505 INFORMATION MANUAL

A folder containing comprehensive information about operating and caring for your apartment, including the systems in the building, kitchen appliances, switchboard, fixtures and fittings, winter gardens, emergency evacuation plan and maintenance and warranties should have been given to you when you moved in. This is referred to throughout this document as the “505 MANUAL”. In many cases, there is a CD as well, so the information can be accessed electronically. In the event that you have not received either, please contact the concierge to access a copy

CONTACT LIST

MONJON Australia Pty Ltd. are contracted by the Owner’s Corporation Committee to supply building management and security services to 505 and we are fortunate to have a great team headed by Roman Dodig, Building Manager. The Concierge is available from 6am to 9pm, 7 days per week and should be your first contact point with any queries. This Community Hub will allow owners to access OCC in formation. For details on how to register, contact the Concierge, or BCS. The current Strata Manager for our building is Adrian Lobo at BCS. FACILITIES

The Gym, Pool, Steam Room, Sauna, Changing Rooms, Showers and Toilets are located on the Ground Floor and you will need your swipe card to enter. Hours are 5am to 11pm. Children under the age of 14 must be supervised by an adult at all times and never allowed access unless in the company of an adult.

THE GYM

The Gym is for the sole use of residents. If you are a first time user of the Gym, please contact the Building Manager/Concierge to arrange an induction into the use of the equipment. Personal Trainers, at this stage, are allowed however, it should be stipulated that their presence should not impinge on the ambience of others. Contact the concierge if you would like the name of the OCC approved trainer. Usage of Gym equipment should be treated with respect, as others are using after you. Please carry a towel to wipe handles etc after use.

THE STEAM ROOMS

When using this area, please note that you can turn either room on by the yellow buttons on their respective doors – the button will then become illuminated. This will allow for one hour of usage, after which the system will automatically switch off. Please ensure the glass door to the steam room remains closed to retain heat and moisture. There is also a light switch outside these facilities. Please turn off as you exit.

THE POOL

Visitors are permitted to use the pool, only in the company of a resident. Please ensure that you and others, dry off and do not access other areas in the building whilst wet. Please respect others using the pool at the same time.

CHANGING ROOMS, SHOWERS AND TOILETS

When using these facilities, please be aware of others and leave the area as you found it. Sensor lights operate in this area

WALKING IN FAWKNER PARK

The most eastern door at the end of the Fawkner Park lift lobby, will lead you out the back gate directly into the park. An illuminated EXIT light identifies this door. You will need your swipe card to re-enter the back gate.

GENERAL INFORMATION ENTERING THE BUILDING Always carry a swipe card and key when leaving your apartment. The card enables you to enter the building via the back gate as well as common spaces, and enables the lift to go to your level only. If visiting another apartment, you will need to go to the front door and buzz yourself in. Should you lose your key, the concierge will help you. Should this occur between 9pm and 6am, you will need to call MONJON Security on 0417 666 566. They provide an after hours service, and you are responsible for the call out cost. INTERCOM When someone presses your apartment number, followed by the bell symbol, your intercom system will light up and alert you. Instructions for operating are on the intercom panel. For security reasons, it is important that any person you buzz in is known to you. When you press the access button, this gives that person about THREE minutes to access your level in the lift. CARPARK/BASEMENT LEVELS To enter the car park, press 1 twice on your buzzer. Guests need to press your number and the bell, as per intercom instructions above. To exit, press 2 twice on your buzzer, or use the green OPEN button located at the top of the exit ramp. Please ensure you have headlights on and that you limit your speed to 5km when driving in the basement. Please respect the cleanliness of area. PLEASE NOTE: There are no visitor car spaces available. Vehicles illegally parked may be towed away at owner’s expense MOVING IN AND OUT To ensure that a dedicated lift be provided, it is important that the Building Manager/Concierge be advised regarding any furniture items (large or small) moving in or out of the building. For a large consignment 48 hours notice must be given. Bookings available Mon-Frii 9.00 -5.00pm

MAIL The mail-person, Australia Post, gains permission from the person on desk-duty and is given access to the mail area for distribution of mail. Items that are too large for our individual boxes are sorted by the concierge and residents notified accordingly, by text. Should you prefer notification via a note in your mailbox, please advise the Building Manager. PARCEL DELIVERY Items purchased on-line are often delivered by couriers. When ordering items on-line or expecting parcels from friends/relatives, please advise the relevant party to indicate that the item is to be signed for by the Concierge. For security reasons, please do not allow access to those delivering parcels directly to your apartment. NOTICES IN LIFTS, DESK & MAIL ROOM From time to time, important notifications from the Building Manager, (e.g. Window Cleaning, Air conditioning maintenance, etc.) are posted in the lifts and also on a frame at the desk. The Residents Social Group also post information about get-togethers/events etc. A corkboard in the mailroom is provided to post messages and information of interest to residents. Feel free to use this facility. CLEANING SERVICES AVAILABLE The Building Manager would be pleased to recommend/advise you of the availability of services to meet your specific requirements. HOUSE SITTERS Should residents be absent over an extended period from their respective apartments, it is important that the Building Manager be advised. This enables your mail etc to be collected should there be an overflow. Also if you have someone house sitting in your absence, please advise the Building Manager. Please note that under NO CIRCUMSTANCES is SUB-LETTING or AIRBNB allowed.

DRY CLEANING & IRONING SERVICES A dry cleaning service is provided by ‘BREEZY’. The Building Manager will be pleased to advise you of their details, and those of the ironing service provider. PLUMBING Please ensure that no items other than toilet paper are flushed down the toilet. This includes “flushable” wipes, disposeable nappies, and similar objects. NBN Should you require the NBN, please note that apartments are set up to enable access. Call your service provider, i.e Telstra, Optus to arrange connection. NEWSPAPERS You will need to set up an account with The Domain News-Agency, 157 Domain Road, South Yarra. They deliver all newspapers to our building on a daily basis; the papers are then delivered direct to individual apartments by the concierge. OVEN AND COOKTOP We are fortunate to have top of the range Gaggenau appliances. If you are not familiar with Gaggenau refer to instructions in 505 Manual. Please note that due to the Induction System for the cooktop, special saucepans/pots are required. Should your appliances need servicing call FIX-IT-ALL on 9459 6845 (Tenants need approval from their Managing Agent/Landlord prior to using this service STORAGE IN BASEMENTS LEVELS If you don’t have a storage cage allocated, it may be possible to arrange an alternative. SPACE MATE storeage boxes can be installed at your cost. Contact the Building manager for details

ORDERING TAKE-AWAY Initially, instruct delivery person to buzz the concierge, however if after-hours, to buzz apartment direct. For security reasons, residents should take care whom they allow in and ensure that bike helmets are removed by the delivery person. Ensure delivery instructions for your tower is included in your order to direct delivery person to the correct lifts : East –Fawkner Park, West – St.Kilda Rd. BICYLES There are two Bike Rooms located in Basement 1 (B1). Use your apartment key to access. Bikes are not to be taken through the main foyer. Enter and Exit via the back entrance or via the car park. GARBAGE & RECYCLING The chute should only be used to dispose of kitchen waste and DOUBLE BAGGING IS MANDATORY. Please read the recycling notice on the wall above the bin. No large items to go down the chute, as they can cause a blockage. Please break up boxes and take to Basement Level 1 Garbage Room. Hard waste can also be taken there and there is a facility for donations to the Vinnies charity. BALCONY Please ensure that no junk is stored on your balcony or wintergarden, and that any washing is not visible. Cooking is not allowed in the wintergarden. DEFIBRILLATOR A defibrillator is located behind the Concierge’s desk, and is always accessible. Instructions for use are on the device. PETS Pets must be on a leash at all times in the common areas

THE RESIDENTS SOCIAL GROUP

This group was formed to facilitate interaction between all residents at 505. It is currently guided by: Ian Brown Apt 1101 [email protected] Sandra Foley Apt 1201 [email protected] Peter Rodgers-Wilson Apt 1403 [email protected] They would welcome any feedback about your experience here at 505, and are happy to discuss any ideas you may have for improvements. MONTHLY GATHERING On the first Wednesday of each month, a casual gathering is held in the communal area on Level 1, from 5.30-7.00pm. All residents are welcome. A table is set up, just bring a small plate and your chosen beverage. This will be advertised in the lifts each month, including details of an alternate venue in the event of inclement weather. NEWSLETTER and SEASONAL GUIDE TO MELBOURNE Ian Brown produces a regular newsletter with topical information about any new developments here at 505. He welcomes any ideas or information which residents may find interesting or helpful. Maggie Zapadlo obtains the Melbourne guide and places it in letterboxes quarterly. HERB AND VEGETABLE GARDEN This is planted and managed by residents for all to share. It is a new innovation, which may be expanded depending on the level of interest, and success of the project. Everyone is welcome to pick produce from the garden

BOOK SHARING FACILITY This is located on Level 1 East Tower and runs on trust, with the very simple rule that anyone can borrow a book or magazine (limit set by your idea of fairness and consideration). You then return the book, or replace it with another. Sandra Foley is the organiser, but anyone with a frustrated desire to be a librarian, can sort the books and keep the bookcase tidy if they so desire!

CARE & OPERATION OF THE WINTERGARDEN WINDOWS The building facade of 505 St Kilda Road, including the wintergarden windows, are part of the "common property", with shared ownership across all apartment owners. The maintenance of all features of the wintergarden windows is the responsibility of the Owners Corporation. Experience to date has shown that careful operation of the windows can minimise significant damage and costly repairs that have to be funded from Owners' annual fees. It is ESSENTIAL that new owners receive instruction on their operation at the time of moving in. Please arrange with the concierge Could you please take note of the following instructions: 1 Always watch the louvres when you have pushed the open or close button.

Do not walk away after you have started the opening or closing actions. 2 Stop the opening or closing action if you see one of the following situations:

• There is misalignment of the edges of the glass. This could be within one set of louvres or from one set to another.

• There is squashing or buckling of the rubber seals when the windows are closed.

• One set of window louvres is not moving when others are in motion. • A crack has appeared in one or more of the glass panes. • A rubber seal is out of position or loose

3 Do not attempt to adjust or move the window panes or louvre arms or seals. Contact the Concierge and report the fault or damage and provide as much detail as you can.

4 Do not put any external load on the louvre glass panes. Don't lean on the glass, don't place objects on the glass when it is open flat, don't hang anything from the louvres or louvre arms.

5 Don't allow children or visitors to operate the window mechanism. 6 After the external window cleaners have finished, inspect the windows for

any movement or damage and report to the Concierge if necessary. 7 Close the louvres if there is strong wind, heavy rain, or if you will be away for

an extended period. 8 Apartment Owners are responsible for cleaning the inside glass surfaces

of the windows and should do so carefully using materials that don't damage the glass or seals. No external loads should be placed on the windows during this cleaning operation. Paid cleaners should be instructed as above.

Note: The Owners Corporation will arrange and pay for all adjustment and maintenance of the wintergarden windows. However, costs incurred from obvious misuse or abuse of the windows will be charged to the apartment Owner.

SMOKE ALARMS AND FIRE DRILLS

• All apartments are fitted with smoke alarms • Residents are responsible for changing the batteries annually • The entire alarm will be changed by the maintenance team every

10 years (2019 is the next) • These alarms are super sensitive to burnt toast, or any burnt

offering for that matter • Should you set off the alarm, please DO NOT OPEN YOUR

FRONT DOOR TO THE LIFT FOYER, as the smoke there will set off the main alarm, resulting in the fire brigade being called, which will cost you some thousands of dollars. The best thing to do, is open the windows, and wave a towel under the alarm

FIRE DRILL & EVACUATION PROCEDURES

• Please familiarise yourself with Emergency exits, and refer to the 505 Manual for in depth information

• A fire drill is conducted monthly by the Fire Service Provider • VERY IMPORTANT – you should have your floor plan and Escape

Plan adhered to the back of your entry door. If you don’t have one, speak to the Concierge

• Lifts will be automatically locked off in the event of the fire alarm being activated.

• If a warning alarm for a fire drill and/or an emergency sounds, turn off all gas and electrical appliances and take the stairs to your nominated meeting point. There are TWO fire escapes on each level in the Fawkner Tower, one at the East, and the other at the West end of the corridor and 1 in the St.Kilda Rd. Tower You can only exit the fire escape at Ground Level

• If you or any other occupant to your apartment have a disability or have mobility problems and are therefore unable to descend the stairs, please advise the Building Manager when taking up occupancy of your apartment. This then can be recorded and THE FIRE BRIGADE ADVISED ACCORDINGLY, to enable special arrangements for the evacuation of that person, should the situation arise

SECURITY MEASURES To prevent strangers entering the building without an owner’s approval, we urge everyone to be aware of anyone who may enter the building with you. Also, when driving into the carpark, please wait and check no one is on the ramp, with a chance to enter on foot
