progression of revealing views along the route. Interest and detail is created through the use of projecting ‘jetty’ gables, dormer gables and frontages which turn the corner of streets. These corner plots are often stepped
forward to create attractive ‘book end’ features.

Flood Risk
The location of the proposed residential development lies in ‘Flood Zone 1’ (Low Probability’ of river or sea flooding) and a scoping exercise has confirmed that there have been no historic records of flooding over this part of the site.
The River Gipping lies to the east of the site and the adjacent low lying land lies within the floodplain of the watercourse. No works are proposed within this floodplain, to ensure no detrimental impact on floodplain storage capacity or flow routes.
The development will incorporate a surface water drainage strategy based on Sustainable Drainage Systems (SuDS). This will be developed as part of the masterplan to include on-site attenuation features (e.g. ponds/basins), which will provide an amenity and ecological benefit, and will ensure the runoff from the site is no greater than existing.
In conclusion, the proposed development will be safe from flooding and will not increase flood risk to third parties.
Utilities
Enquiries have been made to utility providers to ensure there is sufficient capacity in their systems for the proposed development, and identify the need for any reinforcement of the existing networks.
The site is crossed by an Anglian Water foul water sewer, an Anglian Water potable water main and by a National Grid high pressure gas main. The development will be designed to ensure the required easements are provided from these services in accordance with industry guidelines.
Ecology Traffic
The site currently has one access from The Street, which takes the form of an un-surfaced track. It is proposed to provide a new priority junction from The Street to serve the development.
The proposed junction has been designed in accordance with the design standards specified by the Local Highway Authority. The proposed new junction will provide the only vehicle access in and out of the development site.
An ecological assessment has been undertaken on the site, which concluded that there is no overriding ecological constraint to the development of the site and that the proposals would accord with planning policy with regard to nature conservation at all administrative levels.
The proposed landscape strategy will incorporate native species of tree and wild flower planting ensuring the continuity of habitats for wildlife within the site.
Vegetation
The majority of the site is currently used for agriculture, as such, the majority of the existing vegetation is restricted to the boundaries of the site. This vegetation is in the form of well defined hedgerows to the north, west and east of the site with the southern boundary comprising a mature tree belt adjacent to Pound Lane.
The existing vegetation will be retained and enhanced where possible, with the addition of small breaks in the hedgerows to allow pedestrian movement in and out of the site.
The proposals will include new planting ranging from the strengthening of hedgerows, structural planting, street trees and wild flower meadows within the proposed parkland areas.
