Spacious Master BedroomThe house has some good-sized rooms, the dual aspect master bedroom exceptionally so at nearly nineteen feet long, with a wall of fitted wardrobes at the far end, benefitting a window over one of the paddocks, and its southeast facing window with far reaching views over the surrounding rural landscape. The family bathroom has its original white fifties suite that includes a pedestal basin with large mirror over, and a fitted bath with shower over. The lavatory is separate next door. The second bedroom, also a double, is dual aspect to the front, with another double bedroom to the side. A smaller bedroom is at the top of the stairs over the front.

Downstairs, immediately off the entrance hall, a generous, dual aspect reception room receives sun in the afternoon and evening. An even larger one is behind and links by an archway to yet another. At the very back, a utility area or large lobby with a back door, is currently used as a tack room. “The rooms are all a pretty good size,” states the owner. “It’s been a wonderful family home over the years.”

New Central Heating System“In November 2019 I installed an oil central heating system replacing electric night storage heaters,” he reports, “and virtually all the windows and doors are now low maintenance, draught-proof, double-glazed Upvc.” Although the property is in good, sound order it could benefit from further modernization.

Possible Modifications (stp)The fully tiled, white painted, fitted kitchen has a wealth of cupboard space - base and wall units - with an electric cooker with two ovens and hob nestling between a run of worktop, extractor fan over. Opposite, the stainless steel sink has an original, but now internal, Crittall window above, which gives views through the adjoining conservatory and over the garden beyond. A second, modern window is adjacent, and with a little reconfiguring, a very spacious kitchen diner could be created by knocking through to incorporate the conservatory as part of the room. There is also a huge utility room accessed by the nearby back door which could become part of a new scheme, naturally with all the correct planning consents.

Private and ShelteredThe house is found at the end of a no through lane, after passing a couple of houses once tied to the farm. A considerably thick and tall band of mature trees shields it from the road on the other side, and with a variety of further trees and evergreen privet hedge, it is very private and sheltered. A detached brick garage stands near to the back doors where a paved area provides a spot for sitting outside. The low maintenance garden is mainly laid to lawn, whilst the grazing is divided into two paddocks. Recently erected post and rail gated fencing has created a summer crew yard or winter turn-out paddock.

Good Road and Rail LinksThe property, although in Norfolk, it sits on the border with Cambridgeshire. “We are in catchment for West Walton Primary School, about a mile or so away, and the secondary, Marshland High School, next to it, both with Good Ofsted reports,” informs the owner. “We’re in an excellent position for travelling both East further into Norfolk, and West to Cambridgeshire where Wisbech is our closest town, the centre less than a ten minute drive away.” The city of Peterborough not much more than a half hour’s drive, and King’s Lynn about twenty minutes.
