Introduction
The West Rim Ranch is located on the quiet side of the Teton Mountain Range
on the northwestern rim of the Big Hole Mountains. The 2,553.56 deeded acres
of the West Rim Ranch span into both Teton and Madison County in Idaho. The
ranch has diverse landscape that includes timbered hillsides, large open pastures,
deep tree-lined canyons and a 2.5-mile shared border with the Caribou-Targhee
National Forest. From north to south, the ranch ascends to meet the forest
border with elevated views of the nearby agricultural landscape and larger ranch
holdings to the north and west. Wide-open spaces dominate the horizon, which
is framed by numerous mountain ranges including the Lemhi Range, Lost River
Range, Centennial Range and the Big Hole Range. On a clear day, one can see the
tree-covered hillsides of Yellowstone National Park.

The ranch is located in both Teton and Madison counties, on Idaho’s easternmost edge along the famous Teton
Range. Jackson Hole, Wyoming, is positioned an hour and a half away and offers commercial air service, fine dining
and endless recreational pursuits. This alpine ranch borders the Caribou-Targhee National Forest along the northern
foothills of the Big Hole Mountain Range commonly known as the west rim. The Big Hole Range provides a natural
divison between the bustling communities of Idaho Falls and Brigham Young University’s (BYU) Idaho campus in
the town of Rexburg (population 80,000) and the Teton Valley communities (population 6,000). An incoming owner

The ranch offers numerous recreational opportunities onsite, as well as in the adjacent national forest. In addition, Teton Valley boasts
an array of recreational diversity that is sure to satisfy outdoor enthusiasts of all types. The Teton River, Canyon Creek, Bitch Creek
and other feeder creeks offer nearby access to some of the best trout fisheries in the world. The ranch’s highly desirable National
Forest boundary provides convenient access to the expansive wilderness of Caribou-Targhee National Forest and its elaborate series
of trail systems. This public land offers many additional activities including horseback riding, hiking, biking, camping, hunting and
snowmobiling. The southwest entrance to Yellowstone National Park is 45 minutes from the ranch, and Grand Teton National Park is
a scenic hour and a half drive via Teton Valley and Jackson Hole, Wyoming.

Many anglers consider the area to be one of the most trout-rich regions in
the world. This corner of the Greater Yellowstone Ecosystem, located in
southeast Idaho, provides many trout fisheries ranging from small wading streams
to large floatable rivers. The Teton River runs through Teton Valley and lies within
close proximity to the ranch. Trophy cutthroat and rainbow trout as well as the
occasional brook trout inhabit this famous fishery. With rolling meadows that rise
up to meet the majestic mountain vistas in all directions, the Teton River is referred
to as “the most scenic trout stream in North America.” The Teton River is graced
with an abundance of mayfly, stonefly, caddis and midge hatches while terrestrial
patterns also work well in the late summer months. Local outfitters have reported,
in the Idaho Fly Fishing Guide, catching cutthroat trout as large as 23 inches in size
and rainbow trout exceeding 24 inches.
The famed Henry’s Fork, world-renowned for its
rainbow and brown trout, lies fifteen miles to the north-
west near Ashton. One would be hard pressed to read any
publication on western fly fishing and not see the Henry’s
Fork highlighted. From the famous salmonfly hatch in
the Box Canyon to the sought-after green and brown
drake hatches on the Railroad Ranch, the Henry’s Fork is
truly an angler’s paradise with nearly year round floating
and wading opportunities.
The South Fork of the Snake River, commonly known as the “Queen of
the Dry Fly”, is a tailwater fishery that flows out of Palisades Dam on the border
of Wyoming and Idaho, and it can be reached within a 1-hour drive from the
ranch. The South Fork is an angler’s dream because it offers varied hatches and
a healthy population of brown trout, rainbow trout, native Yellowstone cutthroat
and Snake River fine-spotted cutthroat. The South Fork flows for 60 miles through
high mountain valleys, rugged canyons and broad flood plains to its confluence
with the Henry’s Fork. The Fall River, Bitch Creek, and the waters of Yellowstone
National Park are all nearby and easily accessible.

Conservation EasementThe ranch could provide substantial tax benefits to an
incoming owner who places a conservation easement
on the property. This is due to the ecologically sensitive
nature of the ranch with its profusion of wildlife habitat,
including big game movement corridors, wintering and
transitional range, sharp-tailed grouse nesting area and
overall aesthetics. The Teton Valley Land Trust can be
consulted regarding the value of such an easement and
would be the likely stewardship organization of this
unique property.
Wildlife and Hunting
As an extension of the Greater Yellowstone
Ecosystem, the area offers a diverse population
of wildlife, benefitting primarily from the nearby
Caribou-Targhee National Forest. Big game species
include elk, moose, mule deer, black bear, wolf,
mountain lion, bobcat and fox. Birds of interest
include the Columbian sharp-tailed grouse,
Hungarian partridge, golden eagle, bald eagle and
other raptors native to the area as well as more than
60 other bird species.
The current owners have conducted several
wildlife studies verifying the importance of the habitat
on the West Rim Ranch. In two separate studies,
both the Idaho Fish and Game and Intermountain
Aquatics, a local environmental consulting firm,
identified three sharp-tailed grouse leks, or breeding
grounds, on the property. Considering the sharp-
tailed grouse is listed as “high priority” in the Idaho
Bird Conservation Plan, this property and the high
density of leks found onsite only solidifies this ranch’s
importance in our ecosystem.
The canyons that dissect the plateaus on
the property are lined with aspens and conifers
and are considered critical habitat for big game.
These canyons provide movement corridors, refuge
and critical winter and transitional range for these
animals.
