application
Integrated sensors in each lighting fixture detect movement through the space in real-time
The Space application, uses data collected by the most advanced sensors in the industry to enable organizations to understand and optimize their actual building usage, while improving productivity.
The LumaWatt Pro platform, together with the Space application, automates data collection and analysis. Data is analyzed continuously and presented in real-time comprehensive reports.
Choose the Space application to achieve the following:• Enable decisions based on robust
occupancy data• Optimize workspaces• Reduce real estate expenses• Avoid unneeded office expansion• Identify trends signaling the need
for expanded workspace
*Source for data: McKinseyIn office buildings, the national utilization
rate for leased spaces is 50% which means a large percentage of leased spaces are rarely used. Assigned desk spaces are
used 30-40% of the time on average.

3/30/300 ruleTypical spend for an organization
According to the 3-30-300 model, the greatest financial savings from greening a workplace may not be in energy but in productivity.
A 2% energy efficiency improvement would result in savings of $.06 per square foot but a 2% improvement in productivity would result
in $6 per square foot through increased employee performance.
As beneficial as energy savings can be, any green investment that increases employee wellness and productivity can have exponentially greater value.

The Value of Space
1 Portfolio-level space utilization dashboards and reporting
Provides visibility into poorly used floors, areas and buildings
Reduce real estate cost by 10-20%
4 Reliable and time-stamped data on space utilization
Use a fact-based foundation for real estate expansion / shrinking
Avoid unwanted new capex and or reduce existing capex (reduce unwanted expansion 3 out of 4 times)
3 Real-time monitoring of shared spaces and employee occupancy
Gain insights into shared space availability and utilization
Increased employee productivity (save up to 20% of time looking for meeting spaces)
2 Floor-level space usage visualizationsHelps identify spaces and ways to accommodate additional people
Increase real estate sq. ft. / person (density) to <150 sq. ft. / person

Detailed Utilization mapsReal Time Occupancy Data that shows how the space is utilized.
Occupancy vs Utilization:
• Percent Occupancy is calculated if any sensor detects occupancy in a given time frame within a given space
• Percent Utilization is calculated by the number of sensors that detects motion vs the total number of sensors in a given space
• Determine your occupancy and space utilization in a given space within a time frame
Space Utilization dashboardGet visibility into your real estate assets and identify poorly / overly used areas.
• Enterprise-level dashboard
• Space utilization metrics – by campus, building, business unit, department, or other organizational dimensions
• Insights into how utilization changes over time
Make better real estate decisions with visual insights

Space Optimization visualizationsIn-depth monitoring to get insights that maximize asset and people productivity
• 24/7 detailed floor-by-floor space monitoring
• Customizable data visualizations – time-series, occupancy heatmap, motion trails, utilization zones, occupancy variations, motion events and others
• Detailed reports for use by space planners to identify where and how to optimize use of real estate
Motion TrailsMotion trails shows how people move through a space over time which can help facility managers reduce the number of congested areas.
HeatmapHeat maps offer accurate insight into building usage, detailed occupancy views and patterns using the data collected.
TrackingReal-time occupancy data showing how people are moving through a space. This data is useful to audit security and optimizing building services.

case study
Bursting at the seamsBackground• Client renewed the lease on
its HQ campus and updated and modernized the workplace design across the campus.
• Client implemented unassigned desks and hoteling capability across the campus.
Problem• Employees were struggling
to find workspace in the office because of over-crowding.
• 38,000 sq. ft. of space was noticed to have low levels of occupancy. The business unit occupying that floor however was insistent that the space was critical and very well used.
Space Implementation• The company, that already had installed sensors across its
campus, implemented the Space application and tracked utilization data for over 4 months.
• The data surprised the company’s space planning group.• The company has made small changes to open up and
re-configure the floor for on-demand workspace.• The company is in the process of rolling out Space across
30+ million sq. ft. portfolio.
Results• 50% Space utilization target achieved.• $380,000 savings in deferred real estate costs per year.• 900+% ROI in the first year of implementation.
Customer Success storiescase study
Underutilized office spaceBackground• The company wanted to invest
substantially in the design of its workplace, located on three floors in a mid-town New York building.
• At nearly 90,000 sq. ft., the company was spending well over $6 million a year in real estate expenses on the leased office space.
Problem• The company wanted to
understand if its office spaces were being utilized efficiently in the expensive New York market.
Space Implementation• The firm implemented the Space application to track utilization data
on three floors of the office spaces, covering private offices, open area desks, conference rooms, focus booths and collaborative areas.
• The collected data identified that the offices had a peak utilization of 51 percent and an average utilization of 30 percent.
• Utilization was identified across all areas of the office space, an unusually low level (less than 15 percent) of usage was noticed in conference rooms and focus booths.
Results• Space data was used to negotiate lease renewal to just 2 floors. • 1/3 Reduction in sq. ft. to accommodate
the same number of employees.• $2 Million in annual savings of leasing expenses.
