RoadsideClean-uponMay6,2017:WehadagreatturnoutforourWoodsideroadclean-uponMay14.Wehadagloriousday forourvolunteers,whospentnearly twohoursremovingroadside trashthroughoutWoodside,followedby lunchatCrossroadscourtesyoftheHOA. ThankstoPhilScudderfororganizingandleadingourvolunteersagainthisyear.Onethingtonote:wepickedupover150cigarettebuttsalongtheroads(wecounted!).Duringfireseason(springtofall),onehotbuttcouldstartthefirethatcouldturnWoodsideintoBlackForest.Let’sremembertobefire-safe,everyone.

Note:wewillhaveasecondroadcleanupdayonSaturday,September9.LunchatCrossroads.

FishingDerbyonJune3,2017:BobBanksorganizedandledanothergreatFishingDerbyatJeffcoOpen SpaceWhailer’s Pond onWoodside Drive. As in the past, the ColoradoDivision of Parks andWildlifestockedthepondwithrainbowtrout.Thedaygaveusclearblueskiesandmildtemperaturesfor the 50 or so kids and accompanying adultswho showedup to participate. OurDistrictWildlifeOfficerprovidedrods, reelsandbait toall thatwanted them.The fishstartedbitingearlyandmostparticipantscaughtseveraltrout.Bylatemorningthegrillwasfiredupandeveryonewasrewardedwithalunchofhotdogs,chipsanddrinkspreparedbyKathyLower,HOAPresident,andDavidRowe,ourHOATreasurer.Allofthekidswereawardedprizesforparticipating.Greatevent-thanks!Andaslastyear,ourresidentphotographer,GeorgeSeaton,hasputtogetherawonderfulvideooftheevent.GotoYouTube.comandsearchforWoodsideHOAFishingDerby.

FallGeneralMembershipMeetingonSaturday,October14:10a.m.tonoon.Asalwayswhenwemeetinthefall,wewillholdourannualelectionofBoardofficersanddirectorsforthefollowingyear. Our Bylaws allow for sevenDirectors, fourwho hold Officer posts (President, Vice President,TreasurerandSecretary)andthreewhoserveatlarge.CurrentDirectorsmayrunagain,butweoftenhaveopeningsandweencourageyourparticipation.It’sbeenabusyyearthisyearwithanengaged,dedicatedBoardthatisfocusedonmakingWoodsidethebest,andsafest,itcanbe.Comejoinusandbepartofthesolution.

Inaddition,wewillbehostingaspecialpresentationontheLegacyoftheUteTribes-theHistoryofCulturallyModified Trees in the Coloradomountains.This is something you won’t want to miss.CulturallyModifiedTreesarefoundinWoodside,socomelearnwhattolookfor.Moredetailstocome.

WoodsidePark(Units2-6)hasagainbeenofficiallyrecognizedasaFirewiseCommunityfor2017–ourfourthyear!KudostoFirewiseCommitteeCo-ChairsKellyFlynnandLornaSerber, and the rest of the group. Thanks for all the hard work and planning thatcontributed to this continued recognition—(1) creation of our fourth Action Plan; (2)ongoing recording of time spent on mitigation work being performed throughout thecommunitythankstothehelpfulformcreatedbyKellyFlynn(attachedattheendofthis

Newsletter);and(3)planningfortwochippingeventsthisyear–onefor juniperandoneforotherslash (see below). If you have an idea for next year’s annual Firewise event, please contact anymemberoftheFirewiseCommittee.

TWOCHIPPINGEVENTS

Weareplanningtwochippingeventsthisyear:oneforjuniper,andoneforotherslash.Asyouknow,junipersgrowwildthroughoutWoodside,andourfireofficialshavenothinggoodtosayaboutthem,referring to themas “little greengas cans.” Junipershave lacy, evergreen foliage thatburnsquicklybecauseofitstexture.Theyalsocontainflammablevolatileoils,identifiablebytheirstrongodorandsticky sap. Junipers frequently have dry or dead wood and leaves. All of these elements create atinderboxforafire.Pleaseseeourwebsitewoodside2-3-4hoa.org/services/resourcestoseewhatjuniper looks like. As for other slash, we’re offering a chipping day to encourage our residents tomitigatebeyondremovingjuniper.Weareworkingonschedulingbothdays,oneinAugustandoneinSeptember.

TAXDEDUCTIONFORMITIGATIONCOSTSEXTENDEDTHROUGHTAXYEAR2024

Youcanbenefitfinanciallyfrommitigationeffortsonyourpropertyinadditiontomakingyourhomemore defensible. As authorized by C.R.S. § 39-22-104(4) (n), for income tax years through 2024individuals,estatesandtrustsmaydeductfromfederaltaxableincomelistedontheirColoradoStateIncomeTaxReturnupto50%ofthecosts incurredinperformingwildfiremitigationmeasuresthatmeetthefollowingqualificationsandlimitations:(1)thetaxpayermustownthepropertyuponwhichthemitigationmeasuresareperformed;(2) the property upon which the wildfire mitigation measures are performed must be located inColorado;(3)thepropertyuponwhichthewildfiremitigationmeasuresareperformedmustbelocatedinawildland-urbaninterfacearea;

AsreportedinTheFlume(July14,2017),theNationalForestServicehasincreasedthepreparednesslevel in the RockyMountain area from PL two to PL three, in response towhat the NFS sees as a

continuingwildfire threat. The RockyMountain area consists of Colorado, Kansas, Nebraska, SouthDakotaandWyoming.Thischangeinpreparedness levelwasprimarilybasedoncurrentfireactivity intheareaandotherpartsof thecountry,aswellas the increasedrisk for large firesacrosspartsof theRockyMountainarea, primarily inwestern Colorado andWyoming. The five preparedness levels range fromone tofive,withfivebeingthehighestlevel.Eachpreparednesslevelhasspecificmanagementdirections.Aspreparedness levels rise, more federal, local and state employees become available for firemobilizationifneeded.The Rocky Mountain Area Coordinating Group establishes preparedness levels throughout thecalendar year to help assure that firefighting resources are ready to respond to new incidents.Preparednesslevelsaredictatedbyburningconditions,fireactivityandavailabilityofresources.Although 97 percent of new fires are put out quickly, some fires can grow large and impactcommunitiesandcriticalwatersheds.Extremecareshouldbe takenby thepublicwhenengaging inactivitiesthatcouldstartawildfire.For additional information regarding current wildfires, expected fire weather and fire restrictionsvisitwww.rmacc.info. Elk Creek Fire ProtectionDistrict and our neighbor Platte Canyon Fire ProtectionDistrict both aremembers of the Ready, Set, Go! Fire Safety program. This Program utilizes firefighters to teachindividualswho live inhigh-riskwildfireareasand thewildland-urban-interface (WUI)how tobestpreparethemselvesandtheirpropertiesagainstfirethreats.Ready,Set,Go!worksincomplimentaryandcollaborativefashionwithFirewiseandotherexistingwildlandfirepubliceducationefforts.

ThecomponentsoftheProgramare:

Ready–PreparingfortheFireThreat:BeReady,BeFirewise.Takepersonalresponsibilityandprepare long before the threat of a wildfire so your home is ready in case of a fire.Createdefensible space by clearing brush away from your home.Use fire-resistant landscaping andharden your home with fire-safe construction measures.Assemble emergency supplies andbelongings in a safe spot.Make sure all residents residingwithin the home are on the samepage,planescaperoutes.

Set – Situational Awareness When a Fire Starts: Pack your vehicle with your emergencyitems.Stay aware of the latest news from local media and your local fire department forupdatedinformationonthefire.

Go–Leaveearly!FollowingyourActionPlanmakesyoupreparedandfirefightersarenowabletobestmaneuverthewildfireandensuringyouandyourfamily’ssafety.

The response of ElkCreekFireProtectionDistrict andPlatte CanyonFireProtectionDistrict to theinstalledsignshasbeenverypositive.Thebiggestconcernofourfiredistrictpersonnelisnotfindingyourhouseintheeventofafire,butmuchmorebeingabletofindyourhousequicklyinamedicalorother emergency. Our emergency personnel know that it can be difficult to locate an address inWoodside even during the day, and even if red andwhite Elk Creek FPD address signs have beenposted. Imaginehowhard it is at night, in a snowstorm.The greenmetal reflective signs posted atdrivewayentrancesmaketheirjobmucheasier.

TheWoodsideParkUnits2, 3 and4DeclarationofCovenants, Conditions andRestrictions (“CCR”),adopted in March 1976 by the original owner of the land, established an Architectural ControlCommitteewhosepurposeisto“maintain...within[Woodside]astyleandnatureofbuildingdesignwhichishomogeneouswithandcomplementarytotheenvironmentalsettingofthesubdivision.”TheCCR,andthroughthemtheauthorityoftheACC,applytoalllotswithinUnits2,3and4.

ItisveryimportantforourUnit2,3&4residentstocontacttheCommitteeiftheyareplanningtodoanythingontheirproperty.ThebiggestconcernistoensurecompliancenotonlywithourCovenantsbutalsowitheitherParkorJeffersonCountyLandUseRegulationsasapplicable.Withthenumberofrecent LandUseRegulation (LUR) changes in both counties,manyof our covenant provisionshaveeitherbeensupersededor furtheramplifiedbynewcountyrequirements.Although thecountiesdonotenforceourcovenants(thatisuptous),theywillenforcetheirLURs.Someofourneighborshave
