Should we be worried about a “property bubble” in and around Brighton?JF: This is a myth created by the media. While it is true that the Brighton market, and that of the surrounding rural areas, was affected significantly during the early part of the recession, with price falls of up to 20% in 2008-2010, the city and its environs did not experience the drastic price falls that parts of the UK suffered. Over the past year, confidence has returned, and values consequently have increased, returning to the levels of 2007.

are there still places in and around Brighton that offer buyers on a budget a chance to find a home? The old saying about the “stone in the pond” causing a ripple effect is reflected in the property market. The historic architecture of Brighton, or the character and charm of a Sussex village, still commands premium values but buyers are realising they can get “more for their buck” if they look a look a little further afield.

Buyers looking to trade up from a flat in Hove for example, are now prepared to move to nearby Portslade, where they can get a three-bedroom house for little more than their 2-bedroom period flat commands. Likewise, Peacehaven and Newhaven, just a little further along the coast, offer great value for money, yet are just a stone’s throw from Brighton and Lewes.

do you have any advice for would-be vendors hesitating to put their property on the market? The key to a successful move is to stay in control. The best advice is to put your property on the market and find a buyer, before searching for a suitable home. There is plenty of activity in the market place so if your property is correctly marketed at the correct price then the process of moving should not be too onerous.

what effect does the South downs national park (Sdnp) have on the local property market?Areas included in the SDNP have long been protected by local planning restrictions; the introduction of the additional controls has offered even

more protection to the character of the rural communities.

While the status is often highlighted by selling agents, in reality the property values are based on the merits of the property rather than the prestige of location. Those properties in the most popular locations have always attracted premium values and based on current trends will continue to do so whatever the area status. This could change if more pressure is put on rural areas outside the SDNP to be allocated for new housing.

what can be done about the supply of new homes in and around Brighton?Despite Brighton and Hove council’s best endeavours, the planning officers have not identified enough sites to meet the government targets. They are having to go back to the drawing board and try to identify further urban fringe locations which may be suitable for future housing.

For Brighton the problem is exacerbated as it is surrounded by the SDNP and the sea.

Possibly the “only way is up”, i.e. to build taller buildings and houses over three stories, but again this concept is unpopular. There are pockets of land excluded from the National Park and it is these locations which may create the opportunities to build more much needed new homes for Brighton and go some way to meeting the central government targets.contact www.mishonmackay.com; 01273 829300

welcoMe to our very first edition of WhatHouse? Local, your weekly guide to the property world in your area.

We’re a nation obsessed with property – buying, selling, investing and renting. Let’s be honest, even if we have no intention of moving home ourselves, we love to look around other people’s homes online, in print or on the TV, for inspiration or just out of sheer curiosity. Indeed, thousands

of people go to property websites every day just to see what their neighbours are selling their home for!

If you’re serious about

finding a new home or just casually looking, we aim to bring you the very latest homes for sale and to let in your locality. We’ll also bring you some insight and advice from a local agent and a view of the new homes market. This week, we start at the very beginning, looking at the various reasons why you should consider purchasing one of the

new-build homes being created in your area.If you’re looking further afield, or want to catch up with

property news and view on a daily basis, go to www.whathouse.com, where you can search through thousands of homes for sale and rent across the country.

You will also find a host of articles with advice on a range of property topics.

You can of course catch up with us on Facebook and Twitter (@What_House), too.

We hope you find this and every issue of WhatHouse? Local a useful tool in your property search.

Happy house-hunting!Keith osborneEditor, WhatHouse?

With property auctions becoming more popular than ever helped by

programmes such as ‘Homes under the Hammer’ there has never been a better time to consider buying or selling your property at auction.

With business fundamentally about weighing risk against profit, with the right knowledge buying property at auction to renovate or let could be a good bet. High risk strategies may produce an overnight fortune, while lower risk strategies can provide a relatively secure income along with capital growth in years to come.

Founded in 1989 to supply a high profile auctioneering facility to private clients, independent estate agents, corporate and statutory bodies Clive Emson Auctioneers, who celebrate their

CELEBRATING 25 YEARS !LAND & PROPERTY AUCTIONEERS

25th Anniversary this year, have long been market leaders in this field.

Here, we talk to one of the companies Directors, Sam Kinloch, to find out more about why you should be seriously considering taking the plunge.

‘With thirty two separate auctions a year covering Kent to Cornwall I am always staggered by the huge variety of properties we see on a daily basis. It has been my pleasure to be involved in the sale of some truly fabulous properties over the last decade including Sea Forts, Nuclear Bunkers, Stately Homes and many many more’.

He added, ‘It is important not to pigeonhole auctions as solely a method of selling unusual or problematic property, far from it! While these do sell remarkably well it is important to stress that the large majority of our business comes from selling more traditional lots. With the better availability of funds, lack of supply and continuation of low interest rates fuelling an already strong market where better to put your hard earned cash?

Whether you’re looking for somewhere to fix up or wanting to achieve a good return on your investment, a Clive Emson Auction may just be the place to do it’.

“It is important not to pigeonhole auctions as solely

a method of selling unusual or problematic

properties.”With the next Sussex and Surrey auction being held at the Hilton Brighton Metropole on 22nd September please contact the Clive Emson team on 01273 571853 should you need any more information on buying or selling at auction or if you would like a copy of the current auction catalogue. ...Buying a new home is a big decision, so you’ll want to know that your property is of good quality and your investment well protected.

Only builders approved and registered by NHBC can offer Buildmark, and they must build to the detailed technical standards we have

been developing and updating for more than 75 years.

It will give you peace of mind to know that all new homes with NHBC’s Buildmark have been independently inspected at key stages

during construction, and come with 10 years’ warranty and insurance.

This gives you the reassurance that, on the rare occasion when something does go wrong, we’re here to help you.

So, before you buy a new home, make sure it has Buildmark.

The choice is wider than ever. You may have thought they are too expensive, too small or lack character, but we live in competitive times and to be successful,

housebuilders have to provide homes that people actually want to live in and can afford to purchase. More and more of them are achieving outstanding levels of customer service and recommendation and the choice of styles and designs available is very impressive.

If you think that a new home isn’t for you, or are keeping an open mind about whether to opt for a brand new or period property, it’s worth considering that there are a number of advantages to buying a new-build home over a re-sale property:• a ‘blank canvas’. Many house-hunters simply

love the idea of moving into a home that no-one else has lived in, in which everything is brand new and that they can then decorate to their own taste.

• you avoid a chain. Buying a new home, you have no forward chain to worry about when you’re arranging to exchange contracts and move in.

• Financial incentives. In today’s competitive housing market, housebuilders frequently offer incentives to buyers of their new homes that those buyers just won’t get on any re-sale property. Some of the special schemes and incentives offered include shared equity (including government-funded schemes such as Help to Buy), part exchange on an existing home, access to unique mortgage products, and the offer of deposit paid or deposit match, the payment of Stamp Duty or the inclusion of upgraded fixtures and fittings.

• guarantees on workmanship. New-build homes are built to high standards of workmanship, energy efficiency and sustainability and must be covered by a long-term warranty, typically ten years or more, that covers the buyer against any faults that may arise later due to sub-standard work by the housebuilder.

• other warranties. Some housebuilders provide further guarantees on items not covered by the NHBC warranty, providing further peace-of-mind to homebuyers.

• lower running bills. New-build homes are often sold with the latest fixtures and fittings included as standard, for example double glazing and modern kitchen appliances that are far more reliable and energy efficient, and therefore cheaper to run, than older models. The level of insulation provided by today’s building standards mean that homes are significantly less expensive to heat than older homes, even those just ten-years-old.

• high specification. Housebuilders are providing ever-higher internal specifications to meet the demands of today’s homebuyers, which may include en suite facilities to at least one bedroom, separate kitchen utility rooms, fitted wardrobes, underfloor heating, multiple TV and telephone points, hi-tech multi-room audiovisual systems and open-plan family living areas.

• Safety and security. Improved regulations mean that new-build homes are generally much safer and more secure than older homes, through the use of fire-retardant materials, smoke alarms, door and window locks and security lighting.

you may have read about the shortfall of new homes being built in the uk but with developers escalating their efforts to meet demand, have you ever considered buying one?

For many of us, the thought of owning an overseas property may seem like a distant dream, but every year thousands of Brits make that dream a reality. The number of overseas agents and developers attending The

WhatHouse? Show at the Brighton Hilton Metropole is testament to their confidence that there are many people in the region who are able to afford to buy a home abroad, a confidence that has grown with the surge of interest from Britons over the past 12 months.

“There’s something very appealing about owning a home in a warm, sunny climate and with a high standard of living, and you don’t have to be wealthy to have that lifestyle,” says Andy Grimley, exhibition director for The WhatHouse? Show. “I’d urge anyone who’s dreamt of having a home abroad to come along to the show on the weekend of 27/28 September, speak to the agents and developers face-to-face and find out how easy and affordable it can be.”

Everyone’s story is different, of course, but there are a few general reasons for buying a foreign home• Holiday home – Somewhere to escape at any time

of year, which you, your family and friends can enjoy whenever you like.

• Re-location and retirement – Particularly within the EU, it’s easier than ever for British people to relocate to find work or to retire to another country permanently later in life.

• Investment – Use your nest egg to buy a place that will earn some rental income and that may appreciate in value over the years.Often, the purchase of an overseas property will

be driven by at least two of the reasons above, and sometimes all of them. Why not have the best of all worlds with a place to stay when you want to, that you can rent out to others when you’re not there and that, in years to come, you can make your permanent home to enjoy your retirement in sunnier climes?

Whatever your reasons for dreaming about a home overseas, the important thing when you come to realising that dream is to keep your excitement in check and take as much care in buying that property as you would in the UK.

It has been known for homebuyers travelling abroad to look at property to ‘leave their brain on the plane’ – in other words, to act irrationally and not take simple steps to ensure that their money is invested wisely. That means checking that the agent or developer is legitimate and using professional people to oversee the purchase process and the financial and tax issues that arise.

The good news is that while buying a property in another country will inevitably be under a different system than in the UK, on the whole the purchase process is transparent in most of the more popular destinations.

There are many professionals in the UK who are fully qualified to help you. You can find some of these at The WhatHouse? Show, including solicitors, financial advisers and currency exchange experts.

Owning a property overseas is a realistic dream for many people, so why not come along to The WhatHouse? Show to make it happen for you? It’s open from 10.00am to 5.00pm on Saturday 27 and Sunday 28 September at the Hilton Brighton Metropole. Find out more at whathouseshow.co.uk

Here’s some inspiration, with five of our favourite overseas homes options...

portugal

the algarve has long been a destination of choice for discerning homebuyers. there are first-class facilities, including a host of championship golf courses, miles of sandy beaches and rugged coastline and many fascinating harbour towns and villages to explore. Places to look out for include tavira in the eastern algarve, albufeira and vilamoura in the centre and Lagos on the western part of the coast. (see ideal homes Portugal at the show)

Florida

Walt disney World resort, universal Studios, Seaworld, epcot, the Wizarding World of harry Potter...the list of attractions is nearly endless in florida, making it an ever-popular family destination. Property prices are very competitive since the crash of 2007/08. florida is a good option for investors too, with canadian ‘snowbird’ retirees looking for long lets as they escape the winter months at home. (see Feltrim at the show)

Spain

Spain offers a wealth of variety, from its verdant north to the ubiquitous costas, from the bustle of its major cities to the tranquillity of its islands. Spain also offers real

value for money as agents, developers and banks offload their stocks of property. it makes a great lifestyle buy, but can also serve as a good investment, and there is already a huge expat community of retirees and relocators in most of the major resorts. dubai has made a name for itself as a great holiday destination, with many high-quality modern attractions from sailing to golf to skiing. its location and international status as a tourism and commercial hub means there’s demand for accommodation from europe, the far east and the middle east, so investors could do well by opting for one of its established developments or the plethora of new ones springing up. (see Orient desert Real estate at the show)

France

france is the world’s number one tourism destination and it’s not hard to see why, with such a variety of landscape and global renown for the quality of its regional produce and cuisine. Proximity to the uk means rural property in the north remains popular with british buyers, but road, rail and air connections open up options in every part of the nation and the country offers terrific ski properties and coastal homes, from inexpensive cottages and apartments to sprawling luxury villas.
