Woodmont’s July 19 board
meeting was chaired by
Richard Kisco. Present were
Treasurer Tom Cianfrani, Secretary
Steve Schulte and board members Bill
Foy, Karl Natriello (Finance Commit-
tee) and Tom Krisak (Pool Committee).
Kathy Romano and Executive Director
Cheri Bungard represented Wentworth
Management. Chuck Bacon (Greenleaf)
and 13 homeowners attended.
Landscape committee chair resignsTom Ryan has resigned as chair (since
October 2008) of our Landscaping Com-
mittee. In a letter to the board, he wrote:
“While I believe that everyone on the
Landscape Committee understands the
financial challenges of the last two years
brought about by adverse weather con-
ditions, there is nonetheless a disagree-ment between the Board and myself
about the priorities for and the alloca-
tion of our existing resources and the
steps necessary to get the most out of
those monetary resources.”
Rich Kisco said he had had discussions
with Tom, but the board’s decision to
stop all spending on beautification until
the fall was firm (the board recently
spent about $300 on plants for the pool
that were ordered earlier in the year). A
homeowner pointed out that this deci-
sion was not communicated directly toTom or to his committee.
Fred Sturner, a member of the commit-
tee and a former chair, said Tom R. had
been “the most conscientious and caring
of all chairs and took the most trouble
over his reports to the board.” The com-
mittee will not meet until a new budget
has been drafted, and will then suggest
that a board member joins it, to keep
members informed of board decisions
and policies.
Finance Committee reportTom Cianfrani said Woodmont’s net
income for May was $2,200. Revenue is
up by $9,600 from recovery of 2010/2011
legal expenses but offset by lower inter-
est income on replacement reserves.
Revenue and expenses are on plan. YTD, snow expenses are about $21K
over plan and grounds improvement is
roughly $6,500 under plan. In May, $2K
was transferred from operating to oper-
ating surplus as a first installment on
repaying the $35K borrowed from the
snow reserves. As of the end of June,
$10K will have been repaid. Fred
Sturner asked if snow could be dumped
in the detention basin instead of piled up
on circles and verges. Tom C. said piling
up the snow was much cheaper than
carting it to the basin.
Newspaper nuisance A homeowner complained about The
Times’s Weekender supplement, which
is tossed into our driveways whether we
are subscribers or not. Not much can be
done about this, although several people
have contacted the newspaper.
Broken sidewalk still broken A homeowner complained that the walk-
way from the Morton to the Marvin cir-
cle was damaged during the snow sea-
son and is not yet repaired. Kathy said it
would be addressed.
Welcome Committee revivedThe committee has been dormant for
several months owing to lack of informa-
tion about new Woodmonters. Kathy
said two newcomers moved in in June.
Their names and addresses will be sent
to Mary Louise Buckley, who takes a
small gift and a copy of “Welcome to
Woodmont” to new residents. Tom Kri-
sak will keep Mary Louise informed
Kathy noted that our governing docu-
ments are being revised and updated by
Stark & Stark in all respects that do not
call for a two-thirds majority vote.
Architectural mattersRich Voss noted three applications have
been approved by the board: new roof
exhaust covers (9 Jackie), replacement
garage doors (32 Woodmont) and a new
sliding door to a deck (17 Morton).
Sidewalk repairs approvedThe board voted to accept a bid byCervelli to repair and replace the side-walks on the west side of WoodmontDrive from the tennis courts aroundpast the entrance and west on FranklinCorner Road, also, on the east side, fromthe sign down the road to the newsbox-es, total $17,750 plus about $1,600 forunderlying stone. Both amounts will bedeferred maintenance requests.
A newsletter for Woodmont?Senior Publishing Co. has submitted a
proposal to provide us with a monthly
newsletter, free of charge. Woodmont
volunteers would contribute four pages
of copy and photos each month. The
company sells advertising, does layout,
prints and distributes. Board members
are thinking it over. In the mean time,
please make sure Kathy has your email
address. This issue of the Highlights is
56 percent paperless!
