The following information was providedby the Greater Milwaukee Association ofRealtors.

Home sales were down 2.2% in the 4-county Metropolitan Milwaukee real estatemarketplace in August compared to a yearearlier. 1,821 homes sold in August com-pared to 1,862 in 2013. Comparing thenumbers to 2012, however, sales werestronger this year, up 12.5% (1,821 com-pared to 1,619).

For the year, the market has seen11,745 total sales in 2014, compared to12,433 in 2013, a 5.5% decline.

August market the 8th month of saleslower than the previous year. However, thishas not caused any consternation within the

real estate community for two reasons:First, a large percentage of past yearssales were among distressed properties.Second, in 2014, most sales are amongtraditional buyers, characterized asyounger, first-time buyers; move-up buyerswith children looking for a larger home;and empty-nesters moving into a new homeor condo.

The distressed sales in the past werelower in value and much harder deals to puttogether than todays transactions. Salesthis year, on the whole, involve propertieswith a seller that is not underwater (owemore on their mortgage than the property isworth) and are in move-in condition often an important specification for buyers.

Listings DecreaseFor the first time in sixth months listings

decreased in August by 2.5%. The 2,429new listings in August pushed total year-to-date listings in the market to 20,775.

The seasonally adjusted inventory levelfor August was 8.3 months, slightly behind

Julys 8.5 month level. The seasonal lyadjusted level was 7.9 months in July 2013.

If the 1,225 listings with an active offerare subtracted from current listings theinventory is effectively 6.2 months, slightly

higher than Julys 6.0 month level. A yearago, the same calculation showed Julysinventory level at 5.7 months.

REALTORS Bullish on MarketDespite sales numbers down from

2013, brokers and agents are very enthusi-astic about the metropolitan real estatemarket. The quality of buyers is a majorreason for their level of confidence.Additionally, inventory has been rising bysingle digits for most of the year, buyerinterest remains high, and sellers can expectrealistic prices (with some move-in readyproperties seeing multiple offers), all com-bine for a solid market.

At this point, the GMAR is projectingsales for the year will fall in the vicinity of

16,331 units, about 10% behind 2013, butbasically even with 2012.Where to goBuyers should seek the counsel of a

REALTOR in determining their best hous-ing options, and sellers need a REALTORSexpert advice in making correct marketingdecisions with their home.

Dear Ted, there are many options for fixingunderbites that are non-surgical but I cannotcomment on your options until I havecompleted an examination and x-ray visit.Sometimes orthodontics can correct yourproblem other times crowns can be used tochange your bite. So surgery is always the lastoption considered. It is important toremember that once significant wear andchipping has occurred, the teeth that causedthis chipping also need to be corrected torecover the space that was lost from these teetherupting in to the chipped areas.

Dear John, the ability to place an implant theday the tooth is removed is dependent onseveral factors. First the remaining boneshould be intact and thicker than 1.5 mm sothat there is good blood supply to fill in thegap between the implant and the remainingtooth socket. Next there should be goodstabilization of the implant and if it can not beplaced with good insertion torque, it may bebetter to graft the socket and come back in 3months to place the implant after bone fill hasoccurred.
