotherpersonsonbehalfoftheTenantwillbeconsideredas ifpaymentsfromtheTenants. InterestshallbepayableonunpaidrentfromthedateonwhichtheRentwasdueuntilthedateonwhichtherent isactuallypaid. The interestratewillbe5%abovetheBankofEnglandBaseRate.
1.2
TopayanyreasonablechargesorothercostsincurredbytheLandlordifanychequeprovidedby the Tenant is dishonoured or if any direct debit or standing order iswithdrawnWarfieldHomesLimitedadministrationchargewouldbe£40.00.
1.3
TobeliableatanytimetoreimbursetheLandlordanysumswhichtheLandlordisrequiredtorepay to the local authority in respect ofHousingBenefitwhichhas beenpaid direct to theLandlordonbehalf of theTenant, andaccepted in good faith, but is subsequently shown tohavebeenpaidincorrectlyorasaresultoffraud,errororineligibilityoftheTenant.
1.4
Forthedurationofthetenancy,topaytheappropriateterrestrialtelevisionlicencefee,cabletelevision or satellite television charges (if any) for the use of any television, or associatedbroadcastreceivingequipment(ifany)ontheProperty.
1.5
NottooffsettherentagainsttheDepositreferredtoherein.

Rentwillbereviewedannually.

UtilitiesandLiabilities1.7
On the signing of this agreement to have transferred to the Tenants name and to paydirectlytothesupplierallchargesdueduringthetenancyforthefollowing:-
I. Water rates, sewage disposal, gas, fuel, oil and electricity supplied to theProperty.
II. Telephone charges and all rent in respect of the telephone during the tenancyandlinkedtelephoneline.
III. theCouncil Taxwhich is the responsibility of theoccupant or anyother chargeleviedon theProperty replacing theCouncil TaxandFURTHER topay the sameand to indemnify the Landlord from and against all liability in respect thereofincluding any liabilitywhichmay be incurred by the Landlord as a result of theTenantceasingtooccupythePropertyashissoleormainresidence.
FURTHERMORE the Tenant consents to the Landlord advising the council and servicesuppliers of the Tenant’s responsibilities and for the council and service suppliers toadvise the Landlord of any details relating to the accounts at the termination of thetenancy.
1.8
WheretheTenantallowstheutilityorotherservicestobecutoff,bydefaultofpaymentorbyspecificinstruction,eitherduring,orattheendofthetenancy,topayorbeliabletopay,thecostsassociatedwithreconnectingorresumingthoseservices.
1.9 To informtheLandlordofanychangeof telephonenumberwithin7daysof thetenantbeinggiventhenewnumber.
Fixtures&FittingsandUseoftheProperty,inaTenant-likemanner1.10
TonotifytheLandlordasimmediatelyasispracticableofanydefect,damageordisrepairwhich develops or occurs at the Property which might be, or might reasonably beexpected tobecomeahazardor danger to life or limbor to the fabric of thePropertyitself. The Tenant must not carry out or authorise repairs himself except to takereasonable steps in an emergency to restrict or diminish such immediate dangers ordamage.
1.11
Toensureworkingbatteriesarealwaysinstalledinbatteryoperateddetectors.Totest,atregularintervals,anybatteryoperatedsmokealarmsorcarbonmonoxidedetectorsfittedinthePropertyandtoreplaceanybatteryinanalarmwhichisfoundnottobeworking.If the alarm is not working after the fitting of a new battery, to promptly inform theLandlord.
1.12
To keep the interior of the Property and all Fixtures and Fittings in the same state ofrepair, order, preservation, condition and cleanliness as at the commencement of thetenancy(fairwearandtearanddamagebyaccidentalfireandtheInsuredRisksexcepted)andtotakereasonableandpropercareintheuseoftheProperty,itsfixturesandfittingsandnottodeliberatelydamageoraltertheProperty,itsdécor,fixturesandfittingseitherinternallyorexternally. WheretheTenant,hisinvitedguestsorvisitors,areresponsiblebyanyactionforcrackedorbrokenwindowsordoorglassontheProperty,topromptlyrepair or replace such glass to the required specification and be liable for the costsinvolved.

1.13
To take care to replace or have replaced as appropriate, light bulbs, fluorescent tubes,fuses, etc., and when necessary during the tenancy and to ensure that all light bulbs,fluorescenttubesandfusesareinplaceandinworkingorderattheendofthetenancy.
1.14
If theTenantbrings intothePropertyanygasorelectricalappliance(s),hemustensuretheyaresafetouse. Anygasorelectricalappliancewhich is,orbecomesknowntobe,unsafeordangeroustoeithertheoccupantsortheProperty,mustnotbeusedandmustberemovedfromtheProperty immediatelybyasuitablyqualifiedGasSafeengineerorNICEICorNAPITqualifiedelectrician.
1.15
Not to remove from the Property any of the Landlord’s Fixtures or Fittings or to storethemintheloft,garageoroutbuildings(ifany)withoutobtainingthepriorconsentoftheLandlord. (In order to avoid misunderstandings or disputes later, it is stronglyrecommended that the Tenant obtain confirmation in writing of any such consentgranted).Wheresuchconsentisgranted,toensurethatanysuchitemsarestoredsafelywithoutdamageor deterioration and at theendof the tenancy to return them,withinreason, to the same places from which they were removed. Should any part of theContents be lost, destroyed or so damaged as to be incapable of being restored to itsformercondition(exceptsuchitemsasmaybedestroyedordamagedbyaccidentalfireunlesstheinsurancemaintainedbytheLandlordhasbeenwhollyorpartlyinvalidatedbyanyactordefaultby theTenant) tocompensate theLandlord indamages for replacingtheitem(s)orreplacethemwithsimilararticlesofatleastequalvalue.
1.16
Not to alter the appearance, decoration or structure of the Property or its Fixtures orFittings either internally or externally without first obtaining the prior consent of theLandlord. Such consent will not be unreasonably withheld. (In order to avoidmisunderstandings or disputes later, it is strongly recommended that the Tenant obtainconfirmationinwritingofanysuchconsentgranted).
1.17
Nottofixorhanganyposters,pictures,photographsorornamentstothewalls,ceilingsorwoodworkwithnails, glue, sticky tape, blu-tacor similar adhesive fixingsother thansolelywithareasonablenumberofcommerciallymadepicturehooksappropriateforthepurpose and tomake good at the endof the tenancy, or be liable for the fair costs ofmaking good anyunreasonable damage,marks or holes causedby such fixings or theirremoval.
1.18
Not to damage the pipes, wire conduits, fittings and apparatus within or exclusivelyservingtheProperty.
1.19
Toberesponsibleforunblockingorclearingstoppagesinanysink,basin,toilet,orwastepipe within the Property which serve such fixtures if they become blocked with theTenant’s waste, or as a result of the actions or inactions of the Tenant (or his invitedvisitorsorguests).
1.20
To take reasonableandprudent steps toadequatelyheatandventilate theProperty inordertohelppreventcondensation.Wheresuchcondensationmayoccur,totakecaretopromptlywipedownandcleansurfacesasrequiredfromtimetotimetostopthebuild-upofmouldgrowthordamagetotheProperty,itsFixturesandFittings.
1.21
Totakecarenottoput,orallowtobeput,anydamagingoil,grease,cookingoil,sanitarytowels, nappies, baby wipes, etc. or other harmful or corrosive substances into thewashingorsanitaryappliancesordrainswithinthePropertyoronthedriveways.

1.22
To take reasonable and prudent precautions expected of a householder as may berequired from time to time, but particularly between and including the months ofNovembertoFebruary,topreventdamagebyfrostorfreezingoccurringtotheProperty,itsFixturesorFittings.
1.23
TopermittheLandlord,orauthorisedworkmen,fromtimetotimeuponaminimumof48hourspriorwrittennotification(exceptinthecaseofanemergencyandmeterreading),to enter the Property during working hours, or at other reasonable times including atweekends,toinspecttheProperty,itsFixturesandFittings,andtodoworkwhichmightbe required from time to time in order to fulfil obligations under this agreement orrelevantlegislation.
1.24
TobeheldliableforthefairnetcostsinvolvedincarryingoutrepairandmaintenancetothePropertyor its Fixturesor Fittingsor furnishingswhere suchaction is requiredasaresultofnegligence,orsignificantbreachofthisagreement,ormisuse,bytheTenantorhisinvitedguestsorvisitors.
1.25
WheretheTenantclearlybreaks,orfailstocomplywith,anyoftheobligationsrelatingtolookingafterortheuseanyoccupationofthePropertysetoutunderthisagreement,theTenant agrees to carry out (at his own cost) any reasonable and necessary correctivemeasuresoractionwithinamaximumoffourweeksofbeingaskedinwritingtodosobytheLandlord,orwithinanyalternativetimescaleagreedwiththeLandlord,orearlier ifurgencyrequiresit.Afterthattime,theLandlordmaynotifytheTenantthattheLandlordisarrangingfortheworktobedoneandinsuchcircumstancestheTenantagreestoberesponsible and liable for the fair costs involved in those arrangements and for thecarryingoutofsuchworks.
1.26
During the tenancy, to take reasonableprecautions expectedof a householder to keeptheProperty,exceptthegarden,freeofinfestationbyinsects,vermin,rodentsoranimalfleas. Wheresuch infestationoccursastheresultofactionor inactiononbehalfoftheTenants, to be responsible for the appropriate costs in fumigating and cleaning anyaffected parts as appropriate and for rectifying and or removing the causes of such aninfestation.
1.27
As quickly as is practicable after receipt, to send to the Landlord any formal or legalnotice,ordersorothersimilardocumentdeliveredtothePropertybyathirdpartywhichrelateto,ormightsignificantlyaffect,theProperty,itsboundariesoradjacentpremises.
1.28
Not to change, alter, add to or otherwise damage any locks or bolts on the Property(except in the case of an emergency)without the prior consent of the Landlord. Suchconsent will not be unreasonably withheld. (In order to avoid misunderstandings ordisputeslater,itisstronglyrecommendedthattheTenantobtainconfirmationinwritingofanysuchconsentgranted).WhereanyneworadditionallocksorboltsarefittedtotheProperty, to promptly provide the Landlord, at the Tenant’s expense, with two sets ofkeys.
1.29
Topay,orbeliabletopay,allreasonablenetcostsandexpensesincurredbytheLandlordinsuccessfullyenforcingorremedyinganotablebreachof,orsignificantfailuretocomplywiththeobligationsoftheTenantunderthisagreement.
1.30
Tokeepthegardeninaneatandtidyconditionatalltimes. IfTenantdoesnotcomplywith this rule the Landlord has the right to arrange for the gardens to be maintainedprivatelyandtheTenantwillbecharged.

ForreasonsofventilationandsafetyyoumustnotstoreanyitemsunderneaththeParkHome,
Vehicles
1.32
Permission shouldbe requested topark commercial vehiclesof any sort inHarvest Leaonly.Whensuchpermissionisgranted,thevehicleshouldbe:
i. Accommodatedonthehardstandingofthepitch,andii. Notbeobtrusiveordisturbfellowrentersenjoymentofthepark.
1.33
The Landlord reserves the right to withdraw, for reasonable grounds, and uponreasonable notice, any consent previously given, for storing any boat, caravan orcommercialvehicle.
Other1.34
Nottosub-let,takeinlodgersorpayingguestswithoutthepriorconsentoftheLandlord.(Inordertoavoidmisunderstandingsordisputeslater,itisstronglyrecommendedthattheTenant obtain confirmation in writing of any such consent granted). The Landlordreservestherighttowithdraw,onreasonablegroundsanduponreasonablenotice,anysuchconsentpreviouslygiven.
1.35
Not toassign the tenancyof thePropertyoranypartof itwithout theLandlord’spriorconsent,whichwillnotbeunreasonablywithheld. (Inordertoavoidmisunderstandingsor disputes later, it is strongly recommended that the Tenant obtain confirmation inwritingofany suchconsentgranted). TheTenantwillbe liable for the reasonable feesandexpensesincurredbytheLandlordinarranginganyassignmentgranted.
1.36
Not to place or fix any aerial, satellite dish, notice, advertisement or board onto theProperty (eitherexternallyor internally)without firstobtaining thepriorconsentof theLandlord. Such consent will not be unreasonably withheld. (In order to avoidmisunderstandings or disputes later, it is strongly recommended that the Tenant obtainconfirmation in writing of any such consent granted). Where granted the Tenant willmeetallcostsofinstallationandsubsequentremovalandthereasonablecostsofmakinggoodanyresultantdamageorredecorationifsorequiredbytheLandlord.TheLandlordreservestherighttowithdraw,onreasonablegroundsanduponreasonablenotice,anysuchconsentpreviouslygiven.
1.37
Nottokeepon,orbringintotheProperty,anyinflammableorothermaterial(apartfromproperlystoredfuelorsimilarmaterialinquantitiesappropriatefornormaldomesticuse)whichmightreasonablybeconsideredtobeafirehazard,orotherwisedangeroustothePropertyorthehealthofitsoccupantsoroftheneighbours.
1.38
InordertocomplywiththerequirementsofthePartyWalls,etc.,Act1996(butonlyuponappropriate formal notice), to permit the owner of a neighbouring premises or theirauthorisedworkmenor theirprofessionaladvisors, access to theLandlord’sProperty inordertocarryoutanyworkrequiredtothePropertyortheneighbouringpremises.

1.39
I. Not touse theProperty,or knowingly allow it tobeused, for illegalor immoral
purposes and that includes the use of any illegal drugs which are or becomeprohibitedorrestrictedbystatute
II. Not to do anything at the Property which is a nuisance, annoyance or may
reasonably be considered anti-social behaviour, including making anyunreasonablenoise.
We will not tolerate any abuse, verbal, physical or mental either towards our team
members,residents,contractorsorvisitorstoourPark.Intheeventofanyabuseitwillbereportedtothepoliceandwherenecessarylegalactionwillbetaken
InsuranceandSecurity1.40
Not todeliberatelydoanything and to take reasonable andprudent stepsnot to allowanythingtobedonebyinvitedguestsorvisitors,whichleadstodevastation,harmorruinofthePropertyor itsContentsandnottodoanythingbywhichanypolicyof insuranceeffectedby the Landlord on the Property or the Contents thereinmaybecome void orvoidable.
1.41
ToreimbursetheLandlordforanyexcesssum,uptoamaximumof£200,payableundertheLandlord’s insurancepolicyforeachandanyclaimontheLandlord’spolicyresultingfrom any action or inaction on the part of the Tenant, his invited visitors or guests, inbreachofthisagreement.
1.42
Intheeventof lossordamagebyfire,theft,attemptedtheft, impactorothercausestothePropertyor itsContents, topromptly informtheauthoritiesasappropriateand theLandlordassoonasispracticable.Subsequentlytoprovide,assoonasispracticable,fullwrittendetailsoftheincidentinorderfortheLandlordtoassesswhethertomakeaclaimonanyrelevantinsurancepolicy.
1.43
BeforeleavingthePropertyemptyorunoccupiedforanycontinuousperiodinexcessof21days,tonotifytheLandlordinadvanceandtofullyco-operateandcomply(andbearthefaircostofsuchcompliance)withanyreasonablerequirementsorconditionsrelatingto the security or safety of the Property and its Contents whilst being left empty orunoccupied.
1.44
To be responsible for insuring any items introduced into the Property by the Tenantduringtheperiodofthetenancy.

2.0 LANDLORD’SOBLIGATIONSTHELANDLORDAGREESwiththeTenantasfollows:-2.1 The Tenant shall peacefully hold and enjoy the premises during the tenancy without any
interruptionbytheLandlordoranypersonlawfullyclaimingunderorintrustforhim.2.2
Tokeepinrepairthestructureandexteriorofthepremises(includingthedrains,guttersandexternalpipes.)
2.3
Tokeepinproperrepairandworkingorderthefollowinginstallations inthepremisesandtoreplacethesewhennecessary:a. The supply of water, gas and electricity and for the sanitation (including basins, sinks,
bathsandsanitaryconveniencesbutnotexceptasaforesaid,fixtures,fittings,(onlyiftheyaresuppliedwiththePropertywhenthisagreementstarts)andappliancesformakinguseofthesupplyofwater,gasandelectricity.
b. Forspaceheatingorhotwater.
PROVIDEDALWAYSthat ifanyrent is inarrearsfortwenty-onedaysafter ithasbecomedue(whether formallydemandedornot)or if theTenant fails toobserveanyof the stipulationscontained in paragraph 1.1 of this Agreement the Landlordmay at any time terminate thetenancy. In that event, the Landlordwill serve notice on the Tenant in accordancewith therequirementsoftheHousingAct1988,andwillnottakepossessionofthepremisesotherthanthroughobtainingapossessionorderfromthecourt.

4.0
TERMINATIONOFAGREEMENT
4.1
Afterthefirstsixmonthsofthetenancy(theFixedTerm),withoutlimitingtheotherrightsorremediesoftheLandlord,theLandlordmayseektolawfullyterminatethetenancybyservingaNoticeunderSection21oftheHousingAct1988(Section21givestheLandlordarighttoendanassuredshortholdtenancywithoutspecificreason,althoughonlyafteranyfixedtermhasended,orinoperationofabreakclause.)
4.2
IfyouintendtovacateattheendoftheFixedTerm,oratanylaterdate,youagreetogivetheLandlordat leasttwomonthspriorNotice inwriting. IfNotice isgivenduringtheFixedTermtheNoticemustexpireonthedaytheFixedTermends.IfNoticeisgivenwhilstthetenancyisperiodic,thewrittenNoticemustexpirethedaybeforetheRentDueDate.
4.3 FOR THE purposes of Section 48 of the Landlord and Tenant Act 1987 the address of theLandlord atwhich notices (including notices in proceeding)may be served upon him by theTenantis:WARFIELDHOMESLIMITEDMACLARENHOUSE,WARFIELDPARK,BRACKNELL,BERKSHIRE,RG423RG.
4.4
Whereacovenantismadewithpersonsjointly, it isenforceableagainsteachandallofthem(thismeans, forexample, in relation to therentall the jointTenantscanbepursued foranyrentarrears,ortheLandlordcanclaimthewholeamountfromanindividualTenant).
4.5
The tenant will allow the Landlord at all reasonable times between 9am - 5pmMonday toFriday,duringtheperiodoftheTenancy,ongivingatleast48hours’noticeinwritingtoenterthepropertyforthepurposeofshowingthepropertytoprospectivetenantsorpurchasers.
5.0 ENDOFTENANCY 5.1 Duringthelasttwomonthsofthetenancy,uponaminimumof48hourspriornotification,to
permitthePropertytobeviewedbetween9am-5pmMondaytoFridayduringworkinghoursand/oratotherreasonabletimes,usuallyunderstoodtobe9amto5pmMondaytoFriday,byprospectivetenantsorpurchaserswhoareauthorisedtodosobytheLandlord.Exceptwheremutually agreed otherwise with the Tenant, the Landlord will accompany these viewingappointments.

5.2
ToreturnallkeystothePropertyaslistedontheinventoryandcheckinreportaswellasanyneworadditionalorduplicatekeyscutduringthetenancytotheLandlordpromptlyonthelastdayofthetenancyandtopaythecostofreplacinganylockwheresuchkeysaremissing.
5.3
Thelandlord(WarfieldPark)willarrangeaprofessionalcleanoftheproperty,oncevacatedofthefixturesandfittings, includingthecleaningofcarpets,curtains,ovenetc,whichhavebecomesoiled,stainedormarkedduringthetenancy.Thetenantwillbechargedaccordinglyand a copy of the invoicewill be forwarded to you at your new address. The cost of thisservicewilldependontheamountofcleaningrequired.Thisamountwillbedeductedfromyourdeposit.
5.4
ToremovealltheTenant’srefuseandrubbishfromwithinthePropertyandtoensurethatitisstored outside in proper receptacles and, where appropriate, make arrangements with thelocalauthorityorothersforitspromptremovalattheexpenseoftheTenant.
5.5
IftheTenantshallnotkeepanappointmentmadebytheLandlordtochecktheInventoryandinthecaseofthecheckoutshouldtheTenantfailtokeeptheappointmentpreviouslyagreedor refuses to attend theProperty at the timeof the checkout, any assessmentmadeby theLandlordofthefairandreasonablecompensationorothersumspayablebytheTenantshallbefinalandbindingontheTenant.
5.6
ToremovealltheTenant’sbelongings,property,personaleffects,foodstuffsorfurnishingsandequipmentfromthePropertyonorbeforethelastdayofthetenancy.
5.7
AnyoftheTenant’sbelongs,property,orpersonaleffects,furnishingsandequipmentleftbehindatthePropertywillbeconsideredabandonedif,aftertheendofthetenancyandaftertheexpiryof14daysor24Hoursforperishablefoodstuff,writtennoticesent,addressedtotheTenant,tothesingleaddressrequiredtobeprovidedbytheTenantintheabsenceofsuchan address, to the address of the Property, the Tenant has not removed or retrieved them.AfterthistimetheLandlord,mayremove,storeordisposeofanysuchitemsasheseesfit.TheTenantwillremainliableforthecostsofarrangingsuchremovalstorageordisposalandsuchcostsmaybedeductedfromtheDepositandanysurpluscostsaftersuchdeductionwillremaintheliabilityoftheTenant.
5.8
Where such items belonging to the Tenant are of a bulky or unwieldy nature, (eitherindividuallyorasacollection)whichmay inhibitorunreasonably inconveniencetheLandlordorotherpersonsimmediateabilitytocomfortablyoccupyormakeuseof,orre-let,oranypartof the Property, the Landlord reserves the right to charge the Tenant damages orcompensationatarateequivalenttotherent,calculatedonadailybasis,until the itemsareremovedbytheTenant.
5.9
To provide promptly as soon as is practicable just before or immediately at the end of thetenancya forwardingor correspondenceaddress to the Landlord; foreaseof administrationandcommunicationbetweentheparties,includingtheprocessesinvolvedinthereturnofthedeposit.
TheTENANTacknowledgesthat:-
a) Immediately before entering into this agreement the Tenantwas not himself or jointly
withanyotherpersonaprotectedorstatutorytenantoftheProperty.

18. Youmustnothaveanyadditionalstoragereceptaclesonthepitchotherthantheitems
mentionedinRules12,13,14,15,16and17.19. Youmust ensure that any shedor other structure erected in the separation distance
betweenparkhomesisofnon-combustibleconstructionandpositionedtocomplywith
theparkssitelicenceconditionsandfiresafetyrequirements.Theseparationdistanceisthespacebetweenyourparkhomeandanyneighbourshomeorbuilding.

containers on any part of the park, adjacent woodlands or fields (including any
individualpitch).24. Youmustnotstoreordepositanexcessofwasteorrubbishonyourpitch25. Youmustnotdischargemotoroilsandorotherfuelsintodrainsorontoanyroadorcar
parks.Rule23doesnotapplytotheparkowner,theirfamilyormembersofstaff inthecourseoftheirwork.BusinessActivities26. You must not use the pitch or the park (or any part of the park) for any business
purpose, and youmust not use the park home or the pitch for the storage of stock,

evidence.Electrical34. You are responsible for all electrical connections from the out-going terminals of the
meter.Thisincludesallcircuitsconnectedtotheconsumerunitthatmayserveexternal
installationswithintheplot,i.e.shed,pond,etc.35. Youmust not tamper, interferewith or alter any of the electrical installation on the
distributionsideofthemeter.“Distributionside”meanstheconnectionfromthePark
Meter (i.e. the meters measuring the use across the Park as a whole) up to andincludingtheOccupier’smeterservingtheOccupier’shome.
Water36. Water is fordomesticuseandnostandpipes,permanentorremotelytimedwatering
hosesorsprinklersarepermittedifyouareonanun-meteredsupply.37. Youmustnotuse,interfereorobstructfirehydrantpoints.38. SubjecttoRule38A,youareresponsibleforwaterpipesfromtheout-goingsideofthe
meterorstopcocktoyourhome.Externalwaterpipesshouldbeprotectedfromfrostdamage.

You must not tamper, interfere with, or alter any of the water installation on thedistribution sideof themeteror stopcockor (in the caseof thoseoccupierswith thebenefitof38A)inrespectoftheinstallationforwhichyouarenotresponsible.“Distributionside”meanstheconnectionorpipesfromtheParkMeter(i.e.themetersmeasuringtheuseacrosstheParkasawhole)uptoandincludingtheOccupier’smeteror stopcock serving the Occupier’s home or (in the case of those occupiers with thebenefitof38A)inrespectoftheinstallationforwhichyouarenotresponsible.

limitof15mph.49. Youmust hold a current driving licence and be insured to drive your or any vehicle
underyourcontrolonthepark.YoumustalsoensurethatanyvehicleyoudriveontheparkistaxedandhasavalidMOTinaccordancewiththerequirementsoflawandisinaroadworthycondition.
50. Nomajor repairs involving the dismantling of part(s) of the engine, gearbox, axle, orothermajorpartsofthecarshallbecarriedoutontheParkunlessallsuchworktakesplacewithinagarage.
51. Motoroilsandotherfuelsmustnotbedischargedintodrainsorontoanyroad,carparkorotherlandwithinthePark.
52. Youmustnotparkmorethanthenumberofvehiclesthatcanbeaccommodatedonthe
individualdrivewayofthepitchandidentifiedonanexistingindividualpitchplan.53. Youoryourvisitorsmustnotparkontheroads,grassvergesorindefinedpassingbays.54. Youoryourvisitorsmustnotparkanywhereexceptinpermittedparkingspaces.
55. Youmustnotparkanytouringcaravanormotorhomeonapitchunlessitisidentifiedonanexistingindividualpitchplan.ThisistheplanundertheMobileHomesAct1983(as amended). You are reminded that it would be breach of the Park Owner’s site
licenceifanycaravanormotorhomewereoccupiedovernightwhilstsitedontheParkorPitch.YourAgreementwiththeParkOwnerrequiresthatyoucomplywiththetermsoftheParkOwner’sSiteLicence.
56. Other than for delivering goods and services, youmust not park or allow parking ofcommercialvehiclesofanysortonthepark,including:• lightcommercialvehiclesorlightgoodsvehiclesasdescribedinthevehicletaxation
legislation,and• vehicles intended for domestic use but derived from or adapted from such
commercialvehicle.
57. Disusedorun-roadworthyvehiclesmustnotbekeptanywhereonthepitchorpark.Wereserve the right to remove any vehiclewhich is apparently abandoned, after havingplaceda7daynoticeonthewindscreenofthevehicle.
Rule52&56donotapplytotheparkowner,theirfamilyormembersofstaffinthecourseoftheirwork.Note:Fortheavoidanceofdoubt,touringcaravansandmotorhomesshallnotbeusedforanysleepingorlivingaccommodationonthepark.
