The rules contained herein have been in effect in one form or another since the beginning of the Wolf Lake Development. It is hoped that Wolf Lake, Inc. and all landowners will take an active part in seeing that the rules, and their basic intent, are carried out as prescribed herein so that tomorrow’s children can enjoy the many benefits of Wolf Lake living.

A PREAMBLE The Rules and Regulations of Wolf Lake, Inc. contained here in are provided to the residents of Wolf Lake so that all may understand and embrace the basic intent of said rules to preserve, protect, and enhance the natural beauty of the Wolf Lake Lands. It is the philosophy of Wolf Lake to remain “Forever Wild” Therefore the Rules and Regulations prohibit the removal of most trees and shrubbery other than the building site and encourage the planting of natural vegetation wherever possible. The intent has always been that no house is visible from the lake. It is hoped that Wolf Lake Inc., and all landowners will take an active part in seeing that the rules, and their basic intent, are carried out as prescribed herein so that tomorrow's children can enjoy the many benefits of Wolf Lake living. B DECLARATION OF RESTRICTIONS

1. All covenants, reservations and restrictions as set forth herein and within the By-Laws of Wolf Lake, Inc., shall run with the land, shall apply to all property as shown on the map of Wolf Lake Lands, being the following maps as filed in the Office of the Sullivan County Clerk as Subdivision Map A filed February 26, 1941, Subdivision Map B filed May 26, 1945, Subdivision C filed January 20, 1947, Subdivision D filed March 9, 1948, Subdivision E filed March 9, 1948, and shall be binding upon all purchasers, owners, owners in trusts and mortgagees of individual lots, and of any part of said premises, and upon their heirs, distributees, executors, administrators, successors and assigns.

2. The Wolf Lake Lands shall be subject to such reasonable rules and regulations as the Board of Directors of Wolf Lake Inc., may deem necessary from time to time governing the use thereof for the benefit of all present and subsequent owners.

3. By the means of a special Wolf Lake third party deed, Wolf Lake Inc., grants the privileges to use Wolf Lake to its shareholders and members for fishing, boating, and similar uses, subject and limited to such reasonable rules and regulations promulgated by the Board of Directors of Wolf Lake, Inc., governing the use of the Lake and the demised premises for the benefit of all present and subsequent owners, which privilege may be revoked and canceled by the Board of Directors of Wolf Lake Inc., upon violation of any covenant, restriction, rule or regulation governing the use of any of the Wolf Lake Lands.

4. As stated in the Wolf Lake third party deed: In the event an individual lot fronts on the body of water known as Wolf Lake the individual lot owner of such lot shall have sole and exclusive use and occupation of the lot, subject to the Deed Covenants and Wolf Lake Rules and Regulations, which shall include the waters of the lake and the land situated within ten feet from the high water mark of said Lake. In the event a lot does not front on said Lake, the lot owner shall have the use in common of the right-of-way shown on said Map nearest said lot or as designated by Wolf Lake, Inc., as a means of ingress and egress to said Lake, subject to the covenants and limitations contained in their Deed or the Rules & Regulations and By-laws of Wolf Lake, Inc.

C ASSESSMENTS

1. Annual and Special -The annual or special Assessments of Wolf Lake Inc., are due upon receipt. Assessments on new dwellings shall commence at the time of installation of the footing or foundation of the dwelling. The dues are not refundable upon transfer of title.

2. Failure to Pay - Failure to pay assessments or any monies owed in a timely manner may result in late payment charges, fines, loss of privileges and/or possible refusal to sign off on the deed at time of sale or transfer. Delinquent members may be liable for the unpaid assessments plus legal fees, disbursements, and court fees incurred in the collection. Any assessment charge, whether regular or special, not paid within ninety (90) days of the date on the assessment bill, shall be subject to late charges and penalties, as may be established from time to time by the Board of Directors, together with interest on the unpaid assessment charge at the rate of ten percent (10%) per annum. A schedule of the current late charges, penalties, fines and any other charges shall be posted in the office and shall be available upon request.

3. Loss of Privileges -All privileges, such as (but not limited to) building permits, hunting buttons and use of facilities, shall be withheld from anyone who has not paid their assessments, any late fees, fines or other charges, if any, or who is in violation of any of the Rules and Regulations. D GENERAL RULES AND REGULATIONS

1. Responsible for Guests - Owners shall be responsible for all acts of their guests and shall see to it that their guests are familiar with all Rules and Regulations of Wolf Lake.

2. Residential only - The individual lots shall be used exclusively for residential purposes and shall not be used for the purpose of carrying on any hotel, boarding house, mercantile, commercial pursuit or business of any kind.

3. No Renting - Dwellings of owners shall not be rented or leased. However, guests of an owner may be granted the privileges of using the dwelling by the owner registering such guest with the Office, giving the guest's name, address, duration of stay and vehicle identification.

4. Garbage, Trash - Garbage, yard waste, refuse and debris shall not be tolerated or allowed on the demised premise or along roads and lands or waters of Wolf Lake. Owners shall make individual arrangements for the proper disposal of garbage and refuse.

5. Leaf Dump - Only leaves or brush less than (5) five feet in length and less than three (3) inches in

diameter may be put in leaf dump. (Example—No construction debris or stumps, boulders are allowed in the leaf dump). Any commercial user hired by a shareholder must be registered annually at a cost of $50.00 in the Wolf Lake Office in order to utilize the leaf dump. As part of the registration process, the commercial user will certify that they will only dump leaves and brush gathered from Wolf Lake properties and comply will all Wolf Lake Rules and Regulations.

6. Burning - No open burning of trash, leaves or debris is allowed. Contained campfires are permitted.

7. Leash Law - Dogs are required to be on a leash when on the roads of the Wolf Lake

Development . In addition the Towns of Thompson and Mamakating have “leash laws” which are enforced by them. A cited violation of the Town’s ordinances will be considered a violation of Wolf Lake Rules and Regulations. It shall be the owner’s responsibility to prevent their dog(s) or their guest’s dog(s) from excessive barking. Dogs that bark continuously or excessively are considered a nuisance under the local Town ordinance. No pets are allowed on the Wolf Lake beach or adjoining recreational area, ball field or

within the buildings used by Wolf Lake, Inc. Be considerate of your neighbors with regards to your pet(s). Regardless of any action taken by the Town, violations of these continuous barking and restricted areas rules, are a finable offense by Wolf Lake, Inc.

8. Excessive Noise - Excessive noise of any kind including, but not limited to, barking dogs, loud

music, continuous car alarms, etc., is prohibited. Noise violations shall be determined by the Board of Directors, upon notice to member with an opportunity to be heard. Written complaints from three (3) or more Wolf Lake Owners may cause a noise to be deemed to be excessive. All house alarms shall have an automatic shutoff with the set interval not to exceed 20 minutes.

9. Rights-of-Way In regards to the use of the Rights-of-Way, the following rules shall apply: (a) Our Deeds identify a rights-of-way user as an owner whose lot does not front on

Wolf Lake or Division Pond. (b) Rights-of-way shall be used in harmony by all parties. Where the majority of the

parties cannot agree on the proper erection, maintenance and use of any dock or raft no such dock or raft shall be allowed to remain. If a majority of the parties do erect a dock or raft, a the non-majority party may use such facility but may not be obligated for the cost of same.

(c) Access to rights-of-way shall not be obstructed by any means, including barriers made of chain, wire, rope, etc. or unauthorized signs. The only obstructions that shall be permitted are those erected at the direction of Wolf Lake, Inc.

(d) Rights-of-way shall be kept in proper repair, appearance and in a tidy condition by members assigned to such rights-of-way. (e) Rights-of-way are to be used by those parties assigned to the said rights-of-way

either by Deed or letter of assignment from Wolf Lake, Inc. Those owners not currently assigned a rights-of-way either by Deed or letter of assignment should contact the Office.

(f) Wolf Lake, Inc. will NOT under any circumstances enter between parties where conflicts or problems exist.

10. Property Agreements - Verbal agreements between property owners concerning the common

usage of land, structures, driveways, site utilities (i.e.) water wells, electrical, etc., are strongly discouraged. Such agreements, where they exist, should be reduced to writing for the protection of each property owner, and a copy of such agreement should be filed with the Office. Wolf Lake Inc., will NOT under any circumstances enter between parties where conflicts or problems exist.

11. Use of Clubhouse - No member or guest may use the Conference Lodge or Club House for

private meetings, gatherings, social events, or other reasons. 12. Lighting - In consideration to your neighbors, owners should use good judgment when operating

personal floodlights. 13. Bug Lights - Bug lights should not be visible from the lake.

14. Signs - Signs shall be restricted as follows: (a) "For Sale" signs posted by the owner or real estate broker/agent shall:

(1) not exceed the dimensions of 18"X 24"; (2) only contain the background colors of dark brown or black with white lettering; (3) not contain any borders, pictures, designs, or logos; (4) be erected on a tree or on inconspicuous dark brown or black signposts; (5) only one sign shall be posted within the legal sidelines of any parcel; (6) No reference to the Wolf Lake Logo, Wolf Lake, wolves, coyotes or the word "Wolf" or any reference to anything, that in anyway, would

promote an affiliation with Wolf Lake, Inc. (7) Signs shall be properly maintained at all times.

(b) The use of "Sold" signs by real estate brokers/agents is strictly prohibited. (c) Political endorsements are prohibited.

(d) All directly illuminated signs are prohibited. (e) The display of contractor signs of any kind are prohibited.

(f) Any other type of sign, not discussed in this section, must receive permission from the Building Committee or Board of Directors before being used. (g) Non-conformance with these rules may result in fines, loss of privileges

and /or the possible refusal of Wolf Lake, Inc., to sign the Deed at time of transfer. Wolf Lake reserves the right to remove any sign violating these rules.

15. Septic testing for Sale of Property - Upon sale or transfer, Wolf Lake, Inc. reserves the right

not to execute the deed for a minimum of thirty (30) days following notification of a pending sale or transfer. Such notification must be in writing and must include written authorization allowing Wolf Lake, Inc., or its authorized representatives, to conduct an inspection of the property for compliance with the covenants and rules and regulations. The thirty (30) day period will not commence until the written authorization for inspection is received. Prior to approval of any transfer, it is MANDATORY that all septic systems and dry wells must be tested by a licensed, certified or Wolf Lake, Inc. approved inspector and the results furnished to Wolf Lake, Inc. The inspection is to include an open tank test. All septic systems and dry wells must be in good working order. If a transfer is to occur during the winter months when testing and or property inspections would be more difficult due to weather conditions the member will be required to provide an escrow deposit of $1,000.00 to Wolf Lake, Inc. These funds will be returned to the member upon a completed inspection and proof of acceptable test results. WOLF LAKE, INC., WILL NOT EXECUTE A DEED UNTIL THE INSPECTIONS ARE COMPLETED AND INFRACTIONS, IF ANY, ARE REMOVED.

E CONSERVATION

This section deals with the planned management of Wolf Lake's natural resources, especially those of fishing, hunting and woodlands so as to prevent the exploitation, destruction or neglect of same. 1. Privileges - Member's privileges include boating, swimming, water sports, fishing, hunting, etc. A member must be in residence when guests are hunting and when guests are at the range. 2. Bathing -No bathing or washing with soap, detergents, shampoos or any other cleaning agents is allowed in the lakes.

3. Plantings - No plantings of any kind are allowed in any of the waters of Wolf Lake, Division and Bass Ponds. No fertilizer of any kind shall be used in the Wolf Lake Development.

4. Boats on Bass Pond- The decision to allow boats, canoes, or other watercraft to be used on the waters of Bass Pond, shall be reviewed annually by the conservation committee and a recommendation made to the Board.

5. Watercraft identification - All watercraft (see definition) shall be properly marked with address

of said owner in legible numerals and letters not less than three inches in height on both sides of the watercraft. No watercraft may exceed 16 feet and no freeboard watercraft may exceed 4 feet. ONLY MEMBER OWNED WATERCRAFT, MAY BE USED ON WOLF LAKE WATERS.

6. Watercraft power -Watercraft shall only be powered by manual means, sail or electric motors. EXCEPTION: Wolf Lake Inc. reserves the right to utilize gasoline-powered watercraft in performing routine and emergency management activities on the waters of Wolf Lake. The speed limit for electric watercraft is 5 mph on all Wolf Lake waters.

7. Fishing / Hunting Buttons - Owners may obtain fishing and hunting buttons at the Office that are good for one year, at the current fee. All members and their guests must wear current buttons when fishing. Hunting buttons are different from, and are required in addition to, [the regular] fishing buttons.

8. General compliance for Fishing & Hunting - All fishing and hunting activities shall conform with these Rules and Regulations as well as the Game & Fish laws of the State of New York. Violations of the Game & Fish Laws of the State of New York or any Wolf Lake Rules and Regulations shall result in the loss of hunting and fishing privileges for the balance of the season.

9. Fishing Privileges – Fishing privileges are extended to Property owners, members and their guests under the following restrictions:

(a) Only Shareholders, members and no more than (5) five guest per assessment. (b) Owners shall be able to obtain buttons that are good for one year for members and

their guests at the current rate schedule. Buttons may be obtained by mail or by such other method as provided for by the Board. All members and guests must wear fishing buttons when fishing on any Wolf Lake waters.

(c) If a lot is owned by more than one owner, they shall share the above guest fishing privileges.

(d) NO fishing of any kind will be allowed without a button which shall be worn while fishing, and any members having guests shall be responsible for his/her guests and the

violation of these restrictions by any owner, member or guest may cause forfeiture or suspension of ALL privileges of the owner.

(e) Bass under fourteen inches, Pickerel under sixteen inches and Crappies under nine inches shall not be taken. The limit on the number of fish that can be caught during any day shall be the legal limit for each fish species during their season.

(f) Fishing from Wolf Lake Dam and Division Pond Dam is prohibited. (g) A maximum of ten Pickerel may be taken out of Bass Pond in any one day per

Shareholder. During the spring, summer and fall months, fishing from the shore of Bass Pond may be allowed. Such decision will be periodically reviewed by the Conservation Committee and a recommendation made to the Board.

(h) Ice fishing is permitted in Wolf Lake Waters, but may be restricted by the Board. The Conservation Committee will review the ice fishing conditions and make a recommendation to the Board. The following shall apply: Each person shall be allowed five pickerel in any one day, with a total catch per shareholder of ten pickerel in any one day. (i) Bass Pond will be closed to fishing during waterfowl and migratory game bird season. Such decisions will be periodically reviewed by the Board of Directors of Wolf Lake Inc.

(j) Bait fish may be taken from Wolf Lake and Division Pond with small nets in accordance with New York State Conservation Laws. Only members or guests, accompanied by members, may take bait fish. No species of fish shall be introduced into the Lake or Ponds unless under the approval and direction of the Conservation Committee of Wolf Lake. Only shiners and indigenous trash fish should be used as bait fish. The use of suckers or carp is prohibited.

(k) Wolf Lake, Inc., may waive the requirement for guest buttons during special events such as Fishing Contests.

10. Hunting Privileges - Hunting privileges are extended to property owners and their guests under the following restrictions: (a) Only Shareholders, members and no more than TWO guests per assessment. (b) Owners shall obtain hunting button for themselves and their guests at the current rate schedule. (Hunting buttons are in addition to the regular Wolf Lake Fishing Buttons) Hunting Buttons may be obtained by mail by forwarding your current New York State hunting license, or copy thereof, with the proper fee and the

required "Wolf Lake Hunter Registration Form". (c) If a lot is owned by two families, they will be entitled to one set of privileges. (d) NO hunting buttons will be issued unless a current New York State hunting

license is presented for each button. The button shall be non-transferable and are to contain the name, hunting license number and Wolf Lake address for each hunter. A guest will be permitted to purchase a button without the owner provided he/she presents a written permission slip signed and dated from the owner stating the name and address of said guest.

(e) NO hunting of any kind will be allowed without a hunting button which shall be worn while hunting. Owners having guests shall be responsible for their guests. The violation of these restrictions by any owner, member or guest may cause forfeiture or suspension of ALL privileges of the owner.

(f) Hunting buttons shall run with the current New York State licensing period, renewable annually. Hunting buttons must be visibly displayed.

(g) NO hunting or trapping shall be done within 500 feet of a dwelling or 100 feet of a road or the lake.

(h) BB guns shall NOT be used except under strict supervision of an adult and shall not be used on private property within the Wolf Lake Development.

(i) Rules and regulations governing the use of the " range" will be promulgated and posted in the Range area. Guests shall only be allowed to use the range if accompanied by a member. Anyone present on the Range must have a signed waiver form on file at the office. (j) No waterfowl hunting is allowed on Wolf Lake. F VEHICLES

This section pertains to those vehicles owned and operated by owners and their guests for recreation purposes on the lands and waters of Wolf Lake, Inc. Operation of said vehicles (SEE DEFINITION) are subject to compliance with the following rules:

1. Registration -Vehicles for which the State of New York requires a vehicle registration shall be so licensed BEFORE being operated on the lake, ponds, ice, snow or over lands. NO motor vehicles are permitted on the Land and Lakes and Ponds of Wolf Lake Inc. without FIRST being REGISTERED with Wolf Lake, Inc. When registering, proof of the required liability insurance will be required. Wolf Lake, Inc requires $100,000/$300,000 liability coverage. A CERTIFICATE OF INSURANCE will be required (an insurance card will not be accepted).

2. New York State Law - All other requirements of the State of New York (i.e.) operators license, helmets, etc., if required, shall be a further requirement of operating said vehicle(s). The State Law shall be obtained and followed.

3. Unlicensed Vehicles - Motor vehicles not currently licensed shall not be allowed to remain on the

premises; no commercial vehicle over one and one-half ton capacity or three ton weight shall be parked or allowed to remain in driveways or on the grounds in and about the premises. 4. Identification - Operators and owners shall register ALL vehicles used on the lands and waters of Wolf Lake, Inc. Each Wolf Lake property owner and member shall place a Wolf Lake identification decal ( available at the office) on ALL vehicles of his/her ownership. 5. Member owned Vehicles - Each property owner is allowed vehicles for his/her family. Only MEMBER-OWNED vehicles shall be allowed on any Wolf Lake Lands or Waters.

6. Keep a Safe Distance-At all times of the year, operators of vehicles will avoid travel within 100

feet of dwellings and to those fishing, walking or engaging in any outdoor activities, wherever possible.

7. No Racing - Operators of vehicles are also prohibited from racing or engaging in any other

practice which may endanger the safety and property of others. Operators of vehicles shall at all times follow the Safety Guidelines for such vehicles set forth in the manufacturer's handbook.

8. Private Property - Travel over individual lots to reach the Lake and Lands of Wolf Lake is prohibited and may result in the prohibition of the person(s) from using the Lake and Lands in the event of a violation. 9. Egress/Ingress - Egress/Ingress for Wolf Lake Members and their guests, as to the Lake, can be found at the following locations: (a) Field across from Bass Pond Spillway.

(b) Right-of-way on Canal Road between Lot #230 and Lot #264 (c) Between Division Pond and Wolf Lake on East Road between Lot #22 and Lot #28 or between Division Drive corner lot and lot opposite #28.

(d) Adjacent to Spillway at Dam from South Shore Drive.

10. Personal Identification - Identification is to be displayed in the form of an operators license, machine registration, tag, etc. to any authority of Wolf Lake, Inc. including Officers, Directors or Caretaker, upon request in a courteous manner.

11. Vehicles operation restriction - Wolf Lake Inc. reserves the right to restrict any person(s) from operating vehicles on the Wolf Lake Land or Waters for any reason whatsoever.

12. Vehicles prohibited from - Vehicles are prohibited from riding on the Wolf Lake Dam, Berm below the Dam, Division Pond Dam and planted areas so marked (i.e.) Clover Field; riding in the Clover Field(s) is permitted ONLY around the edges. Follow specifically marked areas for paths and trails. Riding of any vehicles on the Ball field is prohibited.

13. Trails at own risk - Members and guests using the trails on Wolf Lake property do so AT THEIR OWN RISK.

14. Beach & Vehicles - NO vehicles shall be allowed on the Beach Area of Wolf Lake Inc.

Section II BUILDING CODE COMPLIANCE

A. General

1. No Structures, or any improvements, including but not limited to, wells, toilets, sewer systems, dwellings, garages, docks, or other buildings shall be erected, constructed and used on the demised premises unless the same conforms with the Architectural Design Guidelines, all the rules, regulations and building codes of Wolf Lake Inc., and any requirement of Federal, State, County, Town, Municipality or other governmental authority; nor shall any proposed arrangements for water supply and sewage disposal systems be installed unless the same conforms to and is in accordance with the plans approved by the New York State Department of Health. All plans and specifications shall conform to the Zoning Ordinances, subdivision maps, and Building Codes of the respective township in which the property is located. 2. Every dwelling that may be occupied that is located within the Wolf Lake Sub-Divisions shall be provided with both a potable water source and a sanitary waste disposal system, each meeting the requirements of the NYS Department of Health as administered by the Sullivan County Department of Health. 3. Any renovation of 25% of an existing structure, or an addition of 10% of the square footage of an existing structure requires the evaluation and testing of the waste disposal system. If found to be less than adequate, the waste disposal system must be redesigned, in conjunction with a licensed engineer, to current standards and submitted for approval. Any repair and/or alteration to the waste disposal system must meet Department of Health requirements and such work must be supervised by a licensed engineer. 4. The design of a waste disposal system is normally based on the number of residential bedrooms. Where this number is increased by construction of any addition, the system must be tested and if necessary redesigned in conjunction with a licensed engineer and submitted for approval. 5. Any existing waste disposal system showing signs of failure, as identified by the surface flow of waste water or smell, shall be brought to the attention of the Building Committee or the Sullivan County Board of Health without delay.

6. All plans and specifications shall at a minimum, conform to the covenants in the Deed to an individual lot.

7. During the course of all construction, alteration, additions, repairs, etc. of Structures,

Accessory Structures and Dwellings, the first finishing stage shall be that of completing the EXTERIOR WORK IN ITS ENTIRETY. This includes, but is not limited to, the completion of chimneys, roofing, siding, and glazing. During construction the site must be maintained in a neat and orderly appearance, this includes the removal of construction debris and any debris from trees, bushes, etc. Time period allowed for exterior completion will be one year from the date of the building permit, except in cases of unusual hardship when WRITTEN extensions may be granted by the Board of Directors of Wolf Lake Inc. for a fee.

8. During the construction of any structure that requires excavation, erosion control

measures as recommended by the New York State DEC shall remain in place until construction is completed and the entire site stabilized. The measures include filter type fences, berms, and retention basins.

9. A Structure lawfully in existence at the effective date of these Rules & Regulations, as amended from time to time, which shall be made non-conforming upon the adoption thereof, may be continued, but shall not be enlarged, extended or reconstructed without a variance; (except as otherwise provided in the Rules and Regulations or the By-Laws).

10. No Dwelling shall be occupied on any basis until a valid Certificate of Occupancy is duly issued by the Town of Mamakating or Town of Thompson.

B. APPLICATION, PLANS AND SPECIFICATIONS 1. Permits (a) Building - All new construction and/or alterations require building permit. (b) Maintenance - Any maintenance to the exterior of the dwelling or other structures on demised premise must obtain a Maintenance permit (i.e. New roof, painting, replacing deck.) (c) Emergency repairs—any emergency repair (i.e. broken board in dock, missing shingles on roof, storm damage) may be made by notifying office or member of building committee of work to be done. 2. Building applications are available from the Corporate Office and the Wolf Lake website. 3. A Copy of the Design Guidelines is available from the Corporate Office. 4. Building Committee All plans for new dwellings or additions to existing structures must be presented to the Building Committee and Architectural Review subcommittee and conform to the Intent of the Design Guidelines. Plans will be reviewed by the committee and an architect, at the expense of the homeowner, within thirty days of presentation to the committee. If the plans conform to the Design Guidelines, notification of their compliance will be forwarded to the Building Committee The Building Committee when it deems all aspects of the proposed construction complies with the Rules and Regulations will notify the owner. Architect review fees are set forth in the fee schedule on the Building Permit Application,

5. Site Plan No new Dwelling or garage shall be constructed on a vacant lot until a site plan prepared by a New York State Licensed professional engineer or surveyor showing the location and size of the Structures, well, septic system, driveway and culverts, if any, has been submitted. The site plan must also show all lot line setbacks from Deed and the Rules and Regulations. Iron pins are to be driven at corner points of proposed building(s) and at the points from which the side-yard measurement was taken. If the building location changes, and is to be located differently than as shown on the original application, then a new application must be submitted and the marker pins relocated.

6. Building Plans In addition to the site plan, a building plan must include the following

information: (a) A Copy of the recorded deed. (b) A full set of plans including front, rear, and side elevations. (c) Diagram of lot and dimensions, drawn to scale and indicating the location of the lake and road. (d) Location of proposed building on lot indicating distances from building to side, front and rear lot lines and lake front as well as dimensions of proposed building. (e) The type of footing or other attachment to the ground and the height of the proposed building or structure (as measured from the ground) must be indicated (f) Location, dimensions, and color of all existing buildings or structures, including but not limited to Dwelling, Garage, Sheds, Well Houses, Docks, Etc.

(g) Type of exterior siding and the color it is to be painted and/or stained.

(h) Roofing material. (i) If the application is for a Dock, the height of the Dock from the ground surface (for the portion of the Dock attached to the ground) and the height of the dock from the water’s surface (measured from the average high water mark), must be indicated and must not exceed two (2) feet.

7. The owner shall submit the plans to the Wolf Lake Building Committee and Architectural Review Committee and receive written approval BEFORE applying to the Town. 8. The owner shall obtain a valid Town Building Permit BEFORE work commences and submit a copy of same to the Office.

9. If any change is required to the original plans submitted to Wolf Lake, Inc. the revised plan must be submitted and approved BEFORE any work commences. 10. NO WORK including delivery of building materials and or modular components shall commence until the plans, specifications and current lot survey have received WRITTEN approval of the Building Committee. No building or other structure shall be allowed to remain unless it conforms to said plans as approved by said committee. All building approvals obtained from the Building Committee of Wolf Lake, Inc., shall expire in one year. The Board of Directors may grant a written extension if warranted. There is a fee set forth in the fee schedule on the Building Permit. The Board of Directors and or Building Committee members may inspect, for progress and conformity to plans, work being done under building permits granted by Wolf Lake, Inc. at any time during construction. (a) Plans submitted that are nonconforming must be resubmitted and conform to all rules existing at the time of resubmission.

11. No Structures or any Accessory Structures shall be erected, moved, altered, rebuilt or enlarged until plans, specifications and current lot survey have been submitted to and approved by the Building Committee of Wolf Lake, Inc.

12. The Board of Directors of Wolf Lake Inc., upon application, may grant written permission for temporary structures to a property owner while he/she is in the process of building a dwelling as prescribed by this Code. Said temporary structure may remain only for a period of one year from the date the Building Permit is granted by the respective township, provided that said temporary structure meets all the requirements of the respective township. The Board of Directors of Wolf Lake, Inc., may grant written extensions as warranted by unusual hardship and evidenced by significant progress towards the ultimate permanent structure or dwelling. A temporary structure may include a camper-type trailer.

C RESTRICTIONS

1. Placement and Number of Structures a. No building or structures of any kind shall be built or used on the premises within fifty feet of the high water mark on any Lake shown on said Map or within thirty, fifty or seventy-five feet (according to your Deed) of any roadway except a garage or nearer than twenty feet from any lot line, except by written permission of Wolf Lake, Inc., its successors and assigns, which permission is to be granted only in those cases where conforming will cause an undue hardship on the parties of the second part by reason of the shape of the lot or natural obstructions.

b. No more than one Dwelling and one Accessory Structure may be erected or used on said premises. The following are excluded for purposes of determining the number of structures on a lot: dock, septic system, driveway, well, well house but only if used exclusively as a well house and not used for storage, propane tanks, a portable doghouse exclusive of any kennel, and other items specifically allowed under these rules.

c. Where one Dwelling and Accessory Structure have already been erected or used on said premises, and the property owner wishes to erect an additional structure or accessory structure, whether permanent or portable (i.e. garage, utility shed, etc.), such additional structure or accessory structure shall be erected so that at least fifty percent (50%) of one wall physically joins at least one wall of the already erected dwelling. In meeting this requirement, it is incumbent upon the property owner to see that the final configuration of the buildings: 1) meets the Architectural Guidelines: 2) conforms to Building Rules and Regulations, 3) is in harmony with the Forever Wild concept; and 4) is approved by the Building Committee. 2. Tree Removal and Protection

a. During the construction or erection of any structure great care must be exercised to prevent damage to the root mass of adjacent growth. Heavy equipment should be kept at a minimum six (6) feet from the base of any remaining trees. At no time should dirt be allowed to backfill against trees. Replanting of the shareholder’s property must be completed within 18 months after completion of the exterior of the dwelling.

b. Tree and bush removal - The following restrictions are stated in the Wolf Lake Deeds. Only one-third of the trees of three-inch diameter or more on said demised property may be cut, excluding area of structure, and none within fifty feet of any lake shown on said map. In addition, Wolf Lake, Inc. owns the first ten feet from the high water mark around each lake. In individual deeds, lot owners and rights-of- way users are allowed use of this ten foot area subject to the covenants and limitations contained in their deed and in the Rules and Regulations.

c. Applications for tree/bush removal permit must be obtained from the Wolf Lake Office. They

will be reviewed by the Building Committee for approval or rejection.

d. The following will govern the removal of any tree or bush (bush shall include all woody stemmed plants such as laurel, blueberry, huckleberry, sheep laurel, and rhododendron) : Small trees are defined as being less than 9 inches in circumference. Large trees are defined as 9 inches or larger in circumference. This rule governs trees whether live or dead.

(1) Within 10 feet of the high water mark NO TREE (any size) or BUSH may be removed without approval. ( the First ten feet from the high water mark is owned by Wolf Lake Inc.) (2) Within 50 feet of the high water mark NO TREE (any size) or BUSH may be removed without approval. (3) The remainder of any lot NO LARGE trees may be removed without approval. (4) No bush shall be removed from the remainder of any lot except for paths. (5) The only exception to the above is a one time allowance when a house is constructed and then the following will apply:

A. The trees located within the footprint of the house may be removed with approval; and B. If necessary, for septic system, driveway, etc. up to 1/3 of the remaining large trees may be removed with approval.

e. The waterfront area must be left in a natural state. The dwelling or any accessory structure should not be visible from the lake or the road. Every attempt should be made to maintain a minimum of ten (10) feet of natural vegetation between the road and the developed area of any lot. All lot owners are encouraged to plant native vegetation to keep lots in a natural state “forever wild” and to replant wherever possible.

f. Pruning of trees and bushes shall be limited to removal of dead branches and overgrowth of paths and driveways. More extensive pruning requires a tree removal permit. 3. Lot Coverage

a. Single Lot The Maximum ground coverage by any structure that is fastened to the ground shall not exceed (15%) fifteen percent of the lot area as set forth on the original Subdivision Plat or determined by a survey. The ground cover footprint shall include the dwelling, and any deck, porch, garage, shed, exposed chimney and all accessory structures.

b. Multiple Lots Where multiple contiguous lots are combined into one parcel for a single owner,

the maximum lot coverage for the second lot shall be 4% (four percent) of the second lot area. The maximum coverage for any additional lots shall not exceed 2.5% (two and one half percent) of the additional lot area.

Example: three 20,000 square foot lots are combined into one 60,000 Sq/Ft. lot for a home. The allowed coverage is 15% of 20,000 or 3000 square feet for first lot, plus 4% of the second lot or 800 square feet for the second lot plus 2.5% of the third lot, or 500 square feet for the third lot, for a total coverage of 4300 square feet available for the footprint of the structures. 4. Dwelling Size

a. No Dwelling shall be constructed on a single or on multiple contiguous lots having more than 2800 Square Feet of habitable area computed by using the exterior dimensions of dwelling per storey. This area does not include square footage of a garage, deck, porch, below grade cellar or attic. b. Garage - a garage may be no larger than eight hundred (800) sq. feet and no higher than sixteen (16) feet. Must meet set back requirements. Use of overhead door defines a garage. c. Shed: Sheds shall not exceed 144 square feet with a maximum length of 18 feet and a maximum

height of 12 feet The shed may be placed as close as ten feet to a side lot line.

5. Dwelling Height The maximum height of the roof peek of a structure to be erected in the Wolf Lake Community shall not exceed twenty eight (28) feet when measured from existing grade at any point around the perimeter of the structure. Exception: Any Dwelling being built on property with more than a six (6) degree slope at the foundation perimeter the roof height shall not exceed thirty (30) feet when measured from existing grade. In order to qualify for Exception an engineer or architect must indicate slope on site plan. 6. Decoration:

a All new structures whether constructed on site or pre-manufactured shall be decorated with a color scheme that conforms to the approved color chart. The approved color chart is available at the corporate office.

b. The color of all Existing Structures constructed on the lot shall when painted or altered conform to

the approved color chart available at the corporate office.

c. Gravel ( which conforms to the approved choices available in the office) may be used for driveway (14 feet wide at the road), an approved parking area noted on the site plan, within five (5) feet of the foundation of a dwelling, and for pathways (not to exceed five (5) feet in width). Gravel may not be used as a general ground cover between the road and a dwelling or between a lake and a dwelling. Existing gravel areas may be maintained but not expanded.

d. Landscaping products must conform to the approved color chart. e. Questions raised as to the suitability of any color scheme shall be addressed to the Building Committee for resolution. 7. General: a. Structures: Structures may be of Wood-frame, log, stone, concrete or laminate construction or combinations thereof. The siding of structures is defined in the Architectural Review Guide. b. Conformity: All structures shall conform to the Architectural Review Guidelines and the Approved Color Chart and the Rules and Regulations of Wolf Lake, Inc. c. Drains: No drains shall drain directly into Wolf Lake Waters. d. Windows: White windows are prohibited on new structures, but may be continued on existing structures. Additions to existing structures may be allowed to continue use of white windows if the number of new windows less than sixty (60) percent of the existing windows prior to construction. White trim is prohibited. e. Driveway: Any driveway to be constructed from the public road to permit access to the dwelling shall have a width no greater than fourteen (14) feet to compacted granular base. The intersection at the public road shall be free from bumps and hollows and subject to review by the Building Committee. f. Play Structures: Play structures for children such as swing sets, jungle gyms, tree houses, etc. are permitted, but must conform to the color chart and the same restrictions as a shed. g. Storage box: One small wooden brown colored storage box, not exceeding 27 cubic feet and no more than tree feet in height, may be allowed per property or on Rights-of-way, for the purpose of battery storage, but must be located so as not to be visible from the lake. Additional storage on Rights-of-way will be determined as requested by the individual Right-of-way. h. Dock: Any lakefront homeowner’s dock is to be located at least ten (10) feet from the adjoining property line. Docks shall not extend over twenty-five (25) feet in length into Wolf Lake or Division Pond. No dock shall exceed sixteen (16) feet in width at any point. No dock shall extend inland more than five (5) feet from the high-water mark or more than two (2) feet above the lakes surface. Eighty percent (80%) of the dock must extend into the water and no railings will be allowed on docks. All docks must be approved by the Wolf Lake Building Committee. i. Raft: A raft not exceeding 12 feet by 12 feet will be permitted so long as it is anchored within the property lines or lines of owner’s right-of-way at the shoreline. All rafts must be properly marked with road address of said owner in legible numerals and letters not less than three inches in height on two sides. Rafts shall be anchored as nearly vertical as possible. Rafts may not be anchored to the shore. Rafts shall be removed prior to ice cover.

j. Deck: All decks must be attached to a dwelling. Unattached decks are prohibited.

k. Mailbox: Mailbox shall conform to the approved range of colors. (Refer to the Wolf Lake Color Chart) or be standard galvanized or white metal. Newspaper tube shall be dark brown. l. Identification: Cottage/Name (lot identification) signs shall not exceed the dimensions of 18" X 24", shall be scenic or earth-tone in color, and shall not contain neon or bright colors or internal lighting. They shall be properly maintained at all times. m. Screen houses: Screen houses and tents are considered temporary seasonal structures normally used in spring, summer and fall seasons. They are allowed to be erected and used on the owner's property, but shall be properly removed at the end of the season.

n. Swimming Pool: All swimming pools are prohibited. o. Ponds: All ponds, ornamental or landscape , shaped plastic or liner type are

prohibited. Ponds existing as of June 2004 will be allowed to remain but must be filled in prior to transfer of property. All existing ponds are prohibited from using any vegetation that is not in a container in or around said pond and all caution must be taken to ensure that no non-indigenous fish (i.e. gold fish ) escape into the lake. Existing ponds must be self contained and no outflow or drainage is permitted into the lakes.

p. Fence: Fences (see definition) are prohibited.

(1) Stone walls and "rustic" split rail fences, if not used along a lot line or portion thereof, may be allowed with written approval by the Building Committee. (2) Landscape netting may be allowed with written approval of the Building Committee. Color should be dark brown, green or black and MUST be unobtrusive.

q. Satellite Dish or Antenna : TV satellite dish or antenna of any kind will be allowed if it complies with all of the following restrictions:

(1) A completed building application must be submitted and approved by the Building Committee. (2) A Dish must conform to the FCC regulations regarding size, an antenna must

resemble a flagpole. (3) Color must be approved by the Building Committee.

(4) Shall not be placed on any dock. (5) No tree removal or trimming allowed without an approved tree cutting permit (see Section II Part C #2). (6) May not be placed on roof ridge line or visible from lake. r. Oil Tanks: All New or Replacement Oil Tanks must be double wall construction. Placement of all external tanks must receive building committee approval.

s. Mobile Homes: No trailers or mobile homes of any kind shall be permitted as a permanent structure. t. Appearance: The demised premises including all structures, dwellings, and accessory structures, including docks and rafts, shall be kept in proper repair and appearance.

D DISPUTES AND VARIANCES:

1. In the event of any dispute, unresolved with the Building Committee, with reference

to any proposed plans and specifications, or interpretation(s) of said rules and regulations, the applicant shall submit the issue in writing to the Board of Directors of Wolf Lake Inc., who shall decide any dispute. The decision of the Board of Directors will be reduced to writing and a copy mailed to the member via certified mail with return receipt. 2. A variance from any provision of the Wolf Lake, Inc., Building Code may be granted by the Board of Directors, in the case of a hardship. The Board of Directors, in their sole discretion, shall determine if a hardship exists. Whenever a variance is requested from the Board of Directors, a statement giving the reason for such a request and what the hardship is must be attached to the Building Application when it is submitted to the Building Committee. The owner making such request for a variance must appear in person before the Board of Directors of Wolf Lake Inc. to present his/her request and answer questions. The decision of the Board of Directors shall be FINAL and will be given in writing. A hardship shall not be based upon personal circumstances or characteristics, but only upon the shape of the lot or natural obstruction. E EXISTENT STRUCTURE PROVISIONS 1. An existing Dwelling, which is made non-conforming by the adoptions of Rules and Regulations, shall be considered to be legally nonconforming and may continue as a nonconforming Dwelling. 2. Any additions or alterations whatsoever to a nonconforming dwelling must obtain a building permit and must adhere to the Rules and Regulations at the time of application for said building permit, unless otherwise permitted under these Rules and Regulations or by the By-Laws. 3. A demised premise (home and lot) existing at the time that is made nonconforming of the approved color chart by adoption of these Rules and Regulations shall be required to conform to the provisions of the approved color chart available at the office the first time it is painted or alterations are performed, excluding existing surfaces that are not painted (i.e. vinyl siding, brick, stone). 4. A demised premise (home and lot) that is made nonconforming of the approved color chart or landscaping provisions set forth in Section II part 6 may be transferred by the shareholder of record at the time of adoption of these Rules and Regulations ( June 2004) . Thereafter for subsequent sales a notice of nonconformity prohibiting any future transfers without remedy of nonconformity will be attached to the deed, and prospective buyers will be informed of the nonconformity.

SECTION III

A COMPLIANCE WITH RULES AND REGULATIONS

1. Failure to pay -Failure to pay Dues, Assessments, or monetary fine, or both. or the violation of any rules, regulations, privileges and restrictions by members or guests, or any conduct prejudicial to the best interests of the membership and the development of Wolf Lake or the violation of any of the covenants, restrictions, reservations and conditions in the Deed of each owner MAY result in the forfeiture or suspension of ALL privileges at Wolf Lake.

2. Universal compliance - All owners and their guests have the responsibility of abiding by these Rules & Regulations. All members must know these rules and regulations as there is no requirement that each member be given the rules and regulations before being notified of a violation. An owner or member shall be responsible for any violations of his family member or guest.

3. Emergency Rule—In the event the Board of Directors must make a temporary rule (i.e. Bass

Pond Closed) Posters will be prominently displayed on the triangle signs and around the area with the nec-essary information. One week from the posting they shall be considered a temporary rule and compliance will be expected until the posters are removed.

4. Violation expenses - Owners violating Wolf Lake Rules & Regulations are subject to an enforcement action ranging from oral, written, fines, legal action and possible loss of privileges. Any expense incurred by the Board to enforce compliance with these rules and regulation, or any others hereinafter adopted, shall be at the cost of the violating member, shall be charged to and collected against, that member in the same manner as any assessment.

5. Loss of Privileges - Failure to pay Wolf Lake, Inc., Dues or Assessments is an automatic loss of privileges if not paid within one year from the date billed.

6. Binding Arbitration - It is mandatory that in the event a legal proceeding is commenced by a member against Wolf Lake, Inc., that the matter be decided by binding arbitration through the American Arbitration Association unless alternate arbitration is agreed upon by the parties. 7. Enforcement Procedure - An Enforcement Procedure has been adopted by the Board of Directors of Wolf Lake Inc. to enforce these Rules & Regulations.

B ENFORCEMENT PROCEDURE Step #1. COMPLAINT:

Upon a member's written, signed, complaint or upon notice from a Board member, the Executive Board (Executive Committee and 2 Directors) shall make a determination, in the Executive Board's sole discretion, whether a violation of the rules or regulations is occurring or has occurred, and whether to proceed with an enforcement procedure. NO enforcement action will be administered on hearsay. Complaints will not be investigated unless the person identifies him/herself. Any owner may make a complaint. The person making the complaint may be asked to be present at any subsequent investigation.

Step #2. DETERMINATION AND NOTICE OF VIOLATION: In the event the Executive Board makes a determination to proceed with an enforcement action, the Executive Board shall issue to the offender a written notice of violation, giving the member an opportunity to be heard. The Executive Board could issue a temporary restraining order but not set fine.

Step #3 DISPUTE AND APPEAL; After the hearing, with or without the violator, The Board of Directors will render a decision, including any penalty.

If the member wishes to dispute the violation, the fine, the loss of privilege and/or requires additional time to correct the violation, the member may do so by requesting a hearing and/or providing the Executive Board with mitigating information in writing. An owner may at his/her request bring legal counsel to any disciplinary meeting; however, the owner shall notify the Office that counsel will be present at least TEN days prior to the date of the disciplinary meeting.

The Executive Board will hold the hearing and/or review the written information

supplied by the member. The Executive Board shall make a decision regarding the matter and such determination shall be FINAL without any right of further appeal. The Executive Board's decision to dismiss the complaint or proceed with the disci-plinary action, and/or proceed with fining the member for the violation, and/or pro-ceed with revoking the members Wolf Lake privileges, will be supplied to the member in writing.

Step #4. CONTINUATION OF VIOLATION: Failure to mitigate may result in court action so that the Board can obtain injunctive relief including court costs and legal fees. In the event the violation continues beyond the time period stated in the notice of violation, the Executive Board may, in the Executive Board's sole discretion, impose a fine, and/or additional fine and/or loss of privilege. If such violation continues without abatement or if the same member(s) violates the same rule continuously or periodically, the Executive Board may impose additional fines, upon written notice to the member without allowing any additional time for the member to cease the violation. Each day the violation continues may be deemed to be a separate and distinct violation and fines may be levied accordingly. Fines are payable upon receipt of the notice of violation or notice of additional fine. If fines are not paid within thirty days (30) then the amount of the fines shall be added to the members' assessment charge and shall be collectable against the member as an assessment charge. Failure to correct the violation and pay any fines may result in a lien on the property for the amount of the fine, fees, charges, legal fees and the cost of any corrective measures Wolf Lake Inc., may incur. In addition, failure to correct the violation and non-payment of fines may result in the loss of privileges. Unpaid fines, fees and charges shall be considered a charge and lien against the lot and may be collected as set forth in Article II Section 4 and 5 of the Wolf Lake, Inc., By-Laws.

Step #5. LOSS OF PRIVILEGES, PLACEMENT OF PROPERTY LIEN:

A special Meeting of the Executive Board (Executive Committee and 2 Directors) will be held to determine when necessary if loss of privilege shall occur, and/or a lien placed on the violating member's property and/or if any legal or arbitration action is to be commenced. The decision of the Executive Board will be by a simple majority vote of the Directors present. The Executive Board of Directors may enact any or all of the following:

(A) Notify the Board of Directors that a violation exists and must be corrected prior to the sale

of the member's property. (B) Notify the Board of Directors to commence legal or arbitration action to get the violation

corrected. (C) Notify the Board of Directors to place a lien on the violation member(s) property. (D) Suspension of the member's Wolf Lake privileges. (E) Notify the member(s) of the action(s) to be taken by the Executive Board and Board of

Directors. NOTE: Upon the decision of the Board of Directors, any enforcement proceeding may be handled by the full Board of Directors, in replacement of the Executive Board, in the same manner as set forth herein. In addition to any legal remedies the Board of Directors may impose fines.

FINES: TREE AND BUSH REMOVAL VIOLATIONS Violation of the tree/brush removal rules may result in substantial fines at the discretion of the Board, (depending on the severity of the violation). The fine for cutting trees or bushes (brush) without a permit is $500.00 In addition for trees over 3 inches in diameter (7.5 inches in circumference) is an additional fine of up to $100.00 per inch of diameter of trees or bush removed or pruned in violation of the rules. In addition to the fines the Board will require replanting with native vegetation and submittal of a replanting plan for approval. Board may require replanting with trees of the exact size that were removed and may institute a fine of $50.00 per month until planting occurs.

C SCHEDULE OF FEES AND FINES

This schedule may be revised from time to time by the Board of Directors, please check with the office for the current schedule. All fines are payable upon receipt by the shareholder. All fees must be paid at time of service. The fines are to be in addition to the cost of repair of any damage resulting from such violation, if any and legal fees incurred by the Corporation. The Board may in the Boards discretion adjust any fine in accordance with the significance of the violation.

Membership fees of $1000.00 are charged when family members of current shareholder purchases a separate property.

DEFINITIONS Accessory Structure - Any structure not part of the principal dwelling and existing on the same lot. Adult - A person of either sex over the age of 18 years. Attic - Area used for storage—ceiling height may not exceed seven (7) feet Basement – The bottom floor, wholly or partly below ground level and able to be used for living space. Building Coverage - The Square footage of the lot covered by all of the structures and man made improvements to the lot. Cellar – A non-walkout basement not usable for living space. Color Chart - Approved Color Chart available at office pertains to all exterior finishes. Demised Premises - Lot located in Wolf Lake Development not owned by Wolf Lake Inc. Dock - A platform extending from the shore into a body of water used for numerous recreational activities Deck - A covered or uncovered platform attached to a dwelling. Dwelling - A structure designed or used as the living quarters for one or more persons, except a mobile home or trailer. Family - The Owner (s) and their Spouse on record title of a lot, and their children, related by blood, marriage or adoption, including sons-in-law and daughters-in-law, grandchildren, and parents, or two non-related adults on record title on a lot, and their respective children, related by blood, marriage or adoption, including sons-in-law and daughters-in-law, grandchildren, and parents will be considered a family. Fence - A barrier intended for protection from intrusion or escape, or to mark a boundary. Forever Wild - The belief that Wolf Lake lands be kept in as natural a state as possible. Front Yard (Front Lot Line) - The line separating the lot from the road. According to the town law Garage - A structure that may be used for the storage of one or more motor vehicles provided that no business, occupation or service is conducted therein. Guest - A non-member person or persons who are not specifically mentioned under the definition of Family. Guests shall include licensees, servants, agents, employees and any other person or persons allowed on the premises of a share holder or the premises owned by Wolf Lake, Inc. Lake Front Property – Those lots which are on the lake – the front is the lake for Wolf Lake Rules, therefore the rear lot line is adjacent to the road. May - That which is discretionary and not mandatory. Member - Membership shall be limited to the owner (s) of record title of a lot and their families in the Wolf Lake Development. If there is more than one owner of record title of a single lot, such owners shall share the membership. Membership shall be limited to two (2) non-related families per lot. No one who is not a lot owner, or part of a lot owner's family, shall be a member of Wolf Lake, Inc. ( Membership fees will be

charged when a family member of a shareholder purchases a different property and the purchasers must attend a membership meeting.) Mobile Homes (Trailers) - Any vehicle or similar portable structure having been constructed with wheels (whether or not such wheels have been removed) and so designed or constructed as to permit permanent occupancy for dwelling. Such vehicle is movable either by its own power or by being drawn by another vehicle. Motor Homes (Campers) - Any automotive vehicle, licensed and registered with the Depart-ment of Motor Vehicles, designed for travel on roadways and to permit temporary occupancy for dwelling. Such vehicle may be movable either by its own power or by being drawn by another vehicle. Motor Vehicles - An automotive vehicle designed for travel on roadway (i.e.) passenger cars, trucks, vans etc. Office - Corporate offices are located at the Conference Lodge, 239 Wolf Lake Road, Wurtsboro, New York 12790. Owner - Any person whose name appears on the Deed of a lot in the Wolf Lake Development. When title to a lot, or a portion of a lot, is transferred to a trust the trust will be considered an owner and such trust shall comply with all ownership requirements. Party of the Second Part - The lot owner or purchaser. (Shareholder) Party of the Third Part - Wolf Lake Inc., its successors and assigns. Portable - Unattached to the ground or any permanent structure and able to be freely moved. Proper Repair - The state of keeping in good, sound condition. Raft - A platform anchored near a shoreline used for recreational activities. Rear Yard (Rear Lot Line) - Lot line opposite and most distant from the front lot line (road) according to town law. Recreational Privileges - The benefit of the use of the lands, waters and facilities of the Wolf Lake Development as granted by Wolf Lake Inc., to the Wolf Lake Inc shareholders and their families. (i.e.) fishing, boating, hunting, use of Wolf Lake lands and waters for other similar uses. Rustic - Pertaining to rural, plain and simple. Said Map - Filed subdivision map showing specific lot(s). Shall - That which is mandatory; must. Shareholder – Is defined as set forth in the Wolf Lake, Inc., By-laws. Should - That which is recommended.

Structure – Anything constructed above ground on a lot. References to a “structure” shall include an accessory structure, the use of which requires permanent location on the ground, or attachment to something having permanent location on the ground. Vehicle - Any mechanized equipment designed for travel over land, roads, water, ice, snow, rough terrain, etc. This includes but is not limited to the following:

Wolf Lake - The community at large. Wolf Lake Waters - The water of Wolf Lake, Bass Pond, Division Pond and any of their tributaries.
