A Silver TraditionThe year 2014 served as the twenty-fifth anniversary for the Joint Economic & Community Development Board of Wilson County (JECDB). Established in 1989 it was also the year which saw the inauguration of George H. W. Bush as the 41st President and the year that Germany began demolishing the Berlin Wall. The movie industry saw the debut of Indiana Jones & the Last Crusade, James Bond’s License to Kill and of course Batman. On television we witnessed the premier of Tennessee’s own Pat Sajak Show on CBS, Baywatch and the debut of America’s longest-running sitcom The Simpsons. In local and national sports, 1989 was also the year that saw the Tennessee’s Lady Volunteers win another National Championship.

While the inception date of the JECDB will not be remembered with the events of above, I think it’s important to understand its mission and its accomplishments. Envisioned by both local and state officials in Wilson County, Tennessee, the purpose was to establish a structure that coordinated the community’s economic activities and programs. Any credit for the success of this organization should go to both those architects and subsequent members of its Executive Committee and Board of Directors. Their dedication of time, effort and direction has contributed significantly to the success of both our cities and of Wilson County. Some whom have served in various roles since its conception is owed a tremendous amount of respect and gratitude to whom I can simply yet sincerely say “thank you.”

The following pages of the 2014 Annual Report provide a glimpse of the “results” of the efforts of many throughout our community. I believe that judged by any measure it was a successful year which saw our community continue its successful economic journey. A journey which has been characterized in previous annual reports with such themes as “Change” “Transition” and “Trends,” the year 2014 was a combination of all of those terms and more.

While national and global marketplace forces may change our programs and initiatives, it has not and will not de-emphasize the importance of being good stewards of both the community’s funding and trust. We pledge to continue to seek efficiencies and improvements in our services and continue our legacy of working through a coordinated partnership for economic growth. Closing on its Twenty-fifth Anniversary, the

staff of the JECDB wants to express its appreciation for the many contributions of its partners and to thank you for the continual opportunity to serve.

GC Hixson, CEcDExecutive [email protected]

GC came to the Joint Economic & Community Development Board of Wilson County in June 2005 after working in multiple departments and agencies within the State of Tennessee. Those departments included Revenue, Transportation and the Department of Economic and Community Development (TDEC). While at TDEC, he served in multiple positions leading to the Director of Business Development where he oversaw the operations of the department’s domestic marketing staff and its operations. Mr. Hixson’s responsibilities include new business marketing and prospecting to attract new business and industry to Wilson County. He also works with business leaders to retain and expand economic development opportunities within the County. Mr. Hixson is the main point of contact for industrial recruitment efforts of the office.

Mr. Hixson holds both a B.S. and Master’s degree from Middle Tennessee State University. He also received the Certified Economic & Community Development (CEcD) designation from the International Economic Development Council through the University of Oklahoma. GC presently serves on the Executive Committee and Board of Directors of the Nashville Career Advancement Center (NCAC), the Leadership Middle Tennessee Board of Directors, Cumberland University Business Advisory Board

and on the Board of Directors of the Southern Economic Development Council (SEDC).

Tammy has been with the JECDB since June 2000 and on October 1, 2011 was promoted to Assistant Director. Her responsibilities include assisting in planning, directing and implementation of the business marketing & recruitment programs and activities associated with the agency’s business retention strategies. Additionally, she serves as the main point of contact for retail and office recruitment efforts for Wilson County and its municipalities of Lebanon, Mt. Juliet and Watertown.

She is a licensed Tennessee State Notary and currently represents Wilson County on the Wilson County GIS Committee and is a member of the International Council of Shopping Centers, the International Economic Development Council and the Tennessee Economic Development Council.

Tammy grew up in Louisiana, Missouri and graduated from Louisiana High School. She obtained her Office Systems Technologies certification from Pike/Lincoln Technical Center. She has also obtained the Introduction to ArcGIS I, Introduction to ArcGIS II and the Fundamentals of ArcGIS Desktop certifications through ESRI.

Tammy moved to Wilson County in 1999 when her husband accepted a position with an area contractor. She lives in Lebanon with her husband Mike and daughter Brooke while her son Michael is a student at Tennessee Tech University.

Residential Real Estate:Wilson County home sales rose again in 2014 as compared to the previous year with the market continuing to improve for sellers. 2,522 residential homes sold in 2014 in Wilson County which is an increase of 9 percent. Also, median home prices rose in 2014 by 6.9 percent to $232,000. On average, 210 homes closed each month of 2014. Homes were on the market a median of 68 days.

Graduation RatesWilson County Schools’ graduation rates are now among the best in Tennessee based on the 2014 State Report Card.

The district had a 96.3 percent graduation rate, well above the state average of 87.2 percent and ahead of other major local systems such as Williamson, Rutherford, Sumner, Robertson, Cheatham and Metro Nashville.

Mt. Juliet High School’s graduation rate came in at 97.5 percent with Wilson Central’s at 97.2 percent. Watertown High was 95.7 percent and Lebanon 94 percent.

Cedar Grove Centre located at 604 South Cumberland Street in Lebanon. Starbucks is lead tenant and opened in July 2014. Starbucks is planning two more locations in Mt. Juliet.

A groundbreaking ceremony was held in September for the renovation of the Lebanon Square. Upon completion, the renovation will feature a roundabout and four parking quadrants. The project is scheduled for completion by June 2015.

CVS Pharmacy in Lebanon relocated from Western Village into a brand new store located on the corner of West Main Street and South Hartmann Drive. This redevelopment project now houses a new 13,000 square foot store.

The new Gander Mountain in Mt. Juliet opened during the summer of 2014 and is the third Gander Mountain store in Tennessee, joining ones in Knoxville and Jackson. The Mt. Juliet location encompasses 52,000 sf and employs approximately 50 people.

Plans were announced in 2014 to build a five-story, 96-room Courtyard Marriott to be built on Providence Parkway near the Providence MarketPlace area in Mt. Juliet. The new hotel will have a 3,000 square foot meeting space and is scheduled to open in 2016.

Goodwill opened a new store at 1985 Providence West Parkway in Mt. Juliet and has more than 20,000 square feet of retail space, nearly double the city’s former Goodwill store in the Valley Center shopping center on North Mt. Juliet Road. In addition, the new space features Wilson County’s first Career Solutions center. Goodwill Career Solutions offers free one-on-one job training and placement services to people who need help getting a job.

Chuck E. Cheese’s located on Belinda Parkway in south Mt. Juliet opened in December 2014. It is the chain’s largest restaurant in the Middle Tennessee area at 14,000 square feet and employs 52 people.

Sellars Park broke ground in 2014 on a new site in Mt. Juliet. The plans include an 8,500 square foot new Sellars Funeral Home location as well as a two-story 13,000 square foot retail center. The site situated on approximately 3 acres is located on North Mt. Juliet Road directly across from Sellars Funeral Home’s former location.

Watertown’s new and expanded Dollar General opened near the end of 2014. This new store is a Dollar General Plus and has an expanded cooler section with 34 doors, offering a world of food items that the old, smaller DG was not able to carry. The 7,900 square foot building also houses other expanded areas, such as health and beauty products, over the counter medicines, gift items and greeting cards, clothing, movies and much more.

Watertown had been without a flower shop in town since Oakley’s Florist closed their doors in December 2013 but just over a year later, a new flower shop has planted its roots on Watertown’s Public Square. The shop has moved into 412 Public Square, the former home of The Watertown Gazette.

Choo Choo and Cherry, a children’s boutique, opened its doors on Main Street in Watertown. Choo Choo and Cherry is stocked full of primarily handmade clothing for children.

The announcement on October 2, 2014 of Under Armour’s one million square foot “New Distribution House” in Mt. Juliet brought another internationally known brand to Wilson County. The scheduled $100M plus investment is anticipated to provide employment for up to 1,500 partners when fully operational.

Federal Express announced its intention to construct a 300,000 sq. ft. ground transportation operation off the I-40 and Beckwith Road interchange in Mt Juliet. The facility will service the company’s growing ground transportation operations which will require 57 full time and up to 290 part time employees.

B&G Foods, a national distributor of high-quality branded stable foods leased 445,000 square feet of space in the Park 840 Logistics Center in Lebanon. The facilities will serve as the Southeast Regional Distribution Center for the Parsippany, NJ corporation allowing a one day delivery schedule for 50 percent of the country.

Recognized as “The Global Leader in Blood Management Systems”, Haemonetics leased 166,600 sq. ft. for its new distribution and service center in the Couchville Pike Industrial Center off SR 840 in 2014. The company provides plasma, plasma products, platelets and other blood components to medical providers with its present twenty five employee workforce.

Purchasing the former TOSHIBA facility in Lebanon, Novamet Specialty Products Corporation produces and transports more than 60 different coating products to various industry sectors across the United States. Renovating other sections of the facility has also allowed them to bring multiple additional tenants to a once dormant facility.

One of the world’s largest independent plastic compounders, SO.F.TER. USA of Italy, completed construction of its new 100,000 sq. ft. processing center in Lebanon. The company develops and produces engineered plastics compounds for the automotive, appliance, construction and electrical markets.

Taking a unique idea and dream and then making a product that has been recognized for its easy use, safety and environmental advantages the “Sure Can” reaches markets in 2015. The company leased its facility in Lebanon near the end of 2014 and will begin production and distribution of its “Sure Can” gas containers to markets in the upcoming year. Diasol, a privately held San Fernando, California based company that specializes in the manufacture and sale of a broad line of dialysis-related health care products, chose a 46,000 sq. ft. facility in Watertown for its new production and distribution facility. The company is scheduled to employ 25 employees when fully operational.

Two Italian companies long recognized for their products internationally - Tecnoceramica Srl and Uptiles Srl - formed in 2014 a new US joint venture named TecnoTiles Inc. TecnoTiles Inc., located in Lebanon, will specialize in cut tile products and could serve as the future production facility for their combined innovative and creative tile products.

Wilson County Tire & Retreading brings to Middle Tennessee and the Nashville market the most advanced retreading system in the world. The new facility located in 2014 to Lebanon, and offers its trucking and fleet operations services both new tires, retreading and mounting wheel programs through both drive up and pickup and delivery programs.

Lochinvar, LLC, continued its commitment to its Lebanon facility by its announced 62,500 sq. ft. expansion in 2014. The $12.7M investment also included those in its IT/Data Systems, Research & Development Lab, employee tracking systems and other site and safety improvements.

Lebanon’s L&W Engineering Co. expanded its existing facility by 30,000 sq. ft. The expansion estimated at $8.7M allowed for additional press machinery and will require an additional 35 highly trained employees. Also announced was a $9M expansion plan of another facility designated for assembly and requiring up to 175 employees.

Mayekawa USA, Inc. announced their 35,000 sq. ft. expansion which will provide additional space for both new products while also serving as its central storage facility. Mayekawa has long been recognized for their advanced and specialized products in the commercial and industrial refrigeration industry.

PFG Customized Distribution who specializes in meeting the special needs of family and casual dining chains in all 50 states and 41 countries expanded its Lebanon support offices and headquarters in 2014. The additional investment will allow the PFG “family” to continue their ability to “satisfy customers” on a daily basis.

Perma-Pipe Inc, a world leader in the manufacturing of pre-insulated piping systems for large industrial steam heating systems, added 2,000 sq. ft. and renovated an additional 5,600 sq. ft. of office space in its Lebanon facility. The investment allowed operations to now be contained in a single office environment thus improving both work flow and utilization of space. Operations scheduled for the new space now include both engineering and administrative functions.

JECDB Launches New WebsiteThe JECDB was very excited to have launched a new website design in 2014. Visitors will find that our new website makes it faster and easier for users to navigate. The new site is also easier to manage and update. In partnership with the Tennessee Valley Authority, we have also incorporated a much improved searchable buildings and sites database that now includes site specific demographics and maps. And most importantly the new site is now mobile friendly.

State of the YearLong recognized as a business-friendly state by multiple publications, Tennessee was named by Business Facilities as the State of the Year in 2014 for a second consecutive year.

Tennessee becomes the first state to both win the award back-to-back years as well as for a total of three times (2009, 2013 & 2014). While the rankings recognized Tennessee improvements in both education achievement and infrastructure improvements, it also identified its business base, which includes its right to work status, its state balanced budget mandate and its zero road debt as major components to its ranking.
