Local Amenities on the Estate

We have an amazing variety of things to do both on the Estate and in the immediate vicinity. We have divided the activities in this way so that, should you wish, you can be guaranteed an enjoyable time away without having to ever leave the Estate.

All our guests have access to a heated indoor swimming pool, fitness suite, table tennis and children’s play area, accessible from the Central Courtyard at Home Farm. Click here to see a map.

BBQ facilities are available for all of our cottages.

A starter pack of logs for firewood felled from our woodlands and cut to size at our Sawmill will be waiting for you when you arrive. Should you need more during your stay or a pack to take home with you then packs can be purchased from point 8 on the Courtyard map.

The Sandys family are avid walkers. They’ve shared their favourites - some family friendly ones while others more suited to those looking for a challenge. They are highlighted on this map.

About the EstateRich in history, heritage and literary connections

Graythwaite is a family-run country estate spanning 5,000 acres of the English Lake District. It continues to support a thriving community down to this day.

The Sandys family have lived at Graythwaite for some 500 years, when the first Graythwaite Hall was built. The family founded and continue to govern the nearby Hawkshead Grammar School where the young William Wordsworth attended.

Beatrix Potter described the estate as ‘theatrical’ and made Esthwaite Hall home to her character Jeremy Fisher, the gentleman frog. Esthwaite Hall still sits within the family estate.

The days of employing and housing large numbers of people to work the estate has long gone but still offers residential accommodation for many. It has its own sawmill, which supplies wood to the estate as well as the public. The Home Farm was developed into a holiday business in 1980 and other properties were added later.

The present family have adopted a very much hands-on approach to the running of the estate and are always open to new projects.

Graythwaite’s postcard panoramas have been inspiring visitors ever since the romantic poets settled here in the 19th century. Its glittering lakes, mountain tarns and craggy hilltops offer breath-taking glimpses of nature wherever you go.

As you tread the same woodland paths as those poets, you can still find evidence of ‘coppicing’ and old charcoal burning huts made from dry stone walling, traditional techniques dating back centuries.

Gardens at Graythwaite Hall

The gardens of Graythwaite Hall cover 12 acres and were originally designed by Thomas Mawson of Windermere in 1896. The gardens today remain faithful to his concept, a blend of formal and informal planting set in woodland.

Rhododendrons, azaleas, and flowering shrubs provide a riot of colour in springtime. See if you can spot the two huge Douglas firs that were planted around 1830 when they were introduced to England from America. The daffodil field has some lovely maple trees and an area planted with ornamental trees to commemorate family births and marriages.

The gardens are open to the public from April to August. Entry is permitted by use of an honesty box system. All monies received goes back into the maintenance of the garden.

For those with an avid interest in birds, Graythwaite is home to the elusive osprey, golden eagles and peregrine falcons. We’ve marked a route with a high chance of spotting wildlife on our map of favourite walks.

Walk on any of our paths and you may also spot red and grey squirrels, red and roe deer, otters, badgers, foxes, pine martins, stoats, weasels, pole and wild cats, woodpeckers, owls and buzzards, just to name a few.

Fishing at Graythwaite

Whether you’re an experienced angler or a beginner, enjoy fly fishing on our 2.5 acre lake, just a 10-minute walk from the central courtyard at The Cottages. The Graythwaite fishery is regularly stocked throughout the season with quality rainbow trout and naturally bred wild brown trout. Call our Estate Office on +441539531248 to pre-book.

We operate a catch and release basis and you can also buy a day ticket to take your fish. We’d love to see your photos so please post them on social media with #graythwaitecatch.

For fishing aficionados, visit the Esthwaite Water Fishery, one of our tenants, just 3 miles away. It is a natural 280-acre water. Great if you want to spend a day pike fishing, coarse fishing and fly fishing. You can get fly fishing tuition and hire boats and equipment. There is a cafe and boating also available.

Whether it’s racing up miles of country road that excites you or getting down and dirty on the hill trails, Graythwaite has it all on its doorstep. Bring your own bike or hire locally. Notes for the Walks

The Fishery Walk

Be aware that it gets pretty wet at the far end of the tarn sometimes. Walk around the Low Tarn (fishery). A short walk but there can be the odd obstacle to negotiate. Beautiful and tranquil with resident herons fishing there. You’re likely to see squirells, jumping fish and perhaps deer grazing under the trees.

Head up the road past the Home Farm complex and follow it round to the right. The tarn appears on your left. Go around the rough path clockwise or anti-clockwise. There are benches on the way around to sit and enjoy your surroundings. Please respect the fisherman by not throwing stones.

Follow the light blue Lake Walk until you get to the Sawmill. Cross this main road after the saw mill and walk down the old Colonel’s Drive (past Hazleseat Lodge) which was built so that horse and cart could get to Hawkshead village when it had snowed. Once you arrive about a mile away at the far gatehouse, Cunsey Lodge, you can then turn right and follow this quiet main road along the shores of Lake Windermere amongst the forest. If you are quiet, you will probably see all sorts of local wildlife including roe deer, red squirrel, buzzards and the newly released red kites.Follow the road until you get back to the second T junction where you turn right into the cottages.

Head up the road past the Home Farm complex (turn right out of the holiday cottage drive entrance) towards Rusland and follow it round to the right. The tarn appears on your left. Keep going past the tarn until you get to a double gate just over the brow of the hill. Once here follow the public foot path through the wall and head down the track and continue past the forestry barrier that crosses the track. Turn right up the hill along another public footpath that runs parallel to a new fence. Follow this path through the young spruce plantation following the white markers until you reach the Graythwaite wood yard and Sawmill and you reach the main road. Turn right out of the wood yard along the main road and through the gates into the estate. Follow the road up to your right and along the top of the parkland to complete your full circle back to the cottages.

Once you have reached Cunsey Lodge at the bottom of the Colonel’s Drive continue down the road for 50 yds until you see a left hand turn up a track. Follow this track until it meets the public footpath and continue along the edge of the fields on your right. Here you may see otters, mink and red and roe deer. Canada geese are often spotted here in the summer. Be there early in the morning to increase your chances. The path brings you back onto the main road where you turn left up Can Wood and follow back to the estate, past the Saw Mill and back to the Home Farm courtyard.

Turn left out of the main drive of the cottage entrance all the way to the bottom of the road. As you get to the T junction there is a track almost opposite, which you should follow round to the right in an easterly direction. This steep track delivers you to the shores of Lake Windermere.

Occasionally private events are hosted at Grubbins Point, meaning that we have to close the gates to public access. Please call our Estate Office listed on Useful Contacts to check in advance.

George, the second son of Mr and Mrs Sandys, is a little lazy and as a result his favourite walk would appeal to anyone who doesn’t feel like covering much distance but wants to enjoy being surrounded by natural beauty. He likes to wander around the Graythwaite Hall Gardens created by the famous Thomas Mawson. Following the path along the edge of the peaceful stream up to the daffodil field where the family have all had trees planted for them on their birth since the 1800’s. You’ll also pass the dogs’ graveyard dating back to the 1800’s. You will be surrounded by the ever present jackdaws who have lived at Graythwaite as long as the family have, and it is said that the family will be safe at Graythwaite as long as there are jackdaws nesting and living in the Hall too. There is an honesty box system in the carpark where you are politely asked to pay for your entry to the garden which helps maintain its upkeep.

During your stay with us, the Estate is yours for you to enjoy. With Graythwaite being a fully operational and working estate, we will sometimes put up signs for your safety, especially when we are tree felling and extracting timber. Please watch out for these and heed any warnings as they will keep you safe as you explore the woodlands and lakes. Please ensure all gates are closed behind you. These walks and routes are all directed from the main Home Farm cottage courtyard. For outlying properties, please follow the map and pick up from known landmarks near your property or call the office for more exact directions.
